    Collected keys today, no GC sighted, yet. The outdoor carpark is still work in progress though. Facilities here are amazing. Surprised to see a jacuzzi at the swimming pool.

    Very pleasantly surprised at the excellent quality of the units and overall layout and design of the whole project. I am definitely a satisfied owner! The corridors are very wide, airy and bright. My unit on high floor has beautiful direct seaview from balcony! I am very happy.

    Very Surprise when see the damn good workmanship. Out of my expectation. Wide corridor, never feel dark even lower floor. Very nice landscape. No wonder this project gain award. Thanks Ideal. Bravo to all FV owner here….

    The downside is already see a gangster contractor give me their name card during key collection. Got pros & cons. Actually I don’t care who is the contractor as long as they are charging at reasonable market price. I think should be same contractor with SP Setia – MBOX. Anyone own spsetia b4 can comment about their workmanship?

    As conclusion, I love this project much and decide to change my mind from flip to hold for long term.

    They quoted plaster ceiling normal flat board without any declaration cost RM3.80psf. Judge yourself is reasonable or not.

    All iron grille should be identical any paying RM 800 plus iron grille ( should
    be in thousand only will settle the ” Rubbish fees”).

    I paid 800+ for the iron grille at the main entrance of my current condo. But the grille for FV is much wider. Let’s see how much the inhouse contractor quote. So far no demand for sampah fees from the management yet… The inhouse contractor not even setup their showhouse/base.

    Since someone mentioned they are same contractor for SP Setia projects, should be the same. Management will most likely recommend to use them by giving sampah excuses. Up to you want to use their service or not. I will use them for some installation since their price normally quite competitive.

    Load massive police report to stop gangster contractor like Central Park. The residents won. See whether PR government can do better. I think Ideal has good relationship with state government.

    I got talked to a few outside experienced contractor. They said have rubbish fee is depend how many you day of your reno work. Beside that you have to give them some work to do. If not they will give you trouble.
    There are 2 gating of security point before enter to this project. The GS also managed to bring in their own round table put in front of management office. So what for complaint to developer?

    Reno deposit RM2K have to pay one of the company state in the agreement. If yr reno work not comply to their handbook instruction and also some other management rule and regulation. They have a right in lieu yr deposit. Once u done yr key collection 1st step out to management office, GS will quickly issue their name card to you. Pls share out if you get quote from them. I hope JMB can be establish fast and take over the management of FV, then will be better control of outsider ppl in and out so easily.

    Got pros & cons.

    Pros is same contractor may have better management for overall project. It will reduce the number of unrelevant people in & out from this project. Try to imagine, if every unit/owner bring in their own contractor, how messy it will be? Later someone throw rubbish in front of ur house, who u want to complain to?

    Cons is since they have monopoly the business here. The price might be a bit….. ah hem….. U know I know lar. Hope that not too over price. If just slightly above market price, and the workmanship is good,i still prefer to pick them. Piece of mind.

    GS just a center man. They dun hav showroom n even dun hav address. Wat you expect from them abt workmanship. Management office carry RM2k deposit from owner. They shud do something for those who complaint someone throw rubbish in front of yr house.
    I was no surprise there is spy in tis forum.

    The showroom by the in-house contractor is work in progress. I am thinking of using them to install grille and some basic electrical stuffs. It is really a headache to look for contractor ourselves during the peak season.

    I really hope you are not a contractor yourself.

    No chance to think. The grill work mandatory will be done by them. Dun headache. There are many many of contractor desire of jobs. If you cannot get it, i can provide to you. You better get same wiring n plaster ceiling contractor. Unless u dun wan do plaster yr ceiling.
    Dun worry i am not contractor.

    Don’t be mistaken, “Rubbish fees” will be paid directly to gangster and not
    the management. Deposits for renovation is when the developer will claim
    from the owners damaged done to the structures or leakages caused by
    your renovations.

    2k is consider cheap whereas some developers demanded 5k. If your
    renovations involve hacking of wall, you may have to wait at least 1
    year to recover your deposit back.

    My friend in One World let inhouse contractor do the grill and paid them sampah fee. They demand 1.5k but later reduce to rm800 after my friend mentioned one comittee person name. So get staff price la. Another at One Sky. Bought as subsale and the unhouse contractor still there after 2 years. This one teruk. Want see his reno quote and demand 10% commission. Like pay tax like that.

    to carry out their works and those hardware shops in that areas will be allowed to
    sell anything from cement and bricks etc.

    You can make a police report. Things will become more complicated.

    Don’t worry. Ideal need to maintain good relationship with CAT government for subsequent projects. Just lodge police report and complaints to MP and Ideal will need to take action, for both reputation and relations with CAT. They definitely don’t’t want to be 2nd Goh CL.

    Complain to Ideal and MP JD Singh first when GC start giving trouble to owners or their contractors. We have over 100 members in our Facebook group, should be no problem to get signatures.

    It’s just a simple thinking. There are many of developer panel lawyer, main con, sub-con, sub-sub con, accountant, staffs, M&E, Architect firm may also owned the unit there. Do you think they will support you?
    I am just wondering got Ah Tu Ah Kou reno contractor ady bring in their own round table put in front of FV management office. Why no security stop them? They easily will be there for 2 years or more and in out like nobody business. Try yourself if you not bring your access card want to enter Fv see the guard let you in or not. It seem “they” even have better privilege than FV owner. haha….

