Forest Ville, a twin towers freehold project by Ideal Property Group in Bayan Lepas, Penang.     Was? So they didn’t manage to get enough people to buy One Foresta, now they open this up for the public? Or am I wrong?

    Very interesting. I like the “camping area” idea. Wife chase me out I’ll just set up my tent somewhere.

    Bigger 100sf u need pay more 150k compare to those first time buyer, worth? I also interested the camping area, my house rent out then I make a camp there stay forever, can?:-D

    Just checked Ideal’s FB page, seems like two out of four tower is now normal condo? RM450psf does seems nice. Though high density, but offset by being close to nature, if you like trees that is.

    I hope all those who rent out please rent it to other middle class Malaysians, if foreign worker moves in, it will be the end of this place.

    As I understand it, Block A & B of One Foresta are now Forest Ville units…which blocks are Block A & B out of the 4 blocks…

    The pro is at least this help to reduce the dense for these 4 block condo
    con is block A & B with balcony would looks more like a “condo”, but for C & D seat beside A & B would looks like a “flat” with condo facility.

    Went to the show unit of One Foresta, under renovation to add in the balcony. Looks like Two blocks of One Foresta will be changed to condo. If so, those who could not qualify for affordable homes can still afford this at 450k. Benefits are low down pymt, freedom to choose unit, sell anytime n don’t hv to get consent from State.

    Forest Ville show unit available now. Same layout as One Foresta except with balcony. Can registered n wait for soft launch soon. Low down pymt subject to margin of loan or EPF withdrawal or govt loan.

    details of Forest Ville:
    1) RM450 per sf. Include 2 carparks, basic renovation (2×2 floor tiles, quality doors etc…), balcony
    2) additional 10k if choose facing airport instead of school
    3) every floor higher + RM700

    Real disappointed with the pricing.. Thought this project transferred out from the affordable range will have a better deal, after add this and that so expensive. this price have been factored in the total cost of their corporate social responsibility work with built-in school. I am wondering during school hour, car coming in from outsider will it jam up the only road to this area? Any planning on the traffic and road widening?
    Please shed light, as still considering whether to buy this place?

    Went and check. Not 100% happy with my experience at the sales office, I asked one question, they answer another thing, assuming what I’m asking instead of actually listened. :(

    Either way, like what I get out from the sales rep:
    1. Starting from 450k
    2. You get pretty much what One Foresta 390k package gets (big tiles, mirrors, 2carpark – side by side not guarenteed), slightly wider living room, balcony.
    3. Add 10k if you want pool/airport view instead of school/market view (meaning facing outside).
    4. Add 25k if you want corner unit with extra 50sf and more windows.
    5. Gov loan 100%, low downpayment if you use your epf, “rental” rm600 monthly for x number of month for you, sort of like subsidise your interest before the building is finished? No mention of lump sum rebate.
    6. Every floor add rm700.

    I kind of mulling over this or buy from people flipping Sierra Residence, give and take something, it’s in the same price range…

    Government servants, loan from government 100% I think. I’m not familiar with how government give out loan nowadays, but looong time ago they let you know how much you are entitled to loan. You just take the loan, fixed rate interest, you pay your entire life and it is not flexible.

    If you have two cars I won’t suggest it. Went and take a few turn around the area, you can forget parking at the roadside with existing road already taken up by flats around the area.

    They start selling at 10 Aug I think, I’m not sure if I can be one of those people who queue up for a good unit… I’m not sure if the road can handle the new traffic.. the small intersection near Setia Tri-Angle is likely going to be a bottleneck.

    The difference between One Foresta vs Forest Ville re bigger built up, no restriction to sell/rent. Price psf I same but 100% residential n fence up unlike One Foresta with shops at the ground floor.

    I have review the Sierra Residences 900sf layout, my point of view is, the 900sf unit doesnt have balcony and even yard, where the owner going to dry out their shirt? for those owner who own this unit would cry. Just my opinion, the door in gray color look like “flat”.
    No offence, just my 2 cents.

    Hi May, you could drop by Ideal office to get the PN1 form together with Ideal Group Chop specifically for One Foresta. Then submit the necessary form to them, they will help you submit the form to Komtar Jabatan Perumahan. Good luck! :)

    Oops, for Forest Ville you don’t have to go through erumah as it’s been opened for public application, you have to register at Ideal office and they will give you a call upon launching. Only One Foresta has to go through state application. :)

    Still hv units but those facing pool n airport view are selling fast. Just go to I-Condo sales gallery to view Forest Ville show unit, basically same layout as One Foresta except bigger. Can reserve unit n then if buying. Just pay 1k deposit.

    They say Oct apply loan, then SPA signing in Nov/Dec. if cancelled before SPA, get full refund.

    Booking fee is Rm1k and down-payment is RM3K. Of course you can opt to pay more to reduce your loan. Go to Ideal’s office (in Bayan Baru) to purchase. Forestville’s Tower B is currently only sold by developer. Tower A will only be open next year.

    Fyi, get to know All project from Ideal Property, upon completion there will be gangster contractor force you to take up their renovation service or else need to pay so-call “sampah fee”. They charge ridiculous price. Many owner of Ideal Property is facing this issue, and the developer didn’t help to solve this issue, worst still allowing them to set up a booth in the building. So think twice before make the choice to buy their project.

    I now considering which bank to go, their offer already approve. I got 2 – 3 week time to get back them on my decision, by the time all done, I think also sign off S&P around august time frame.

    by the way, weird things is I asking the facility floor plan from them, they can’t provide me any, due to there still got change on developer side.. quite a weird things, mean what ever they told us, it might not be happen ????

    yes, it’s call progressive payment. build till certain lvl, they withdraw certain percentage. like stage A, 10%, reach stage B, another 10% and so on and so forth

    Hi everyone. Anyone sign S&P for forestville yet? I had a unit booked and was called by Ideal to sign it months ago. Bank loan approved.. Blah blah… Then only recently found out they haven’t got license. Can developer ask us sign S&P without even obtaining the license. First time home owner here, so when told to sign S&P,I assume everything is done and thus after checking,I sign. Any advice?

    The license you referred to must be the APDL (advertising permit and development license). There are developers asking buyers to sign SPA pending APDL but their solicitors will hold on the stamping of the SPA until the APDL is out. The SPA is not legally binding before APDL and stamping.
    The disadvantage of signing the SPA at this stage is that if you decide to withdraw the purchase for whatever reasons, you may have to compensate their solicitors some administrative charges for preparing the legal documents.

    After install the gate at center will have 2 side n each side have 11unit n will share 5lift. With this gate blk b will split to 2 side. So you are not able go to other side n other side ppl also not able come to your side. Tis idea quite good to reduce the density at blk b but don’t know whether they will install or not.

    Ideal force buyer to sign tis letter of consent if you want to proceed. Tis is upfront approval from buyer to alllowed them to change anything on this project, after signed we can’t do anything with them if they change anything on this project major or minor. Just saw few buyer not agree to sign tis letter.
