    GT2 in more better if compare to imperial grande
    -low density not like imperial grande high density
    -location not so inside not like imperial grande sorrounded by so many high rise condo

    for own stay why not check for the subsale unit such as regency height, sunrise garden, tree sparina, solaria, fiera vista, setia pinnacle, the clover, etc

    For Ownstay , if u compare GT2 Vs Imperial Grande, u need to depend on your budget range, if your budget range is between 553k to 580k then u can take GT2 lower dense condo & bigger size at 1161sft.

    however if your budget range is 498kk to 530k only , then u can choose Imperial grande cheaper abit in terms of pricing but the size is smaller abit @ 1000sft only

    both package also very attractive with very low entry.

    u mention the above properties mostly quite far distance to Ayer Itam and Komtar, Relau area is more convenience base on the amenities, schools, shops, wet market, foods, shopping centers, post office, banking, etc. Location is better

    GT2 will becone a golden and popular triangle place in future at Relau, worth to buy for invest or long stay. It is better than any Ideal projects at this area

    Not really agree for investment, too congested at that area. Now still many empty units and incomplete project, in future if more ppl move in, it will be more congested.
    With the similar selling price, in future i feel those projects near to airport will be better, eg SummerSyke, Solaria, Amarene and etc. The road over there are wider and will be more convinience.
    Just my opinion only.

    airport area projects is quite far for those ppl frequently go to Ayer Itam & Farlim area, some ppl like to go to Georgetown area for hawker foods hunting. Relau is better on the amenities, accessbilities & more convenience but high in foreigner surrounded

    Unless family stay at air itam or farlim area, else don’t think will purposely go to that area. If go to Georgetown normally will use highway, the time taken from relau or airport i think wont have much different. Anyway, it is just my personal opinion.

    Some friend of mine stay at Reflection, The Clovers, Tree Sparina always go to Relau to buy things and wet market, hawker foodcourt a lot, school also nearby, many foods can get at Relau not like airport area like rural area. Very-very convinience at Relau

    Agreed! Location is the 1st priority for any property investments. All the convenience s surrounded will make the properties more value. This is the important point for property selling. Most ppl want to stay at convenience place. Although the Relau housing projects surrounded by foreign workers, but ppl like to stay here compare to those airport projects which is very poor demand, that’s why many empty units around. Relau is a satellite town in future like Farlim

    would you like it if day in, day out the road leading to your condo is jam packed, busy, nosiy, dirty etc? I’d prefer airport area condos. Wide roads, no jam!

    Traffic jam happen in peak hours only but u are facing all the inconvenience causes. Can u notice all the properties (condo) near the Georgetown area are more higher in pricing & demanding. Over demand price will up, so location is important. Why Farlim population very high, because it’s so CONVENIENCE

    I rent at this area for around 2 years, during working hours really congested, especially rainy day. Recently i move to solaria, more and more shoplots open at below. Normally i enjoy my dinner at bayan baru area, if compare with relau, bayan baru will be more convenience.

    We were talking about the Relau is better than the airport area base on the amenities & the accessibilities. eSpice & Pisa food court, G.Triangle shoplots, Hunza future big projects just at the corner. B.Baru only have factories & supermarkets only. At night is a dead place,

    Why a lot of ppl stay at airport area frequently come to Sg.Ara & Relau area- food courts, wet markets, schools, clinics, banks, restaurant, shops, etc. Answer is very clear- CONVENIENCE

    Hehe! Just compare the IDEAL projects units at both area shows that Relau (One Imperial/Imperial Residence/Imperial Grand) is higher demand than airport area. Many empty units found there is a proof. Majority ppl like CONVENIENCE place

    The main problem in Relau and Bayan Baru are too many traffic light, the most waste time is wating the traffic light. When peak hour and rainy day have to wait few more round to pass the traffic light. It looks like every 100m have 1 traffic light. Normally will spend at least 15 minutes to access to express highway.

    u are right! Those traffic light go to industrial estate sure traffic jam. Penang bridge, Lim Chong Yu express way, Yeap Chor Yee, Pesta, USM, Bayan Lepas, Sg. Ara, Bukit Jambul, Paya Terubong sure jam like hell.

    State government should take some action to the traffic congestion problem, either widen the road or build highway. Getting more condo in relau, bayan baru and sungai ara.

    Most of The Place also will jam like hell , coz Now Cars is getting more than last time,In future , all of our children will have 1 car each once they go to work, this is a trend rite now, Got 3 timing mostly all the place will be traffic jam in Penang :

    Mon – Fri

    Morning : 7.30am to 9am

    Lunch Time : 12noon to 1.30pm

    After office Hour : 6pm to 7.30pm

    Sat – Sun :

    Near To Shopping Mall & Tourist Place

    11.30am to 6pm

    …………………………………………………………………………………..

    If Compare Relau vs Airport Area,

    1.PRICE psf
    The Price Psf in Relau will be lower than in Relau , So Relau can be considered Affordable place by buyers & mostly the youngsters

    2. Convenience to find Food
    Another Thing is Relau is easy to find food court & have more variety of place for food & market if compare to airport area, Etc : PISA CORNER, SRI AMAN food court, etc.

    3. Near to Bank & Amenities
    In Relau Easier to Reach Bank & other commercial place

    4. Higher Dense of Population will make Commercial Biz Boom faster
    In higher Dense of population in relau area, it will definitely will affect all the commercial business in Relau area to Grow Faster, when their biz grow, it will make higher demand for rental & sale in future with better Price

    SK, just bcos you’re the sales person in charge of Golden Triangle 2, it doesn’t mean you’ve the rights to make these kind of comparisons. You’re no different from “kepo” who has own interest at hand…selling own unit(s). Having said that, your name will go down in history for putting other ppls’ property down to make what you’re trying to sell up! Anyhow, I’m also a nobody that speaks own mind saja….bottomline is, never put down ppl to make yourself look good….everybody has own preference and interests….peace

    Actually u are the 1st one to condemn Relau is a jam place, but this is only happen on PEAK hour only same like other traffic jam places in Penang. But Relau is more CONVENIENCE, this is very true!!

    It’s all depends on where u work and where u go most of the time. If u always go to town area/gurney/jelutong, then of course u will take longer travel time compare to those houses near to express highway.

    U keep mention Relau will traffic jam during peak hours only. But for normal office workers, these peak hours are the period that we always travel to work or back home, so we will stuck in the jam. Unless your working hour is flexible then u can avoid the jam.
    Again, the main problem in Relau/Sg Ara/Bayan Baru are too many traffic light which cause traffic jam.

    Agreed! We better stay as near as possible to our working place for time saving purpose.Industrial estate located at Bayan Baru causing traffic congested & high population, high commercial business & fast develope area. But other place in Penang also jam like hell during peak hours.