    Many indoor parking lots are a bit small, can’t open left & right door at the same time after parked. The external & internal parking areas still look messy & dusty, wonder why they managed to call it as completed and get full payment from the buyers………..
    Anyway, I haven’t collected my keys yet, hopefully they deliver good quality internally.

    I got the keys for Tower1. Very impressed with the facilities. My unit has only minor defects. I have requested the onsite contractor to do quotations on basic renovations e.g. grill, plaster ceilings, kitchen cabinets. The price looks reasonable as I have shopped around. I am waiting to see their show house first before I commit. The contractor acts professional and courteous.

    How much the price you get from them? Please share out. As my last checked with them. They quoted plaster ceiling RM3.8psf. I got grill quoted from outsider cost less than RM6500. Please share out the quoted they provided to you to support your statement of “price looks reasonable as I have shopped around”. If not all just talked for nothing.

    Have you ady collecting your key? If yes go read the handbook of FV. The answer is yes Grill design and spec have to following hankbook. Beside this all the air con compressor location and piping routing and hood air exhausted flow also has been defined by them.

    HI there, I am from TR, just a stone throw away from FV. I read with interest the worry most of you have regarding the gangster contractors. I too had the same worry when I collected my keys and on the day of inspection, I was confronted with contractors from IDbox. They invited me to go to a house they renovated to show case their workmanship and listed out the quotations. I must say that they were very friendly and civilized, they never force me, not even a slightest hint, to give the job to them or buy any building materials from them. Their packages were quite reasonably priced. I wouldn’t call them “gangsters” but ordinary businessmen with connection with Ideal Property. I didn’t engage them and did the renovation with my own contractors. Everything went on smoothly and no one came and “kacau” the progression of the renovation works. I hope FV’s situation is more or less the same, good bye and good luck, hope to make friends with some of you in the future, we are going to share the same retention pond cum leisure/landscaping park.

    Out of my curiosity;
    i could not find any legally binding floor plan (with measurements) in my s&p.

    Yes, you can lodge police report if being “kacau”, since they have setup show unit there and easy to be identified. Well, if the price is competitive and workmanship good, they sure can get business until full capacity (so many units there). But if it is same contractor as FV, then a bit worry lah, the workmanship seems not so good and a lot of complaints.

    Saw a few units in same tower as mine starts renovation. Not sure they go through the onsite or outside contractor. Will get a few quotations to compare for sure. The showhouse is ready, at Tower 7.

    IC, their quoted definitely not cheap. Have to press them hardly. Most of the item from them really very expensive. Minimum they were over change 20%. Max I would said unlimited. The rubbish fee paid is not helping you throw the rubbish. You have to throw by your own or contractor to the rubbish bin provided by them.

    i am really doubt of the quality from ideal now…the water leaking in my condo now is a big problem…it might not show up when you just test it within warranty periode (1 year) but just right after that and now, it show up in many units…this is due to poor water prooving work and over the time, it slowly leak through.
    Can you imagine you just move into a brand new condo but having leaking issue which is most headache part that people mostly worry for old condo above 10 years????
    i am staying in one world now and the owner above my unit do not want to fix it just because his house also having same problem and the owner above him do not want to fix it..plaster ceiling also got hole so ugly… pissed off !!!

    The panoramic view is one of a kind from the top, for units facing 2nd bridge, airport or sea views. At night, when lights are on is even better on the view. The landing and takeoff of the airplanes doesn’t produce much noise at all, at such distance. However, it is enjoyable to look at various airplanes take down the runway and flies or landing. It is observed, that if one is under the flight path will experience much louder noise like FTZ area, but slightly on the side. Usually empty house can be slightly noisy, even with echoes from my own voice and some traffic nearby. IMO, once furnishing are in and with some reno, it will removed the echoes or unpleasant noise in the house.

    Fix 1 month already also cannot fix.
    Start renovation already all warranty also void.
    Warranty is 2 years or until the date start renovation (whichever comes first).

    Like car warranty la.
    3 years or 20,000km (whichever come first)

    My friend in One World let inhouse contractor do the grill and paid them sampah fee. They demand 1.5k but later reduce to rm800 after my friend mentioned one comittee person name. So get staff price la. Another at One Sky. Bought as subsale and the unhouse contractor still there after 2 years. This one teruk. Want see his reno quote and demand 10% commission. Like pay tax like that.

    the contractor come to fix already but still leaking? maybe not fix the exact root cause, that’s why leaking is the most headache part and not simply people can fix it ….
    ya warranty 2 years but tenant above just staty in and problem show up after warranty periode..

    FV. When you reno, you need to sign a document to indicate that all thing are in good condition. They verbally say if you did not touch that area they will still warranty that part but just verbally say only. When the times come he say what also can because no black and white.

    Ideal has good architect for projects planning to attract the vast buyer, however contractors and quality are definitely poor, always have leak issue and tiles popping right after warranty period, or rather, any possible kind of quality issue with real estate you can see it with them, really too bad.
    Got agent hard sale this Fiera Vista to me like I’m newbie. Good for 1st hand buyer to flip, but layout is too small for own stay, and advisable to fix any potential quality issue to avoid future hassle.

    Dangers of Excessive Decibels to Hearing.

    Normal conversation has a level of 60-70 dB, while sounds above about 100 dB tend to be uncomfortably loud and can damage our ears if heard for a long time.

    I would never buy any property close to the airport, let alone one that is < 500m away.
