Queens Waterfront development

Queens Residences, a luxury waterfront development by Ideal Property Group at Bayan Bay with gross development value (GDV) of RM600mil. This development is located in front of BayStar Condominium, just stone’s throw away from Queensbay Mall.

This project will be developed in 4 phases. First two phases are currently in progress, featuring a total of 950 residential units in two residential blocks.

    Nola. Mat Rempit pocket pun dah kosong. Traffic light itu pathway bump pun teruk. Nanti jatuh telur pecah baru tau.
    Kami ini tunggu sahaja rental turun sampai RM1300-1500 then kami akan sewa. Ini tempat ok harga mahal. Tapi jgn risau akan turun nanti. Sabar ya. Harga akan turun sampai Rm750k &sewa rm1300 shj nanti.

    Good for stay. Low rental. Jogging at sea side. Enjoy road side food (jagung bakar, berger…yummy).

    Sama juga. Itu bump dekat dua traffic light itu mmg teruk.
    Lalu sama x boleh terbang kena brek. Sana lapang luas i suka tapi ada problem dua bump itu. Nanti terbang kena dua bump itu jatuh longkang. Tak sesuai lumba..
    Kadang2 pi jogging ada..

    rumah mampumilik pun tak tau boleh mampu atau x, sebab memang kos naik, semen naik, besi naik, mungkin rumah kondo mampumilik saiz hanya 700kaki saja lah nanti.

    This is one of the worst development by developer.
    Super high density on reclaimed land & under track of airplan path way. Super jam. No demand. Looking forward for price to drop till 750k

    Boleh lah. 700kaki itu sudah cukup sebab queensbay mall ada.
    Sini boleh jogging lagi tepi laut. 700kaki rm400k kalau aku beli terus. Kita sabar ya. Tunggu Q3/4 mungkin ada peluang rumah mampu milik.

    for 1.8m I rather buy QUAYWEST DUPLEX 2000 sq ft (can see bridge and sea), and throw 200k renovation and live so relax rather than staying in 1650 sq ft facing full haunted jerejak island

    Duplex siok sendiri nia. Later reclaimed & mosque infront build complain also too late. Next to river somemore shake hand with Bay Residence penang worst city. Both also chapalang. No different la. 1.8M i buy landed even better. So big space privacy. Don’t make me laugh la. Duplex. Haha

    Duplex is the worst option. Don’t expect any permanent seaview from Qwest. Queens is nice at least a guarantee seafront. However, i will prefer landed if 1.8M then next will be full seafront condo maybe not queens & could be other. Definitely not duplex. Think twice.

    Are you silly or joking? Is the 2000sqf stated in SPA for 1.6M?
    Probably you will be another water fish for our lovely developer.
    And that’s no guarantee seaview for this project with high density & high rise just infront of QWest. Future development will be definitely block that’s why it took 10 years to clear all stock by developer. Everyone knew it. And affordable house also just next of it. People are buying rm400k only 2cp sharing same view as you. And myself also bought 580k+ only for The view which 2ksqf with clearer seaview & bridgeview also.

    Those bought Queens majority are for retirement home or holiday home. Duplex Unit with 1.6M absolutely a water fish.
    I have a unit 1000sqf excluded for 2nd floor stack up with 500k only perfect seaview & definitely much better than Qwest with high density.
    Anyhow, those people who are comparing between Quaywest vs Queens totally don’t understand what they’re buying as both are different category of product.

    I x akan beli Quaywest sebab developer mmg teruk.
    The clover dulu beli pi teruk qualiti. Ada private lift asing mcm mcm. Tapi qualiti mmg keluar. Quaywest pun lama projek tapi x siap lagi & tunggak lagi mmg x ok. Kamu nak sendiri siok boleh tekan sendiri. Byk owner dah complain sebab lama x VP tunggak & mmg takut ini pemaju. Boleh muntah wei… 1.6M duplex. Baik i beli waterfront ok lagi sebab tepi laut shj 1200sqf pun dah cukup atau landed ada Setia Green cukup. Projek tepi longkang besar itu x mau. Tengok pemaju pun dah takut. Kawan i ada minta kerajaan rumah dekat Quaywest juga 700sqf shj beli 300k kereta keluar masuk sama dengan 1.6M rumah juga. Kenapa nak bayar lebih ini..

    Atau Zen6? Kawan i sudah ambil sebiji rumah mampu dekat Quaywest baru 300k shj. Adik i pun sama ambil The Zen.
    Beli 1.6M dekat keywest mmg sial fikirlah otak udang. Tahniah..

    Queen waterfront dua kali 5 shj. Rumah mampu tengok.
    Nanti tenggelam..

    Expect QW environment like Straits Quay high class abit but ended up seaside so low class full of rubbish due to the huge pasar malam beside Queensbay. Eweeee…
    Hopefully more expatriate come in, and jog with more cute doggies to prevent rubbish worms around this area :)

    Itu kawasan awam. Bukan privasi. Haiwan tidak boleh masuk bawa Njing semua ini yg kotor. Kalau waterfront ini x suka baik keluar shj. Nanti kawasan itu akan jadi milik MBPP juga. Strait quay itu apa pun x ada. Sini ada queensbay tapi tanah tapak juga. Kena bina rumah byk mampu milk tapi bukan semua harga yahudi. Tengok mc Keywest ok sebab ada rumah mampu milik. Kita semua blh beli. Satu projek pun kena ada mix development rumah mampu milk kena ada.

    Mereka ada bina rumah mampu milik.
    Clover pun ada rumah mampu milik. The Zen & Quaywest pun ada. Victoria bay mesti ada. Harga yahudi pun x ada orang beli.
    Mungkin Queens 3&4 ada rumah mampu milik. Kita x tau lagi selagi ada dlm persediaan dari pemaju..

    Q3 & Q4 xmungkin ada rumah mampu milik. Premium location bina rumah mampu milik is impossible. Ideal dah bina banyak rumah mampu milik kat area Bayan Lepas & Sungai Ara, and 1 upcoming @ Island Glades.

    Baik bina rumah mampu milik untuk orang Pinang bukannya orang asing. Ini tanah untuk orang pulau pinang.
    Itulah mana ada orang mampu bayar kena ikut keperluan pasaran. Nanti lelong mesti byk. Q3/4 kena ikut pasaran juga kemampuan rumah mampu milik mmg tinggi. Bukannya rumah untuk orang asing beli.

    Boleh jadi rumah mampu milik kawan. Straits quay itu kawasan premium pun ada rumah mampu milik. Kenapa Queensbay x ada? Queensbay pun bukan kawasan premium pun. Itu tanah tapak shj dari laut. Baik bina rumah mampu milik untuk orang Pinang. Kita tidak perlukan rumah mahal. Rumah mahal itu bukan orang tempatan beli kebykan semua orang asing. Harap kerajaan pulau pinang @ pemaju sekalian faham situasi pasaran rumah sekarang.
