    the developer should STOP building new houses there and start to rectify few IMPORTANT issues:
    1) flies attack and unpleasant smell
    2) the main entrance bridge should be double-lane…massive jam!
    3) built more access roads from main roads to the housing area (valdor-batu kawan and the proposed link as indicated in the map shown above)

    Those that you mention above will make Developers make zero profit instead it will increase costs & burden.

    Do you think the developer will do so?

    If you are a developer you will concentrate on keeping to build more houses to sell instead.
    This is the main obstacle. It’s the local authorities that approve them to keep on building without improving infrastructure. The town planners are actually sleeping & not bothered about the overall situation.

    that’s not a first day issue. The flies and bad smell issue already in Simpang Ampat and all SPS areas since 3 to 40 years ago till now. Even the Ecoworld & Asas Dunia development also affected. I think developer cant solve it , have to ask state government to settle.
    Please….. don’t ask developer to do so many access or lane, otherwise will reflect in the property cost, and we will buy higher prices in future. It’s under government responsibilities, we pay tax already, right ?

    MPSP/JKR need to make the traffic light from taman tambun t-junction to NSE North entrance synchronised each way. The jammed cause by travel distance too short between the traffic lights. TI do absolutely nothing about the the road to / from Pearl City, just continue to lauch new houses. Nearest competitor, EcoWorld expand Jln Paboi before even launch their Eco Meadows.

    i dont like to live with flies and chicken further small the road is as small as village road to the main access. suitable for cow cart to move in n out but not for vehicles.

    Don’t say like that lah, im staying there almost 5 years, for me is ok the flies issue is only seasonal. I only can buy 400 k terrace, other place cant find so affordable house.

    I suggest you go to buy DNP terrace in Alma costs RM 600k ++ but got flies and bad smell also
    or
    Buy Ecoworld terrace at 750k but but got flies and bad smell also
    or
    Buy IJM Permatang Sanctuary semi D RM 700k ut but got flies and bad smell also
    or
    Buy Sunway Wellesey Townhouse at 500k in BM

    Actually so many choices in market but non of one is under my affordability… haiz…

    Clarify on your Comments !

    DNP Superlink 650k (Price as April 2016 after rebate), went to the site >5 times, did not see flies but sometimes got smell, not too strong ! main concern is main entrance is too narrow and price not reasonable.

    Eco Meadows 698k (Price as April 2016 after rebate), never see flies before and did not smell anything, main concern is HTC and price was 天公价.

    IJM Permatang Sanctuary right now have 3 Phase!
    Phase 1 SemiD Link finish long time ago… But price are starting from 400k when launching at year 2011, till 2013 price are 550k+-…but got flies and smell.
    Phase 2 Bungalow Link, price was 700k in year 2014, right now 780k. because built at higher land and chicken farm is too far, No flies and smell anymore !
    Phase 3 SemiD Link price was 580k in last year, 2nd launching price was 607K built at sea level 12-17meter, where got flies and smell issue ?
    Main concern for Permatang Sanctuary is accessibility to Highway, around 15minutes

    Sunway Wellesley Townhouse is diff. story, can’t compare Semi D and Townhouse. Their 3SD price was 820k+- (Forget actual price), main concern is location so so only, with such location and their price totally not reasonable !

    Somemore Simpang Ampat and BM totally different area, township and etc…

    Have you go to their sales office and site to survey, or you just simply TEMBAK !!!

    Funny, I did not mention their sales for Phase 3 is good, and who said that their house is cheap, maybe with that such of price for you is cheap, and better u ask ijm why there sales at that range of price !

    I don’t see anything wrong with his comments, general pricing range and each project weakness.
    You tried to indicate IJM projects are cheaper and more worth than other projects by so called comparison. IJM Fan or paid agent ?

    As i know, IJM did not have paid agent, if got, sure i’m the first one goto interview, because of their project easier to sale and i can get more commission on that.

