Don’t purchase any unit from this developer! My cousin bought a three storey terrace unit from this developer in Penang Island , After the house inspection done, he found that rain water was leaking from the 2nd floor concrete slab and the concrete slab on top of the car porch !!! At the request of the site manager , my cousin signed on the inspection document with the guarantee by the site manager that he will carry out all the repair on those problem areas [due to the reason that there is only another month for him to settle all the inspection documents ]. Of cause he done what he promised and sent two Banglas with a silicone gun just to seal all the cracks on the concrete slabs .Whenever the rain comes , the water starts to leak again !After numerous requests and after numerous similar actions by that two Banglas , the water leaking problems still unsolved ! My cousin spent around twenty over thousands Rm later after after the new repair done by water leaking specialist !So my advice to all is not to purchase any unit from this irresponsible developer !!!
Wow….I’m still considering want to buy their condo at pulau Tikus…. like this kind of water leak case also can not solve probably make me think twice now….
The best living area at BW is raja uda…u can easy to find a school, hawker centre, hypermarket and so on..and the most important is the area is 80% of chinese so its the best way for invest and stay
i dun know why this project can be approved, bcoz this piece of land is full of high voltage cable! and there are gas pipe undergraound too!

Raja Uda is a bit crowded at times for me. I like this place more since it’s nearer to the highway.

Honestly, Raja Uda is meant for very local Pak Hai kia only, traffic there really sucks a big time of you are asking me…..and this project is located at Prai, not Butterworth..So many BM people or islanders will prefer due to convenient access…
One thing I find it not so nice is it’s too close to power station..
Another uncertain factor will be the shopping mall, if it turns out to be another Pacific Megamall couple years later after opening, then the buyers there will be very headache due to purchase at such high price, RM500/sqf onwards…
If turns out to be successful, then it’s another Queensbay mall, congratulation to the buyers ..
Raja Uda is nice for those living there for long time IMHO, Raja Uda is abit far from Island and is abit hard to travel to Penang everyday if working in Island.
Yah, u r right, their main selling point focuses on the mall only, which means success or failure all depends to the mall.

The number of visitors to the mall is more crucial than the size of a mall. If the mall is larger than Q’sbay but not many visitors, it’s not impressive.

This developer show house very nice but actual units quality really kanasai and defects warranty service also very bad and poor. Some more, very action also. Last time, after VP, charged me a lot fee for so-called late progress payment released by bank, though proven to them it was their admin and panel lawyer faults, given wrong documents to bank and re-do and re-send caused all the delay. Wrote letters to them also no use, they ignored your letters. They looked down on certain customers one !
Belleview Group… You can trust? Haha…. It’s top blacklist developer for me! Do your study or work in construction industry, you will discover more surprise than Malaysia 20cent PM…
Location wise it is quite good.
– very nearby to pg bridge, perai industrial area, ferry terminal and sunway mall.
– road infrastructure at jln baru also good with 3 lanes. Future lrt station also close by (if the plan materialized)
– easily accessible to various hotels (ixora, pearl view, sunway, the lights), temples/church, petrol station
– for food, there are always hawker stalls, kopitiams, restaurants and nasi kandar nearby at chai leng park, also morning and evening wet market
– other services (hair salon, car workshop, telco, electrical shop, hardware shop, chinese med shop, pharmacy, bakery, dobby, gambling centers (kuda, magnum, toto, ), etc are also easily available within 2km
Cons would be too near to high voltage tower, probably price + commercial title and does not have a good secondary school nearby.
Aman Central Mall was also built by this developer. I never been there before, any ideas how is the mall current situation?
Not sure if there will be new roads to linked up chai leng park and/or tmn siakap. If yes, then accessibility will be great (instead of just coming out to jln baru)…
location not bad, if you dont mind always need to travel the entire jalan baru till the round about for u turn.
@aun i went to alor setar sentral mall few times d, the mall is good, it have such brand as h&m, brands outlet, uniqlo, adidas nike, and alot brand qbay have…but future will be a good mall or not still dont know

Few hundred meters away, between the Caltex and the Gem site are the cables. Actually the around megamall and the low cost flats is quite unattractive and got some crime problems. Car tires and bike helmets missing. The developer is spending a lot on advertising and big hoarding to mask these problems. They paid cheap price for the land and now goreng to the max. Most of the land next to the cables is used for public facilities like bird park and library and commercial, no one will pay premium for this location.

Too near to the high tension cable. I will not buy with record high price per sf for this location.
The developer are too greedy and the purchaser too. Better go and do thorough survey the area 1st before dump in your money. High tension cable within 50m, underground gasline, only access road thru Jalan Baru and most imprtantly RM500psft….wow plenty of cons compare to pros.

4 blocks with very high density units. Close to huge cable towers. Next to dark and smelly river. Besides the building that look like abandoned. Surround by foreigner factory workers. Everything can view from Top Floor of “abandoned” building. Selling at RM500psft! Good luck to those purchasers.

Sogo is confirmed coming. This will be the largest mall in the Penang state, means bigger than Gurney Plaza, paragon and also QBMall!

So what even if it’s the largest mall in Penang? Hahaha…In fact, Mega Mall was the largest mall during it’s time, but look at it now! Size doesn’t matter, it’s the profile of the neighbourhood that makes the quality of a mall. If you like the convenience and location, buying for own stay is OK. But if you’re thinking of investing in a “bluechip” property for long term wealth creation, this is definitely not it.

Used to see AEON logo during Elite Height launched few years back. The developer said AEON will opened in Elite during roadshow. Look at Elite now, no sign of AEON since its Queensbay outlet is doing good. Would you bet your money on developer marketing strategy? Even Sogo in KL is not doing very well, you think it it will expand in Perai? I think if the developer mentioned Parkson, AEON or Sunshine, think more likely to happen than Sogo

this is an interesting project. I went there and noticed the studio at 420 sq ft is selling like hot cake only 3 units left price around 300k. It is interest to see how many investor willing to come in and buying this project. Very nice show room units to show case their units. The developer seem solid from their previous project in Penang.
My concerned is the electric cable so close to these buildings. The mall can it survire on its own is a big question marks whether Butterworth have the population to support another mall since Sunway carnival is the biggest and most busy mall so far. Along the road of Jalan Baru many new condominiums are coming up price target toward 390k to 550k. I think the developer seem to know what there are doing ? I am curious to find out how the market will react.
The overall price increase in the island have make many younger population to find more affordable property in Butterworth. One thing that many of us dont see is the sudden increase in population in our area , something that most of us miss out. It is overall interesting to see how this GEM residence will perform.

Even for their mid-cost project in Farlim, most secondary market transactions are being done below developer price.
Batu Kawan will be a more comfortable place to stay, especially with Ikea/Ikano coming. For long term investment, GEM is not good because decent families will not be buying such small units, end up most of these units will be used for “immoral” activities.

As of August 2019, there is still no groundwork done.
They claimed sold 100% of 2 towers and 90% for another 2 towers. So far no work done.
Bullshit this developer.
Heard the delay was due to issue in selecting and appoiintng the right main con who can complete all the Residences and mall at the same time. Also due to some bureaucracry red tapes. Now its launched again, and construction work started, can see from the site
