Queens Residences, a luxury waterfront development by Ideal Property Group at Bayan Bay with gross development value (GDV) of RM600mil. This development is located in front of BayStar Condominium, just stone’s throw away from Queensbay Mall.

    Fyi, get to know All project from Ideal Property, upon completion there will be gangster contractor force you to take up their renovation service or else need to pay so-call “sampah fee”. They charge ridiculous price. Many owner of Ideal Property is facing this issue, and the developer didn’t help to solve this issue, worst still allowing them to set up a booth in the building. So think twice before make the choice to buy their project.

    It looks like Bayan Lepas areas are covered by these appointed contractors. Developers say it is not their problems. They will tell you this land belongs to who and their job is to complete the projects. So, buyers are facing problems when they want to renovate their units.

    @CK: There is always land reclamation for the “greater good” of Penang. BTW, 30 stories building will soon be dwarfed by new launches of >40 stories nowadays.

    heard that no action taken by the developer. The gangster contractor still loitering freely and continue asking for “fees”. So think twice before you buy Ideal’s property or else you will be ended up with these issues.

    Hearsay that one of the owners of Ideal property is the sibling of those contractor of renovation..So, what makes you think that Ideal will stop that for you since everyone needs to renovate their house…The only thing that matters is if the contractor charges you reasonable price for renovation works or not…Of course, being limited in choice also makes people pissed off…Haha..Siblings must take good care of each others mah…

    Gangster contractor is an issue or maybe norm which penang authorities are not able to manage as well.

    Serious question . Can baystar owners sue for lost of sea view?
    Can’t imagine buying a house whose best selling point is access to unimpeded sea view being lost.

    Is there such thing as a Claude in snp mentioning unimpeded view to etc etc. There by blocking future development in front of it ?

    I mean in general.
    Let’s say you bought a place and one of the consideration is its not surrounded by other high rises and you can still have a nice view of the mountains.

    Can you sue a developer that built another high rise that blocked your nice view of the mountains?

    Same applies to Queens residences. Currently owners will have nice sea view. If in future land reclaimed and in front another high rise. Can Queens residences owners sue for lost of view?

    Residential title? The front counter girl told me to pay 20k as booking fee to SAN & Associates. As I know now no stakeholder sum should be collected for project under controlled by HDA.

    the main concern is the building is it anti vibrate……
    i still remember last few years Indonesia earthquake and queensbay mall shaking very seriously…
    if their buidling still build like normal house structure very fast will see the side effect.

    Just seen the show room this morning. Material quite ok (tiles, batch room, sliding door, window frame etc.). Book now & sign snp by 1st quarter of 2017. Estimated completion by 2021. Free legal fee for snp, free kitchen cabinet with H&H, 2-3 car parks, rental subsidy 20-30K, free maintenance fee for first 2 years, maintenance fee + sinking fund 0.33 psf.

    Who do you think is paying for the international Sports Arena which consists of the swimming pool and velodrome? Its definately costed in the price of the condo units? Price too high lah .Definately no Anti Vibrate , otherwise they would have marketed that idea…18 units per tower….heavily congested….

    Price too high? pls check the seafront project like The Light Waterfront by IJM and Bay Residences by Ivory. See what their selling price is for today? And we are talking about this project completion by 2021, what you think the property price would be by then?
    the International Sports Arena should be facilities built for State gov. It cannot put as under Condo facilities or the maintenance cost will be too high to bear. The cost would of course pay by Ideal Group that been developing so many projects for these years. So to say it costed in the Queens Residences condo project is inaccurate. I would see this as part of pay back to society from Ideal, afterall if they make money in housing, there is very good for them to offer something back.

    Anti Vibrate features is according to law requirements in construction building. Malaysia not consider within the zone that direct impacted by earth quake eg. Japan.

