Ferringhi Residence 2, the second phase of residential development by Mah Sing Group in Batu Ferringhi, Penang. Strategically located just a stone’s throw away from the famous tourist belt of Batu Ferringhi beach.     I’m curious with the lack of comment here. Is the project not attractive to potential home buyers? Is there something wrong with this project?

    This project is far far away from town area. Even for a person like me stay in Penang island, I seldom go to Batu ferringhi. With 700k pricing, we got a lot of choices like Setia Ville, Triuni Residences, Queensbay Ideal’s Project which is easier to rent and higher investment value and also better homestay for buyers. Furthermore, now market is not stable and lack of high net worth people. 1st home buyer also source for house near to their work place (i.e. Town area or factory area) and also within their budget like 400k or below.

    This 20 mins drive to straits quay and gurney drive is a very difficult drive. Sometimes when a bus breaks down or a falling tree branch blocking the road, you will be stuck in a jam for hours. Of course, you can say again that “you’ve never seen a big city jam I think”, but you have to realise that there a plenty of choices in areas where you don’t have to suffer this way. So the main thing is, whenever a buyer or tenant is hunting for a property and they make comparisons, and finally most of them would decide AGAINST staying in Batu Feringghi.

    Actually this is best project for invest, u can easily sell 1mil to ang mo foreigner as MM2, and ez rent out to them with higher rental, because u seldom go there u dont know there is many ang mo bought for retire, batu ferringhi is ang mo town, u only aim local factory buyer where can gt high rental and sell with higher price? u can see alot project with rental around 1.5k only where can cover installment.

    Batu Feringghi to Strait quay 20 minutes drive? Lamborghini also cannot drive so fast in mountain road. I use Penang Map to check, it takes about 33 minutes to reach Strait Quay and 37 minutes to reach Gurney Plaza without traffic. Those rich foreigners already bought shorefront, Setia V Residences or Alila 2 for their homestay.

    Guys , if you stay in Penang island for a long period , you should know our Penang State Government’s paired road project. The new constructed road will directly lead you to Tar College. Investors will know which place is the best for investment.
    Don’t simply differentiate the property among Batu Ferringhi and Gurney area. If Gurney drive has a new project selling at PSF RM600 then Im. sure that you won’t stay a chance to own one of it.
    Please don’t judge any project in Penang Island . Limited land in this island . Even Balik Pulau still lots of investors.

    I am staying in FR. The problem we have is with Mahsing. Tan Sri Leong from Mahsing came out and said owners are satisfied and happy with the earlier completion. This is far from the truth, we are having problem with forming JMB (which they never mention during sales), the exterior of show unit (Block A) shows concealed water piping but they didn’t do the same for the other 19 blocks (what you see may not be what you get), project was completed early due to DIBS scheme which has been made illegal (Mahsing saved lots of interests by completing ASAP), property management (run by Mahsing now) does not have the guts to impose no homestay rules (passing the issue to JMB which can’t be form at the moment) even though the law is on our sides.

    During sales, Mahsing will say “don’t know” or “not sure”, etc when you ask about homestay. The fact is MBPP has been imposing fines if you conduct such business and we as residents are making official reports to LHDN for tax evasion. Homestay is allowable for serviced apartments but not gated and guarded community such as FR.

    Pair road project? Hehe….another 15 years lah, if can implement at all. I wanted to take a drive up to batu feringghi for dinner a few days ago, was stuck in a jam on the way up, so decided to turn back and take my dinner somewhere else. The traffic situation is pretty bad.


    Have you not noticed they have assigned an agent to do the marketing for them. Agents will tell all sorts of lies just to sell, so that developer does not have to lie, all blames on the agents.

    Tan is right. Mah Sing has turned a blind eye to the illegal homestay in FR despite the numerous complaints by the owners there.

    Mah Sing did not deliver on things like the security door at each block contrary to what their sales staff had said during sales. This is the last time I would buy anything from Mah Sing.

    We were at Ferringhi Residence for our homestay. Terrible mistake. This condo is far from the beach. We had to walk along poorly lighted road with plenty of stray dogs and the road was unhill. It was terrible. The condo is very beautiful though.

    #1 – Promoting The Loft very heavily (2nd project they promote was Ferringhi Residence 2)
    #2 – The Loft, 10% down payment will be discounted all the way down to only RM10K.
    Eg, Unit price is RM1Mil. 10% downpayment is RM100K. Mahsing will waived RM90K and buyer only need to pay RM10K.
    #3 – On top of the above, Mahsing is giving a guaranteed cash rebate of RM8,888. Buyer can use this to offset the RM10K downpayment. This effectively bring down the downpayment of 10% to only RM 1.1K.
    #4 – Promoted unit size was ~1491sqft. Maintenance was ~RM522.

    Market is doing very badly now. Developer is having very aggressive promotion package.
    Year 2017 is expected to be worse.

    Ferringhi Residence kicked out all the homestay guests last March and made police report against the host.

    Various new procedures are being and going to be put in place to make sure Ferringhi Residence has zero homestay activities.

    JMB also includes developer. Means JMB team is doing well here at Ferringhi Residence. Keep up the good work.

    However, AirBnb is a recent thing and when this project launch years back, there were no restrictions that is what I understand.

    I hear that Ferringhi Residence has a lot of homestay investors. Ask any Mah Sing staff, they will claim they dunno. Those who are buying for own stay.. sorry to said it will be a WRONG investment
