Growing demand in Seberang Prai

Seberang Prai in Penang mainland has come a long way from being a sleepy cowboy town to becoming a bustling and developing residential and commercial giant.

The main town in Seberang Prai, which is linked to Penang island via a 13km Penang Bridge is Butterworth. Other prominent towns include Bukit Mertajam, Seberang Jaya, Sungai Puyu, Prai, Nibong Tebal and Kepala Batas.

Many major developments have been focused in Seberang Prai, which is touted as a catalyst for Penang’s growth in the 21st Century.

Henry Butcher Malaysia expects the property market in Seberang Prai to remain stable in the second half of this year.

The current stable economic and political environments, a relatively low unemployment rate, healthy gross domestic product growth, a manageable inflationary rate, and stable borrowing cost and interest rates are expected to soon boost property development in the area, which has been stagnant since 2016, the firm said in its mid-year review on Seberang Prai.

It said volume of residential property transaction is expected to improve and prices to remain stable, especially those of medium-end houses below RM500,000.

Prices for affordable homesbelowRM300,000 would continue to rise, particularly for landed houses in hotspots, in view of the strong demand and low entry point.

The proposed Penang Master Transportation Plan would also have positive impact on property demand in Seberang Prai, particularly for projects in Raja Uda, Prai, Batu Kawan and Bukit Mertajam, it said.

“It would also narrow the price gap between properties in Penang island and those in the mainland, if this integrated development plan materialises,” said Henry Butcher.

Meanwhile, the performance of the development land sub-sector in Seberang Prai has also improved.

According to Henry Butcher, total volume of transactions increased to 294 transactions in the first quarter of this year from 261 in the first quarter of last year. However, total value of transactions declined by 35.06 per cent to RM116 million from RM178 million during the same term previously.

“All three districts in Seberang Prai recorded an increase in the total volume of transaction, whereby North Seberang Prai recorded the highest growth rate at 19.78 per cent, followed by South Seberang Prai at 18.52 per cent and Central Seberang Prai at 4.31 per cent.

“Central Seberang Prai remains the most active district with 121 transactions. Major deals include a parcel of development land of about 1,642 acres (664.5ha) in Tasek Gelugor sold for RM620 million and another at Permatang Tinggi at 44 acres (17.8ha) sold for RM76.7 million.”

The performance of this sub-sector is expected to maintain at the current pace in the second half of this year and prices are expected to remain stable, it added.

Penang CM confident Bukit Kukus Twin Highway will be built safely

Penang Chief Minister Chow Kon Yeow believes the Penang City Council (MBPP) will do its best to ensure that the construction work on the Bukit Kukus Twin Highway, Paya Terubong near here can be resumed safely.

He said engineers will take a look at the design of the project and make corrections if necessary after the stop work order by the Department of Occupational Safety and Health (DOSH) is withdrawn.

“The task of an engineer when designing any structure will take into account many factors. In this case (Bukit Kukus Twin Highway project) includes soil conditions, slopes, drainage systems and others that can help an engineering design the structure.

“So, we are waiting for the response from engineers to react to what the professor from USM (Universiti Sains Malaysia) said,” he told reporters after launching Adventist Hospital’s Automatic Early Warning System (EWS) here, yesterday.

He said this in response to USM’s Landslide, Disaster Management and Soil Erosion expert Prof Dr Habibah Lateh’s statement that the twin-highway project was identified as being risky due to the type of soil in the area that was friable and not suitable for any construction.

Habibah said the State Government had to make a detailed study if it wanted to continue with the project.

Progress of Aspen Vision City well on track

Aspen (Group) Holdings Ltd said the progress of its flagship Aspen Vision City project in Bandar Cassia in Batu Kawan, Penang is well on track with the first development, Vervea shop office, set to obtain the certificate of completion and compliance by December.

The shop office development is in Central Island Park, a 10.11ha development within Aspen Vision City which Aspen is jointly developing with IKEA Southeast Asia.

“We have invested RM105 million in the first phase of the Central Island Park, including the land cost and the construction cost consisting of softscape and hardscape [elements],” said Aspen president and chief executive officer (CEO) Datuk Murly Manokharan, adding that an additional RM50 million will be invested for the second phase in five years.

The development will also house the first IKEA store and a regional integrated shopping centre in northern Peninsular Malaysia. The IKEA store is scheduled to open in March next year.

The store, with a gross built-up area of 1.07 million sq ft, will offer well-designed, functional home furnishing products at prices so low that the masses will be able to afford them, said Aspen in a statement.

The Aspen-IKEA joint venture has invested over RM2.3 billion in Aspen Vision City and a more substantial investment will be made especially in commercial properties, said Aspen.

The gross development value for Aspen Vision City is estimated to be over RM13 billion.