    1200sf will have partial seaview (blocked) cost min 1.03mil (about 858/sf)

    facing QBM will be smaller unit 1000 and 950sf which generally around 800/sf but will have afternoon sun.

    the garden unit didn’t launch yet.
    confirm with sales lady is freehold residential title (don’t curse me if not true)

    950/1000/1200 will come with 2 rooms only, 1200 will come with study room without door.
    will post up the layout if allowed.

    not much facilities to mention but 0.33sen for maintenance will be expensive, ie 950sf pay 313.50 doesn’t include sinking fee.

    only have 4 lift to service each floor, will have 20 floors if not mistaken.
    1-2 is commercial units
    3-5 is carpark
    6-20 is units

    I also prefer it near QBM if I need to pay 761k (min) for 950k then I choose to stay in Arena for 600k for 1500sf and travel every weekend.
    it is not like I will visit QBM everyday.

    btw forget to mention, every floor upward will be 5k added.
    the unit will come with 2×2 tiles, 1200sf will have wood flooring for study room and both bedrooms.
    3 aircon for 950sf, 100sf and 1200sf.
    all things in both toilets will be include (like partition glass, water heater, mirror, basin) other please help to confirm, that what the sales lady told me though

    a lot of ppl there last Saturday, but not sure how many buying though

    Seaview no big deal lah. Everyday look at the same thing also boring lah. As for rental, there are also plenty of seaview condos left vacant, cannot be rented out. So what’s the big deal about sea view?? It’s nice to have, but bodoh to pay too much for it.

    This is getting out of hand..and I see this in other properties forum as well.

    I think we could all behave and be civil in our discussions. This is a great place for Penangites to discuss our interest in properties and we should be able to do it with respect for each other.

    No matter u stay in T. Tokong, Sg Ara, Georgetown, Balik Pulau, mainland, or wherever in Penang, we’re all Penangites and proud of the place we live in or grew up.

    Let’s not mock or insult each other for their jobs or location, but just be happy that we have this great place we can live in and use this place as a positive and informative discussion.

    Thx for responding, Timothy. My thought is slightly different, sea view not the only reason, but the location and the waterfront concept. Just like the same in other countries, waterfront residential cum commercial always has high rental value. Or, can be used as weekend or retirement home :). Guess, perhaps I will go for it.

    Surprisingly, bigger units with better view and no afternoon sun are booked out first. As what I understood, the purchasers are mostly local penangites with deep pockets, most of them are seasoned investors.

    I booked a partial seaview 950sf unit, at ~900psf after discount. I love the location, that’s the main motivation, follow by freehold, residential title, and 2 car parks.

    Same price Iam paying can only buy a medium size in Bayswater or summer place, which I think is reasonable.

    Wbst, we booked an unit of 1200sf facing pool with partial seaview. Like the waterfront concept as well as the surrounding amenities, close to ftz, in addition to the few points you mentioned.

    Ya among all, those bigger size,with full sea view are sold like a hot cake. Imagine condo of this price is almost sold out in less than a month.

    at the end the package works out to be pretty attractive, I would think it’s at least comparable, if not better than STP or The light waterfront. I seriously failed to pin point any disadvantage of this project, except the final selling price in psd which can be bit subjective.

    hopefully Ideal do this waterfront project successfully, else no way they can compare with The Light / STP. Don’t be another screwed PWC.

    But I a bit skeptical about their speed, too fast. This year start reclaim, next year start building. Wow!

    At rm1000/sft for sea view I wouldn’t buy this project. It does not make investment sense. Number 1 it is not STP. It is more of a local area and not an expat area. Furthermore, even Gurney drive is a better choice at this price. To claim this location is better than STP is just delusional at best. According to statistics and property search engine database websites, Tg Bungah and Tg tokong are the most sought after place in Penang. Based on facts and statistics.

    Well…all units come partially furnished. Kitchen and bathrooms are already done up, air-cons are already given, there shouldn’t be anything major you want to do to meet the basic requirements other than moving in the furniture. Therefore, why should there be worry about gangster contractor?

    all baystar units will be blocked by queens waterfront right. anyway, i think baystar price will not depreciate as it is freehold and walking distance to queens bay mall. maybe have limited appreciation only. I am not sure about you guys, but I believe having a condo walking distance to established mall is very good. Gen-Y like it very much.

    Mine is L9-L10, One of the Unit 5-8. The 40 degree with good pool view and seaview. I think this is the best unit. Other have see no pool, have pool no sea.
