    I think Ideal are trying to improve their reputation. You have to see Dua Villas to believe. Even post OC support is awesome. Btw, I don’t own Dua Villas.

    However for high rise apartment/condo, no idea how good are they right now. But based on previous project, I Suria, Krystal, CEO..can’t deliver on time.

    I hope they dont break the promise, deliver on time without sacrificing build quality.

    My friend sold his too early. Only managed to make 150k. I saw many people renovating and the shoplots in front filling up fast with many new restaurants the convenient stores.

If one phase of the project in Penang Island has cracks on the porch and sank (but has been fixed), can I conclude that the whole Penang Island is sinking? I would make that false comment if I am a bad person and hate Penang Island so much, maybe because of missing the opportunity to buy a good property there…

    Pls accept the fact that crack and sinking. Nobody is perfect. You may lucky to get a good unit or bad, even for Setia or Ideal.

    1-2 houses have sinking issue at the backyard and all houses at 1R get 20 years warranty. Quite relief to hear that the developer nowadays is taking thing seriously. Hopefully they learn from this because they still have Vision Park and Imperial coming.

    wait to see the build quality first, who knows whether any sinking or what type of brick/material been used. But I think nowadays it will be cost down and no more high grade material, eventhough last time this is advertised as their high end condo..haha

    1) Your dupe account name sound pretty offensive if i must say. Read it again > backxxx7.
    Use some imagination like beckscum8.
    2) Dont get me wrong, i did questioned before and got into some nice arguement with some proxy forumer named wbk. The posting were subsequently deleted.
    3) The proxy forumer able to throw out data and I pointed out that the study done did not take into account freighter plane movement at PEN airport which are heavier. Those unaccounted flight would be KE-Korean Air, OZ-Asiana, FX-Fedex, CX-Cathay Pax Cargo and other using 747-F type. Longer runway needed.
    4) In my opinion any complete study should account for future movement at airport also since PEN is part of the NCER Logistic hub and posibly of bigger incoming flight like A380 and the the Dreamliner.
    5) I admit I could be wrong too but like they said, caveat emptor and i merely doing my due dilligent.

    Why people cannot question about airport noise? The noise could be 50 times a day at random time…early morning till late night..

    At the beginning, the plane noise is my major concern…however, after analysis i done and go to the spot for experience, i decide to buy due to few reasons:
    1. If not mistaken, all the plane will fly from above sea through above factory area for landing purpose. In this case, no plane will fly over Fiera Vista
    2. I work in industrial area for 6-7 years, the noise when plane fly above the area not as loud as i concern, the condition should be much better in Fiera Vista
    3. I go to the spot to wait for any plane to fly above it…i wait at there for about 2 hours and found none (maybe i am lucky that time :p)
    4. I don’t think the plane landing noise is loud until we can hear it in Fiera Vista

    I also went to the hawker stall nearby the Star last week, purposely to wait for the airplane noise. I manage to get 1 within my 1 hour + enjoying my food there. And the noise, not really bother me compared to the noise from the hawker stall.

    You will not heard airplane ecro due to you stand at ground; try at hight rise; you can go to the low cost aprtment near by, stand at level 5 and above; you will know what is noise; anyway, you can get good sleep after 12+am until 6am. But u still can get good renovation with noise proof window/door; just no fresh air before 12 at might night. Good luck :)

    The ecro is come right after touch down (somtime take off also for the big cargo plane), I stay at Vistaria Condo at Suangai Ara also can hear that, expecially weekend i am try to relax at home. Maybe I just move in, not use to it. Good luck :)

    The so-called ”mamak study” conducted by some of the learned forummer here is done 1-2 hours daytime. Did they know cargo flight by FX (Fedex), UPS, DHL and other mostly drop by in morning and depart at night. Even the echo get terribly bad during night time.
    Just sharing my point of view. Good luck.

    I work at MNC near that area, everyday aeroplane fly over but is just 10secs of sound not a problem… It will not bother much on adult la, but those with baby i confirm the baby will get scare when hear those sound when they sleep. Pity those Fiera Vista baby T_T.

    Can you elaborate more a bout the touch down sound? N-park also can hear the touch-down sound, but is it more noisy than your aircon? I am staying a Bkt Gambier also can hear airplane sound when it fly above the Bt Uban. So, can I say the whole Bayan Baru + Sg Ara + Sg Nibong + Sg Dua + Gelugor not suitable as residential area?

    Those no standard guys showed those on-site mamak study about the airplane noise, really no class at all. Those study cannot be used. So, the comment are not reliable. But what study you have? You sit there and verify the terrible echo during night time? Please show 1 or at least half.

    My company car park also below the flying path. The plane always flying very low because just took off. It is really noisy when I go the collect my car if I met 1. But this is below the flying path. In fact, the sound hardly heard when I am in the office. I work in MNC also. Airplanes always fly above my office.

