Property News/ 6 January 2012 No comments

GEORGE TOWN: Cititel Hotel Management (CHM) Sdn Bhd, a subsidiary of IGB Corporation Bhd, will invest RM183 million to build two more hotels on the island.

CHM managing director Datuk Eric H.K. Lim said the properties would be built at the Gat Lebuh Noordin area by early 2014.

The two hotels are the four-star St Giles Hotel and a budget hotel – Cititel Express.

The 33-storey St Giles will have a unique facility of a helicopter pad at the rooftop, while the Cititel Express will occupy 23 storeys.

The St Giles Hotel will have 500 rooms and the Cititel Express will have 275 rooms.

Both these new hotels will be built adjoining each other at the site.

Speaking at a function to mark Cititel Penang's 15th anniversary celebrations here yesterday, Lim said the St Giles Hotel will be the fifth edition under the St Giles Hotel Group, with other hotels in the US, the UK and the Philippines.

The Cititel Express will be the second after Cititel Express in Kota Kinabalu.

He said the groundwork for the two new properties had already started in December and work was expected to be completed by 2014.

THE next phase of the Jalan Air Itam widening project slated for April should ease traffic congestion by at least 15%, said Penang Municipal Council senior traffic engineer A. Rajendran.

The widening of the 190-metre stretch in front of the Han Chiang High School from two lanes to three is expected to commence once the details of the project has been finalised.

“The widening of the 165m stretch from Green Lane to the school from four to six lanes was completed at the end of last year.

“We are in the midst of preparing the tender documents and are in discussions with Han Chiang on the details of the upgrading works.

“We hope to get started by April. It should take about three months or less to complete,” said Rajendran.

Kg Buah Pala nine overjoyed to grab govt offer of 18 double-storey houses

Property News/ 4 January 2012 No comments

GEORGE TOWN: The nine families from the former Kampung Buah Pala here are delighted with the offer of double-storey houses costing RM220,000 each in Teluk Air Tawar on the mainland.

They are jumping at the chance as there is no other option.

Their former residents association chairman M. Sugumaran said they were overjoyed as the offer “is better than nothing at all.”

“The villagers will definitely accept the houses despite their location in North Seberang Prai. We have no other choice.

“However, the offer is still under negotiation and has yet to be finalised,” he said when contacted yesterday.

Sugumaran expressed gratitude to the Federal Government for extending help to them on humanitarian grounds.

It was reported yesterday that 18 houses in Taman Sejahtera Indah would be given to nine former temporary occupation licence (TOL) holders and nine members of their extended families on “compassionate grounds” following intervention by the Prime Minister’s Department.

Penang Chief Minister Lim Guan Eng, when asked at a press conference in Kom- tar yesterday, said he was unaware of the allocation and declined further comment.

When contacted, Seri Delima assemblyman R.S.N. Rayer expressed surprise over the offer of the double-storey houses.

“Though I am happy that the residents are given a new roof over their heads, it is also disappointing because the Federal Govern-ment should have allocated property on the island for them,” he said when contacted yesterday.

Last October, 24 families who accepted the compensation package received keys to their double-storey houses said to be worth more than RM500,000 each at the new Taman Buah Pala.

On Nov 4, Deputy Chief Minister II Dr P. Ramamsamy said the Kampung Buah Pala saga was “over” since the other nine families had rejected the compensation.

Second Penang Bridge on track for November 2013 opening

Property News/ 3 January 2012 No comments

KUALA LUMPUR (Jan 3): The Second Penang Bridge has achieved 70% completion and 1.5 months ahead of schedule, said Jambatan Kedua Sdn Bhd (JKSB) in a statement on Dec 30, 2011.

It is confident that work is on the track towards the target opening date of the bridge in November 2013. JKDB is a wholly-owned company of Ministry of Finance Incorporated, and was appointed as the concessionaire for the Second Penang Bridge Project in August 2008.

JKSB said the contract for the construction of the toll plaza has been awarded to S U Citra Bina Sdn Bhd for RM79.8 million. Site possession has been surrendered on Nov 15 while preliminary works has taken place. The construction of the toll plaza is expected to be completed in July 2013.

The toll plaza has been designed to meet the Gold rating of the Malaysian Green Building Index. The Green Building concept is introduced in the design to promote energy efficiency, internal environmental quality and sustainability in planning and management of the toll plaza.

After three years of construction, this project has attained series of significant milestones, said JKSB. Apart from being the longest bridge in Southeast Asia i.e. 16.9 km, it is also the longest bridge in the world that incorporates High Damping Rubber Bearing as an alternative to mechanical pot bearing to provide an effective seismic isolation system.

In October 2011, JKSB has also issued ex-gratia payment amounting to RM 6.685 million to 3,011 fishermen, cockles and aqua breeders as part of the settlement to their complaint on the construction of the Second Penang Bridge affecting their areas.

Meanwhile, the construction of the Batu Maung Interchange and access to the cable-stayed bridge from Batu Maung as well as partial access from Batu Kawan is scheduled to be completed by end of 2012. The pylon for the cable-stayed bridge is also expected to complete in 2012.
