    Real facts ahh?? Wonder where you get your facts from. Simple thoughts….. If you bought it for 400K in 2013 or early 2014 (and after rebate), will the current market price in 2015 will be at 400K too?? Pls take into account the price after 1-2 years, the increase on materials/labors, the fact that the project is completed, not abandoned, with OC… blah blah blah. Come on! Even our current inflation will boost the price by at least few percentage. Not to say this is Penang property, even though it’s in Mainland not Island. Tell me one “newly developed’ property in Penang, the price during launch (soft or hard launch, whatever ) and the price after complete/OC is the same or lower?? Well, it’s not me dreaming, but you. Get you facts right and move on, bro! The other facts is, you don’t own a property in The Signature. Right? ….. My advice to you, if you able to source a property here for 400K, quickly grab it, or pls share it in this forum. It will benefit people like me. At least you will gain good karma..win-win situation mah… PEACE!

    Not even 400K? That was the price during launch (for higher floors) and after 1-2 years, you are saying the price remain the same? Even though the project going to be completed and then OC? In the last 1-2 years, no increase on construction materials, labors etc… Come on lah. Just take 1 contributing factor, the ‘inflation’. The inflation rate for the past 2 years enough to justify increase on this property price by at least few percentage. By the way, I need one favor from you. If you able to source unit equal or below 400K, pls share it in this forum so that people like me can quickly grab it :). One fact for sure, you don’t own a property at The Signature :). PeAcE.

    need to justify.

    Quotes, before discount, from nearby Palma Laguna for sell and rent are like below. Signature in the same road, same area, about same built-up but semi-finished can be slightly more expensive, but same price range.
    Usually, rental and selling prices based on tenants and buyers impression of market values that they willing to pay, not landlord or seller wishes.

    The school near to signature is not a leak, is a plus point, the railway track and mosque are being taken care off with installation of double glass window (developer already has a thought of it). The bus station near by the condo is definitely a plus point with better excess for the unit. If you do not understand how to choose a residential property location. I strongly advise you to go and attend some classes on property related topic especially residential and condo unit. I had bought more than 10 units of condo in various area near jalan baru and they never fail me so far.
    I believe with your “reverse analytically” brain and knowledge, you will never able to buy even one unit in this area. You chase after a bird but I feed a bird, see who can catch more birds at the end?

    Where got ppl want to stay beside school if don’t have kids or if your kids not going to that school. Depend on what school ma. Also, where got ppl want to stay near buildings like local bus station or hospital. You take bus every day ? You go to hospital everyday ? Obviously, you have not stayed near railway track before, not just the noises, but mainly the vibration lah esp for tall building. Double glass window can help vibration meh ? You still tie your mindset to developer’s old marketing concept where property is advertised must near to infrastructures like school, bus station, hospital, etc which not needed by many on daily basis. You went to property classes BUT only know how to buy 10 condos near Jalan baru ? Jalan baru not even got 10 condo projects to buy. Obviously, you are not from local. Why should I buy one unit in this area ? So, you feed and catch handicapped birds lah, OR may not even real birds, so that’s why it is so easy ma. Probably they are chicks lah or Angry Birds.     In Nov last year, one advertised for sale at 498k. Within 2months, the price up whoppingly to 600k. Wow, must be like a “day light robbery”.

    I did ask developer regarding phase 2, there was no news yet, they only mentioned most likely phase 2 is also luxury condo because of phase 1 successful sales. Did they release the price for phase 2 already ?

    Guys, all the newly launched condo in mainland is going for the range between 480 – 520 psft. This is furthermore luxury condo with handful of facilities that others’ don’t offer, adjacent to mydin, location is very strategic – central area to go to any place in mainland. Of course like all the properties, it has some drawback as in close to school and railway station. But the advantages outweigh the drawbacks by many magnitudes. Can u name me 1 location which is perfect? I am a seasonal investor with number of properties both in island and mainland and never seen a prefect property in my entire 15+ yrs of investment experience.
    You can judge ur self abt the sub-sales price and the launching price of phase 2.

    For 600k, I would rather buy double storey landed house (<10 years old) in Bkt. Tengah area adjacent to Song Bang Kheng road. Good location and easy access too. To come out from this condo, we can only turn left into Jalan Baru.

    This project has the greatest track record. All units were snapped up within weeks. Furthermore, this is a rare low density and luxurious condo project. I think you are being naive here and not others. Pls check the track record of Wellesley.

