    i’d called Sans & Associates and asked them on signed the SnP. They told me the document is ready and asked me to collect from their office. I asked, how come they did not inform, is it because we had made payment and after that no more service from them. Such a bad service provider!!!

    Agreed, when sign SPA, S&A said will call to collect, when the SPA stamped, they didnt call me.
    I call them to follow up only know it was ready to collect.

    I saw the status in FB already have 6th floor. Suppose is 2nd 10% d..however, I dont receive any info from developer or bank that i need start to bear the interest…hehe..maybe is good too..

    Anyone has paid the loan fee charge? Wonder how much is the total loan lawyer fee charges? (Stamp duty, Lawyer fee plus disbursement charge) Example loan RM500k.

    Impossible!!! I bought a unit with 1598sf on last month. The gross selling price was RM 777k in which the net price is RM714k..

    car park still can choose
    developer selling rm 800k if same level

    According to developer the current Jln Merbah will be linked direct to Jln Tun Dr. Awang and there is no any gangster contractor will stationed there when completion.
    So the owner can appoint their own contractor to do the renovation work.

    why need pay commission to agent ?

    direct from sales person from developer no need pay 1% to agent ,
    just pay let go money

    Is it worth to take it?from agent or direct developer ??

    This Asia Green is the same with OHM. Car park only allocated when OC passed.
    The authority should not have approved anything without proper allocation of car
    park for the project.

    we are young professioner that at least earning 3k to 10k… you think it is cheap? If calculate per sq ft is as expensive as yours big unit but with smaller size we only able to afford that range only. Stop judging the affordable like low cost!

    seriously! per sqft is expensive and usually are smaller units and salary needs to be 3k to 12k! How many people can actually have that salary and not yet buy house? manager level only can buy affordable d… why people thinking affordable is like low cost? i buy affordable doesn’t mean i have no money but i like it the fact it is affordable and i only need small unit. very unfair to call us cheap and low cost!

    Next to the clover will be affordable house under paramount solaris? I thought that piece of land is under koperasi tunas muda. In one of the comment above mention Tunas Ville and the price will be around rm900k..afforadable house is nice but of course the clovers facilities is more luxury rite :)

    But i heard that they tried to make it faster and will be completed end 2017.
    Mine also Tower B…the slowest building..not too sure is it good..lol..as we currently pay fewer interests…

    I believe this is a good project…and also a quite good developer..as the price is between the market price..and not above.
    Beginning they encountered the land resumption issue so the project delay and delay…
    Just not sure there is a new project beside The Clovers (https://www.penangpropertytalk.com/2016/02/publika-penang/), is it bringing benefits to resident or not..zzzzzz..quite high density too!

    i actually like 1598 sq one but i can’t afford and i need 3 rooms for my kids.
    1598 layout is nice and more spacious and comfortable for my kids to run around too but maybe in few more years when i get promotion first..ahaha.. now only can buy affordable unit.

    I don’t think noise from airport will be a problem..summerskye and fierra vista are closer to the airport and still have good sales rite.

    I heard there will be a new school next to the clovers as well…if true then it is the best for the residents.

    Actually it is depend on your desire. Normally price will increase parallel with height..higher floor will be more expensive coz of the view…but some people do prefer lower floor for their convenient.

    as mention by asia green..the project estimated to be completed by early 2017 and CCC may be around mid 2017. If they keep the current progress may be can complete.

    Are you sure?!! i asked the manager there she said 600k was the 3 or 4 years ago price after all the discount when they first preview price. If they buyer selling 600k with rebate and discount then nett price ma 500 something?! i think this guy must be really in need of money to let go this cheap?! sounds very suspicious to me le… don’t tell me bao mai legal fees?!

    The 600k is after rebate and everything.
    The developer will deny even you called to them. Can’t give her name here else she will lose her job.
    It’s simple thing, if they tell ppl that they are selling below market price, all other buyers will jump. Believe or not is up to you guys.

    Sincerely, no one is to be blamed as it’s always pros & cons and it’s depends on own perceptions. Just sharing, my friend just bought a subsale unit through an agent and the price is around RM650k plus certain fees to pay but cemetery view.
    I have positive thoughts in this project because it shows good demands and the price is keep increasing.
    Btw, I’m considering the developer unit for Tower C (unit 5) that’s the best view of all… net price is RM790k (comes with plaster ceiling, 5 air-conds & downlights) thinking to get additional car park also… any advice?

    always pro and con la.. sub sale is good but i don’t trust undertable cases because a friend got cheated once and lost a lot of money.
    either wait till it is completed and buy from owner or buy straight from developer during construction.
    i’m buying to stay so tower C unit 5 is good… might get middle floor. At least some cost saving on the air-cond and lights and plaster ceiling d.. so i can move in quicker!
