Nearby projects to compare are Pearl Tropika@Pearl City by Tambun Indah terraced 20×60 selling at RM458k, Hijauan Valdor Semi D, 40×80 selling at RM695k, Eco Meadows by EcoWorld 20×70 terraced selling at RM750k. The Price is quite competitive ya. Take it or leave.
@KingKong Based on your info, they are quite generous in terms of the house size. With the price for this size Cluster I think it’s fair enough follow market price or or slightly below market price

yea, first of all,is a good buy before i go to see their previous or completed project. after see maybe not a good buy anymore. whatever show not matching with what i see. maybe for first time home buyer can consider on it.

the road access so deep inside, just imagine during school time how jam will it be before need to pass the skol. bad investment for sure.
Just book a unit there type C, layout very spacious and location wise quite okay although a bit inside but I believe after the access road from in front of hijauan valdor direct to bayu Kawan industrial area done it will boost up the value of the properties around the area. And also, the pair road to pearl city from hijauan hills. I love the size of my unit it just suites for my family. I am buying for own stay.
Size is definitely spacious for the price which I would consider very cheap. I was also offered a very good price too but declined. Location wise is a bit far inside but as long as you can accept that fact then it’s still OK.
2 main roads that need to be done up will be the connection to Pearl City as a connecting road is just about 500 metres but that remains to be seen as both are different developers. Would they be able to cooperate needs to be seen?
2nd road as you said is the one that connects to Batu Kawan Industrial Park that links Bose factory. That is a major plus point & a very viable shortcut. Presently it’s still a red earth road used mainly by lorries transporting earth etc etc to the Industrial areas but in time to come it will definitely be a major connecting road. I have driven that road before & it is a major shortcut to reach the 2nd bridge etc.
So the basis here is if you can accept the location then it’s a good buy, if not then better consider properly. Itwill be good to take a drive & see the actual location for yourself. It’s very easy to find the site location. Make a few trips if really needed & access for yourself.

I had visited the Hijauan Valdor project back to somewhere last year but not satisfy with the quality and design. I think it is the same developer.
Any expert here can clarify is this developement a good buy? Compare to the projects surrounding Hinayana valdor, eco meadows, pearl city and so on. In terms of price, location and its future value. I am interested, need different advises from you all. TQ
Not experts here but have gone & seen through those projects that you have listed above.
Personal comparison & views only. You can agree or disagree as it’s done without prejudice.
1) Hijauan Valdor – location & unit layout is better as it’s along the Main road. Pricing definitely has to be more expensive. Future value needs time to know as it’s still very new yet. Hasn’t reached the maturity levels yet.
2) Eco Meadows – location is good too as also near the Main road but those units that are too near the highway may not be so good, expect more dust & noise to spill over. Pricing is the most expensive in Mainland for a new project. Future value has yet to be seen.
3) Pearl City – location is good too but there is a major problem here due to the single lane overhead access road. Going in is no problem but getting out is the major headache. Pricing is stabilized in the medium range & among all it’s the most matured area.
Hijauan Hills – Pricing is cheapest amongst all but location is further in. That’s why it’s cheaper than all. For Design I personally don’t like Cluster’s as it’s 4 units connected at the back cos the back rooms & kitchen areas upstairs & downstairs will not get sufficient air flow. It would be very stuffy & hot.
Take a casual drive to the site to get a feel. And along the road there is a good Bak Kut Teh shop that is also very cheap & tasty.

There is no double storey terraced there… it is all 2 storey Cluster a Semi-D… I heard they only left 20 units more for sale only… it really impressed me with their sales status…@Lim Kok Chean

overall if you look at it, only Type A (the most expensive) has the best layout (spacE)
rest type all has alot unusable space (e.g. overly small maid room, with additional toilet etc)
and a small room at downstair too.
please do not let SHOW HOUSE fools you (sales ppl aldy say show house layout changes- they move maid room and lengthen the downstair room)
go have a look at the stock house.

Gated and guarded means you and your next generation hv to forever pay few hunderds every mth to feed the developer. I wonder why people like this developer tactics to make more money. Easily neighbour may set up own security nowadays at a much cheaper price.
@Genuine buyer I certainly not agree with you. Gated and Guarded mostly are Strata Title. It will preserve the value of the properties in long run. The community different, the facade which can’t be changed… see Seri Tanjung Pinang landed houses. If I am that rich I will also buy there… it gives you different feeling I don’t know how to describe… maintenance fee how much only? 250 per month? 3k per year la… 10 years only RM30k I believe you can sell 20-30% profit more than a individual landed house which the difference definitely higher than RM30k.

Strata title subjected to restrictions, in another word, this is a not a sole title but shared with the developer. It is happening right now many Penang condo or strata title facing high increment of mgt fees (>20% hike). Any default of paying this, you may be interrupted in a way depending on the restrictions (says cut water). Don’t look at just RM200-300/mth, for own stay or rented out, it is perpetual and must be paid every mth forever. And it will certainly be increased. Usually Taman that are not G&G can easily hire their own security, this is much cheaper and in the form of donation. Just my 2 cents, G&G will just add continuous unnecessary costs, this is the reason why most developers like to sell G&G to ensure their perpetual business income.

Hi guys, I need your advises. I got an offer RM460k after rebate type C. Should I go for it? I am buying for investment one. Do you I think I can sell RM600k after VP? I am a typical flipper… how many is the landed houses transaction in mainland side. Subsales in mainland Good or not? I believe they are going to have future phases to be launched in these coming years. Price normally will wil be higher logically. @cschin I think this is better than tambun indah..it’s walkable to jit sin II, different road, I believe the road that can link to baru kawan ftz area (opposit hijauan Valdor) is done the price may be can go a little up. Some more this is 1st phase out of 450 Acres development.