    Dear forum members, please don’t waste your time with people like ‘mainland’ who may be planted by competitors to cause stir. ‘Mainland’ is clearly being ignorant and lack of knowledge of property market in Penang. The track record and the positive comments in 5+ pages of this project are clear evidence of how this project is well received. You rarely see low density luxurious condo, strategic location and many amenities including largest mall, 5 star hotel etc. coming in this area. Good luck to those waiting for OC. I’m sure the price would have been appreciated considerably.

    I am a buyer before for a 2nd hand house. I usually ask for bank evaluation and see if this property worth for buying. Let say seller ask 500k, bank evaluates 450k. I would then ask myself if i really like this? If i “super” like it and enough for my budget, i would then go for it after 2nd round of negotiation.

    I think bank valuation is a must, coz we need loan from them 90% out of it. This is normal case lah.
    Sellers have the rights to ask any price they want (for example: RM600k), buyers need to go through a deep consideration as many other buyers do or as mentioned above. if both parties reach consensus, then SOLD.

    One thing i want to hightlight here is that, no right or wrong we ask for any price we want to sell our properties.

    Maybe those spammers are staying in Bukit Tengah or Bukit Mertajam? The existence of Signature and coming developments jam their way to cari makan through Penang Bridge?

    Come on, if you to solve this, no need to bomb here, just buy Laguna, you can stay closer to the bridge. Or you not afford to buy but just bomb here?

    As I know professional valuer will charge for valuing, hire a proper valuer first before you bomb. If you are not able to, means you are not able or not ready to own a house, just like those optimistic person waiting for market falls, peeing and barking around.

    Just call the panel banks of this project and you will have the loan amount
    they are willing to finance. Very simple.

    Why not ask for 800k if no right or wrong to sell your properties ?

    Well well well, not yet OC already make chaos. Good sign, more critics, the better it is.
    The entrance of the condo is still pending for final touch up, can see the roof top tennis court lights up during night time. Fantastic!
    My 2 cents, this developer is trying to build up the reputation for their first project in northern region. Hopefully the workmanship and quality of the materials are up to luxury par.

    If bubble really happened, I think the significant impact could have happen on the million dollars properties but not the one less than 500k kuah. Price may be constant for a while. Anyhow, with the population increasing, people still need shelter. So, house is still in demand.

    lanscape and lobby look nice, but swimming pool too small feel disappointed, and basketball court’s gate too low easily throw out basketball, and can see clearly the railway from corridor sure heard train noise, can ask developer to do something at corridor to reduce the train noise?

    according to Sale and Purchase Agreement, vp to be delivered within 36 months and purchaser shall entitle to late delivery vp interest upon vp hand over by developer. however there are cases by housing tribunal show otherwise. should u have any proof shown that developer agree to deliver vp earlier, u may file your claim with housing tribunal upon vp delivered and claim from the promised deliver vp date. it depends whether the president allow the claim.

    I saw last few floors’ light was on at night, i think they still rushing the finishing work. march should be impossible

    That was our latest finding from developer office, according to them, it’s due to delay in authority approval. You may also call to find out more. Hopefully they could expedite the application /approval.

    Just passed by last week. the road connecting to the main road not done yet. Part of the wall behind the building not painted yet. there are also several rooms with light on during night probably still touching up something. Hopefully no further delay anymore. Want to move in eagerly already.

    The signature and the starhill project are two difference category my dear. The signature is a luxury condo with all the facilities like aircon, bathroom, kitchen and wardrobe which I personally preferred to stay there.
    I am worried the starhill garden will end up like low cost condo then. Cheap cheap cheap with all the A tu and a kow

    2) Semi furnish for Starhill not even need 30k, but if cal by RM333/sqft means Starhill got 73k budget to reno the unit.
    3) Rental for both will be same BUT – Owner for starhill will get more return as mgt/maintenance cheaper.
    4) Appreciation for Starhill more great than Signature as the price/sqft more room to growth

    Cannot compare this two projects laa.. Signature is an exclusive condominium. .good for own stay..look at the building designed. .open..dosent look stuffy and unlike starhill building structure like a close box ..same like apartment or cheap condo..but still good for renting laa..or investment.. thinking to grab one starhill for investment. .

    It’s very interesting to see some guys so eagerly marketing Starhill project. Comparing the latest project with The Signature, justifying in whatever ways seem logical and advantage to them. Wow! And all that done at The Singature’s webpage. Are you paid to do that?
    First, if you think Starhill worth to invest or buy to stay, by all mean proceed. Comparing this and that will not make a different to those The Signature owners, whom purchased their properties many years ago. Comparing the maintenance fees between these 2 projects itself will indicate the differences in facilities offered.
