    Anybody bought this? Heard from developer CCC by end of year. Not sure about the built quality from TPPT. not much info on this developer.

    Location wise is just 2km from Solaria area with wide main road, should be high potential growth area.

    Heard from developer CCC by end of this year but visited the site the building was almost completed and there is only few worker around. Why it takes so much time to get CCC?

    Just passing by in front, the construction is almost complete with all painting. But the developer said architect didnt give instruction so can’t even give a construction completion timeline.

You can literally listen the movement of the people upstairs. Legit can hear their light footstep. If they jump, you can consider earthquake d. The floor is EMPTY. Made of sand and water.

    No need to ask their seller or anything. You drive at night. You will only see 3 unit has the light lit. And the carpark only has 1 car. You can drive up to emerald park, and then look from there. If you talk to their salesperson or developer, they will say 90% sold, only left a few unit of choice. This level and this level. But trust your own eyes, don’t trust me or the developer. Drive at night, go see yourself. This lousy developer is well known for bad reputation. Build the apartment with lousy material. You can literally listen the footstep of the unit above you. Worse even, 2 unit above you who move their chair friction against the floor can be heard too.

    P/S: Their gym is smaller than my living room. RM 480k for a unit with no facilities and no balcony. I can easily find any apartment or condo that’s better bargain than this Condo of projected completion date 2019. 3 Years into sales, having only 3 units occupied. Tell me this developer has nothing wrong with their trustworthiness and reputation :)

    If you see from Emerald Park yes,maybe 3/4 units with lighting …but the unit 5&6 also have some aldy occupied…which u cant see form your side ma…Plus another block B2 also u dint see it…I went thru the show unit there all the full sea view unit really sold out…some unit still under renovation…some occupied…not as your said only 3 units!!!! If you want good reputable developer ,then you have to buy a land built by your own….haha…

    if i not mistaken, this project just fully obtain ccc right? should be need some time only can judge population by viewing light. I think is normal ppl take time to design and do the reno. For now what you see only 3units light on at night maybe is true, possible the owner just do some touch up and simple reno only.

    About the quality like you guys said ,i’m not sure. But previous i when to view the building is green color but now they change the color to grey color ,for my personal view which look more nice and modern compare to green color

    Like I said. No need to argue so hard whether it is a good buy. Genuine buyer can go use their own eye to judge. Completion year 2019, now it is May 2022, less than 20 units total which is staying. If that’s fine from your perspective. By all means, get this condo :). Just my two cents, I’ve bought unit from this developer and the lousy material is just my experience. Literally went up to complain to the neighbor just to find out, they are just “walking”. Imagine the material deficiency yourself. Haha… speak with facts, no need to argue. I even dared the developer to Sue me if I speak any untruth. This is just the risk you might want to take by choosing to buy from developer of lousy reputation.

    Reason is simple. There’s so many better alternative. Why would you want Emerald Residence? The gymnasium is as small as my washroom. No facilities other than that. Launch price was 400k. Now it is 500k, pricier than before with absolutely no reasonable selling point. Completed since 2019 and more than 50% unsold units. Who got the balls to take the risk? Not buying a toy. It’s a housing property.

    Now is the worst time to buy this project. All the seaview is priced the same as the other views. Pretty pointless to buy this now if you didn’t already bought. Only fools will pay the same price as the sea view for the other view units. And after reading the comments, I asked my agent about it. It appears that the developer’s last project in Penang would be this one. That would mean, once the project is fully sold, you’re off on your own. Good luck if you’re hoping the developer will take any responsibility afterwards.

    As per sale person,they encounter one of the their LMC Mercury Apartment purchaser make misleading information at this group….if he not happy with the project he stay may comments at his project there..should not make noise here…*TKK hope you your consideration…tq..

    For those who want to rectify can call developer office to make appointment to see from your own eye.

    Can’t compare at all.. Emerald only has swimming pool and gym room. D’Starlington has like 50+ useable facilities at level 1/9/10/10a/15 whole floor… unit also have balcony and still have seaview… It’s like comparing Ramly’s Burger with Gordon Ramsay’s Burger.

    Unfortunately, the above is true. I’ve visited the unit and tried walking barefooted in one the room. Literally the entire unit echoes with the sound of my footstep. No sound when walking with shoe, but once you barefoot and walk in one of the room, no need to ask someone go downstairs, you can literally hear your own footstep. Haihz, abit wasted, it is a low dense condominium and environment quite okay although abit pricey.

    I’ve been to a few projects, never have I went to one where I could hear my own light footstep. Some condo I even jumped, there’s no such echo. There’s only slight thump even when I jump really hard to the point I hurt my leg. Nevermind, you go visit yourself then you understand the severity.

    This project really too overpriced for the specs. Even the old project Platinum III is cheaper in price, bigger in sqft, better in location, superiority over the facilities and even comes with a balcony. With the difference in price, the surplus can be used to renovate the house looking like a palace. Those who bought this project at premium price really hope they got the Seaview units and the Seaview remain visible forever. Else byebye to your investment.

