The Amarene, part of Ideal Vision Park development by Ideal Homes in Bayan Lepas, Penang. This development is strategically located along Jalan Tun Dr. Awang, adjacent to Tree Sparina condominium. It is just a mere minutes drive to Straits International School and Penang International Airport.

    tree sparina subsale will have even harder time to sell now. so many units for sale but no buyer. price too high.

    Amarene should be launched lower than 600k to attract buyers

    Looks like Penang developers are still willing to budge, I’ve seen some KL developers now shifting to selling more affordable homes and sales have been pretty good, just need to know how to play around with designs and space.

    I find it contradicting/confusing when you said that tree sparina subsale will be harder and the amarene shd launch lower than 600k. What are you trying to imply actually? You don’t want to buy tree sparina subsale because it’s more than 600k? or you want to buy the amarene but at a lower price than tree sparina subsale?

    Conclusion is : 600k+ property with 1100sqf can’t sell at that area, too many units awaiting for sale but no demand. Look at the 1st completed condo around that area(Fiera Vista)with ~1500sqf units, you’ll understand what is the price range.

    tree sparina dropping price…. now even asking 550-580k for 1130sqft but still hard to find buyers. all in becase after adding all cost… legal and transfer, cost will become rm650k just for 1130sqft and if renovate/furnish rm100k, 750K. How to sell in future id you are subsale buyer? can sell at rm850K? impossible right?

    Yup. Trend now is buy from subsale, cheaper than developer one. Some more, can see the actual condition of the unit plus view before commit to buy.

    new sale can wait but sub sale cannot wait. tat why sub sale price is below than the new sale price. happy hunting for subsale rock bottom price, its a buyer market now, make sure u slash 20 percent of the quoted price.

    Better run from Ideal project, looked at Solaria Residences, their reputation is gone. Poor designed and the brochure and actual is completely different. Inside the house there are many piping and damn it.. this is low cost quality but we are paying close to RM600k just for the lousy product produce by Ideal Property…

    same goes to Solaria buyers, no more Ideal Project, damn lousy and expensive and we are not getting the quality that we paid for. If you have not buy, my advise to you is look for other projects.

    oversupply flats like project. Just look at Tree Sparina…. like low cost flats design with so many defects, leaking here and there…. and all units almost empty…. already oversupply area with future asking price

    There are many other more qualified developers’ projects than Ideal. Use your judgement & do more survey before buying.

    look for other developer other than Ideal. Bad building quality and watch out for the accounts after handover of keys. Need strong owners and a good management company to manage..

    agree with you. look at tree sparina. lift flooring covered by wooden plywood which is broken for so long and no repairs were made. Safety of residents not taken into consideration.

    Hahaha….I bet you’re one of the buyers of Solaria Residences. Somehow the main-con and project PIC really screwed it up big time for Ideal in this project. They got the best artist for the brochure who did an excellent job in drawing the “artist impression” but the worst architect who design the real thing that has that “low-cost” look. The architect really missed out just the few minor but very critical design components which would make the building either look “low-cost” or “high-class”.

    The opposite happened at Tree Sparina. They got a very lousy illustration artist who made the project look like low cost flats on brochure, but grade A architect who produced high class looking actual end products.

    Ideal use own in-house architect to build the Solaria building but asked an external architect firm to sign off certificate of progressive completion. Is this allowable?