    SR, next time PLEASE don’t tell the truths of the projects! some of people don’t like it (we don’t say that they are from which developer or agent), otherwise kena tembak lagi by this kind of people. we MUST say all pros about PEARL 28, example :-

    1. NO Chicken farm and smell in this area
    2. location perfect near to highway
    3. price are cheapiest in Penang/Mainland
    4. Quality and after service Very very good. no any issue about workmanship
    5. No HTC problem
    6. Good twonship planning
    7. got super super big shopping mall and international school nearby
    8. No traffic jam issue and etc…

    Ecoworld, IJM, DNP and Sunway got biggest chicken farm in penang, strong bad smell, somemore got pig farm, their retention pond is for “waterfish farm”, their lancape garden is for monkey to play, price sky high like rocket, workmanship very lousy, crack here crake there, land sink 10meter deep after that. air polution Not good, HTC nearby, beside cemetery, and ….ha..ha..

    U r really clever, yes, i should said that IJM is the lousy developer in penang, they sales their SemiD at price 1.2M at the lousy location, just beside the chicken farm and the area will be flood although built at sea level 12meter. is a malay kampung, after 20years also cannot see any shopping mall nearby, i hate IJM this kind of sales tactic.

    Don’t you realise, for other developers (DNP, Eco, Sunway), you only wrote 2-3 rows and keyword is price not reasonable. For IJM, you try very hard, written in 9 rows with history somemore. Is this fair comparison ?
    You don’t even tell others PS ph3 SR also got semiD (not link semiD) that cost more than 820k, as expensive as Sunway semiD. But Sunway semiD is G n G, not PS SR semiD.

    I am not from Sunway or those developers mentioned but merely neutral potential buyer whom dislike bias comparison made by developer’s fan or agent.

    Ya, I am IJM Fan, I am SR, I am Saban also, (I only can say “Yah” & “Botol” to this kind of people, otherwise they will not satisfy) and which all the buyer’s bad comments is created by me. Than to be fair, all the good comments to this project and bad comments to others development SHOULD be created by you. Do you agree?

    There is 2 types of people will comments in this forum, 1st is Sales Advisor, 2nd is potential buyer, than how to differentiate it? Very simple, like me, as a potential buyer, I can survey all the surrounding projects to made the comparision, and their SA have to answer my questions, than I will get info from it.

    So, when give comments to other projects, they just Hamtam only, like Charlie, he just simply hamtam the price and talk bad to other project, it’s fair to others like IJM, price suddenly shoot up 100k from 600k to 700k without the real fact.

    All users are welcome to give good or bad comments on their point of view and experience, but with the condition must be real and actual info and not try to misleading the potential buyer. If I’m SR, sure I will add few points to Permatang Sanctuary, example:- IJM selling at 610k inclusive of Stamp duty, with the land size 2600sq and BU almost same with PXXXX TXXXXXX, which price at 608k without cover stamp duty and land area only 2200sq. Don’t try to challenge me! otherwise I will explore more details on it.

    Aiyo, all of you don’t kakacaucau here ah if don’t by Pearl 28 …..please back to your own development topic…. visited them on Sunday but the sales said Pearl 28 not for sale yet, why u all kacau here? Anyway, I buy a Pearl Tropika Semi D RM 608K, ZEC package ! Is my personal choice, don’t tembak me ah…. Because im not afford to buy 600k or 700k terrace….

    look at the traffic every morning 715am to 830am, the jam is terrible. people who live there have to struggle real hard to get out of pearl city. the 2 way 2 lanes fly over is the biggest failure in this entire universe. where 3+1 lanes eventually reach the bottleneck at that fly over.

    go and have a look Mr developer and buyers. Remember choose the correct day (weekdays + school day).

    one of my fren told me, playground in the whatever pearl pearl taman, was intentionally design to get flood when heavy downpour. So called water retention area. So basically you get another swimming pool after heavy rain..