    As I said, all the other project with better specs will go up in price meanwhile Emerald will depreciate and left out by the economy growth due to the lousy specifications. Would you buy a lowest spec HRV that’s surprisingly pricier than a RS-specs HRV? Read back my comment, I’m saying the project overpriced, not the location. Of course Teluk Kumbar will bloom eventually and sooner than we will ever expect. Mainly because Penang Island is scarce of land and improvingly became the best state to live in (Malaysia).

    hi, this month developer got extra offer but selected units. i personally when there for viewing twice. my advise pls walk in n judge by urself. For some reason ( buyer or owner here ) i think better i juz keep for myself. Pls view all the 3 block, facilities, parking area, maintenance fee, bla2. developer staff very helpful.

    Har har, what boom? In Platinum III’s thread have comments from 2012 that predicted TK will boom in 5 years, 10 years. Now already 2022 and still faaaar from booming anytime soon lol. In fact, the road not even widen yet after so long. Everyday bottleneck jam like crazy. Even Platinum III with better features bought at 500k 7-8 years ago and now still stuck at less than 550k without any buyers, what more Emerald which looks like any standard 400k condo in Sg Ara (which also has the same kind of rush hour jam but more happening and convenient than TK)

    This happens to all location.Everything is bad until it became good. And when people start saying the location is good, the price is way appreciated to the height where you will need to wait forever for the next hike. You can wait forever for next price hike. One of the greatest investor in the world, Warren Buffett says this “Be Greedy When Others Are Fearful”. The wise would understand this statement and see teluk kumbar as the key to moneymaking investment decision.

    meh, even balik pulau, the area that’s considered even more far-flung than TK, and which is said to be “worse” in terms of investment because no one other than retirees want to stay there, have seen more development over the past few years. In fact many big-name stores are opening up there, even sending and dropping off parcels by courier have become a lot easier than say 5 years ago.
    But for teluk kumbar, literally nobody wants to set up shop there simply because “why not just drive to nearby bayan lepas? (that isn’t very near at all)” I just looked up for a parcel drop-off point today and there’s not even one in TK, but 3-4 in Balik Pulau, which really surprised me. Just goes to say how backwards TK still is, in 2022. Who would’ve thought?
    Imo it’s not far enough to become another proper satellite town, nor near enough to be actually convenient. it’s literally neither here nor there and the narrow and jam road leading to it isn’t helping things.
    Of course, if you can hold for another few decades and invest in the far, far future, then by all means. But I doubt most investors here want to wait for total of 40-50 years. Maybe you can ask those people bought PlatinumIII in 2012 who are now selling off at low low prices and see if they still think they’re wise and it’s a worthy investment lol.

    Wait until airport mall, carpark & mitsui is here. In most country, the area surrounding the airport always bloom. TK Heights is the only location has yet overpriced (which is a bad thing for those holding since 2010ish). However, those who are pessimistic about TK heights will bear the loss for not seeing the worth of the location. Deep inside TK after the narrow road, I have nothing to say. Unless government decide to widen the road or have some development plan, I have to agree deep inside TK is pretty much dead and it will require at least 10 years to even slightly develop.

    Despite what I said. I’m just saying the location generally. I will still agree with you that this particular project is unlikely to appreciate even if the location bloom. Main reason is the low-specs that doesn’t justify the overpriced premium. Maybe developer need to do something about the offering or lower the price to atleast 320k to match the current specs. Else, there’s so many project is much better of a choice surrounding it.

    Agreed. Pangsapuri Kejora which was bought at rm42k is already selling now at RM280k++. And the bank valuation at rm250k. That is like more than 80% appreciation. Not all property in TK is dead. Unfortunate for those project that is after the narrow road to deeper TK side. Hopefully next elected government will do something to widen the road.

    And yes, if 320k I will also consider it for this project. Need spend some renovation money to install false ceiling and insulation panel. Anywhere higher than 400k is not worth it. I’ve been to the site and the sound insulation is just as bad as rumored.

    Rather buy Platinum III which is just beside. The location is good and avoid all jams. Strategic location and will surely develop in no time after Mitsui Outlet and Le Meridien. Don’t know why this project use cheap material, the sound insulation is so suffering

    In Google review really highly rated. Went to site all are good with reasonable price too. If regret then just sell. Finish. Easy.
    Buy a house & spend the money but said hopeless kau pek kau bo here. If you buy for own stay then who care about price drop or up. Lol..

    After stay here, a lot of defect. toilet ceiling leak they fix 2 times. Defect complain take a lot of time to do. No motorcycle and walking entrance very terrible. Need to bring down rubbish so far to the trash area about 200m. Pay maintainance same like other condo but facilities very poor. Not recommend anybody to buy until the vendor fix the problem.
