    tree sparina subsale will have even harder time to sell now. so many units for sale but no buyer. price too high.

    Amarene should be launched lower than 600k to attract buyers

    Looks like Penang developers are still willing to budge, I’ve seen some KL developers now shifting to selling more affordable homes and sales have been pretty good, just need to know how to play around with designs and space.

    I find it contradicting/confusing when you said that tree sparina subsale will be harder and the amarene shd launch lower than 600k. What are you trying to imply actually? You don’t want to buy tree sparina subsale because it’s more than 600k? or you want to buy the amarene but at a lower price than tree sparina subsale?

    Conclusion is : 600k+ property with 1100sqf can’t sell at that area, too many units awaiting for sale but no demand. Look at the 1st completed condo around that area(Fiera Vista)with ~1500sqf units, you’ll understand what is the price range.

    tree sparina dropping price…. now even asking 550-580k for 1130sqft but still hard to find buyers. all in becase after adding all cost… legal and transfer, cost will become rm650k just for 1130sqft and if renovate/furnish rm100k, 750K. How to sell in future id you are subsale buyer? can sell at rm850K? impossible right?

    Yup. Trend now is buy from subsale, cheaper than developer one. Some more, can see the actual condition of the unit plus view before commit to buy.

    I am not agree with your statement, new property will eventually turn to sub-sale, so, what is the difference? why new property has to be up, what is the momentum to support this trend? think twice.

    new sale can wait but sub sale cannot wait. tat why sub sale price is below than the new sale price. happy hunting for subsale rock bottom price, its a buyer market now, make sure u slash 20 percent of the quoted price.

    plane noise… still acceptable/ mosque and flats surau, big indah water sewerage/

    unit facing main road tun Awang
    mat rempit
    traffic noise
    dusty