    Yes. I am having a same situation like you, if I am at an open area like my company car park. But no problem talking in phone in my office. I am hearing the airplane sound again at home at Bkt Gambier right now, after paying the attention to the sound. I also heard the same sound when waiting for my children at Kwang Hwa school. I guess the whole south Penang island is in trouble.

    Sounded very sarcastic. I am not sure how his Meridien Residence stands against FV, Reflections, and Setia Tri-angle. Competition must be very tough for MR at that location, have to endure buses load of foreign workers depart and arrive in front of his gate every morning and evening. Quite worry for him tough.

    So less airplane noise the only weapon you got to hard sell your Meridien Residence? Since MR is at a higher ground than the rest, the noise should be the worst there if you are really sensitive since there are no trees and buildings to filter the noise unlike FV and Setia Triangle.

    commercial airplane never fly faster than the speed of sound (that is 1225 km/hr!). The sound is cause by both the engines and air flow.

    According to my sales girl that Fiera Vista can be completed by next year & I believe it as I can see from my current house that the tower crane still working beyond 1am, currently Tower 3 is up to 11 floor, Tower 1 & 5 4th floor, Tower 7 5th floor

    I guess they are pushing very hard for this because other that Tree Residency, the flat and the new market in 1 Residence which are nearly completed, they just started Ideal Haus landed, OI, 1 project near Ideal Haus, SIS and launching Tree Sparina.

    If including FV, there are at least 8 projects in hand. I think they will be the one to build Heng Ee school as well.

    for airplane noise, i can 100% confirm you will get annoying during silence time (especially late night till early morning), but after several months you will use to it, then you won’t feel it anymore. People who lives at S.Nibong will understand this. Even a motocycle drive pass your condo, you will notice it and very annoying, so I don’t think this is a longterm issue. I rather concern about the air polution, as we know it is very close to factory and airport.

    Sri Nibong Nice place, plane flying over, yes got. But not as loud like Jet Fighter noise. Bearable.

    I agree with you. So many open project for them will cause many workers have to hire and equipments have to buy. But I am pretty worry about their quality of work if they are rushing to complete it. Let wait and see what going to happen on next year.

    I asked one of Ideal people and he said that it is going to be there. It is a requirement, requested by authority (I guess MPPP).

    The hotel is shown on the Tree Sparina master plan. The hotel location is on the vacant area next to FV, and in front of Dua Villa. But I don’t think the hotel is confirmed. We actually have stopped discussing about the hotel in TR forum.

    I think the going rate for a 1,450sf at that location should be ranging from RM725K (RM500psf) to RM761K (RM525psf) depending on views and floor heights. The asking price is always negotibale so he is not totally unreasonable.

    Well for Solaria, we need to wait another 3 more years without DIBS and by then, the cost would have accumulate to around RM 633/sq ft also plus other opportunity cost.

    Now if the buyer need a house to stay, Fiera Vista would be ready for him/her by
    June 2014. I think the price quoted is a fair value of today’s condo market price.

    Furthermore, Fiera Vista deserves a price appreciation because of the site confirmation of
    Heng Ee Secondary & SIS International School which were not communicated to us when we purchased the unit back in year 2011/12.

    (If you analyse carefully, Fiera Vista has many opportunities for further appreciation or
    rental income because of its strategic location and easy access to many surrounding roads.)

    The PRIMA affordable house is deep inside Kampung Sungai Tiram, it is not directly facing opposite FV. The allocated land for PRIMA in Sungai Tiram is only 3.87 Acres, moreover PRIMA built up area is 800sq ft onwards. You only need to worry such as farlim, paya terubong high density 550sq ft, 650sq ft type LMC is built here.

    The price you afford and willing to pay will be the fair price. There are still 8xxK landed property with probably bigger built up area nearby that location. But if you like facilities, FV maybe the choice.

    Personally, RM500-550 psf sound more reasonable to me.

    I think the advantage of FV is all the units with size >1400sqf. All the residents most likely will be family, or some couples that afford for bigger build up units. It will be mostly for own stay and is less likely for rent or speculation as bigger size units are more difficult to rent or let go.

    From the posting here, site plan indicate Block3 and Block7 having 6 units per floor, quite attractive semi-d and bungalow layout floor plan instead of linked-house/lmc boxy lookalike( units are built in straight sequence), surrounded by one residences landed property, built up is at least 1400sq ft onwards.

    However entry price 478k for smallest unit, low floor(anyone know what is the initial price??). It is not really cheap during y2011 hence I guess less speculators? mostly couple or family man?

    Depends on when obtain the OC. Based on property gain 30%. Eg : Buy RM500K and sell RM700K. He/She need to pay RM700-500K, RM200K x 30%, RM60K. Instead of RM700K x 30%, RM210K then he/she even lost RM10K from the price that he/she buy in because he only gain RM200K.
