i-Santorini @ Tanjung Pinang

i-Santorini, an affordable housing development by Ideal Property Group in Tanjung Tokong, Penang. The piece of land which was previously planned for a 988-units condominium project is now being re-purposed for affordable housing.

The new development plan comprises two parcels:

    Developer never mention will extend lease. Only say remaining lease is 85 years. For I-World, they did say will extend lease and written in the agreement.

    Not exactly at Vantage, depends on the day and package u take. When the time i go Vantage for 400k unit balloting, they ask me to travel back to their office at Bayan Lepas for balloting. What a such long distance. It’s so ridiculous!!! So better call to ask first before go.

    for our experience on 1st badge ballot on 400k package, not necessary all are better unit. We saw some got low level some got high level.

    Not everyone can get lowest rate, just try to get lowest possible for yourself.

    Just stumble upon this development. I’ve been monitoring the condo launch in the nearby location (Tanjung bungah to Batu Ferringhi). Was amazed with the “relative” low price at the prime area. I can’t apply for affordable housing cos working in Singapore. I am waiting eagerly to snap the public unit, even at higher price.

    My view to all who is still considering whether you are investing or buying for own stay, location is KING! Just check how much is other condo nearby selling. After the expiry of affordable housing status, this unit will be considering as condo unit. Although the price might not be as high as nearby condo unit, but it will likely match them.

    Public release will definitely be more expensive. Maybe 10% or 20% no one know at the moment. But don’t forget, the unit is exactly the same as the one you balloted. Let say public pay 20% more and after OC, no change in price. Those who ballot will get a solid 20% capital gain, not immediate of course, paper gain to be redeemed in 5 years time.

    Just my 2 cents, don’t hammer me. I am waiting for public release.

    u need to pay 10k cheque to developer only they will arrange the ballot schedule with you. After ballot if you are not satisfy with the unit, u can always reject it and developer will return you the 10k cheque.

    You are not wrong to say that location is king. But this project is not that straight forward. Buyers better beware.

    Some insider told me that pg state gov will end up owning many units after some units will be open up for public purchase (without having to qualify as a affordable buyer). The extra premiums earned by developer from these public units will be given to state gov, and in turn state gov will use all that money to buy units in I-santorini, and to be rented out under the “rent-and-own” scheme. This scheme is specially formulated to rent out these units to those who can’t get bank loans.

    When someone cannot get bank loan, that means he is financially not sound. So here’s the problem dear I-santorini owners. You’d have people who are FINANCIALLY NOT SOUND staying in there. You will have all sorts of problem with these people. Collection of maintenance fees will be an issue, breaking of house rules, etc. When these things happen, who is the management corporation going to go after? The owner of those units, which is The state gov? It will be a good show to watch then. Big mess coming up!!

    All of us didnt read the brochure carefully. In fact these r not real condos but jz an apartment with condos facilities. For condos each floor hs only less than 10 units. All seasons park in farlim is a good example — each floor only hs 7 – 8 units.

    So I will be required to again select which package i want when im at the office? If so then why need go through the Perumahan…seems pointless…

    Those are the major different between 3 packages:
    300k: 1′ x 1′ floor tiles with 1 carpark
    350k: extra 1 carpark and mild steel grill gate.
    400k: 2’x2′ floor tiles with skirting, upgrade a/c ledge to yard (extra 23sqft usable area), toilet waste pipe box-up, air-con/hot water piping ready, free lawyer fee (about 7k), etc…

    Affordable Homes is definitely not a condo. Globally, all public housing or so called affordable housing are often high density development, located in less strategic area and residents often comprises of blue collar or lower income group.

    It is indeed usual for this projects to located at such a strategic location.

    Due to the lower selling price, developer can only make profit if they go for mass production x thin margin = desired profit.

    One of the requirement is Penang born but also working in Penang.
    Could you justify on this?

    As eligibility for affordable housing are as follow:

    Must be a registered voter in Penang and met one of the following criteria:

    i. Penang-born working in Penang
    ii. Residing in Penang for at least 5 years from the date of application
    iii. Bachelor degree holder or diploma with a minimum 2 years work experience (talent & skilled category)

    Yes, must be Penang voter is compulsory.
    From my understanding, it is also a must to meet one of three criterion as below:

    i. Penang-born working in Penang
    ii. Residing in Penang for at least 5 years from the date of application
    iii. Bachelor degree holder or diploma with a minimum 2 years work experience (talent & skilled category)

    Therefore we have to fulfill at least 2 requirements which is the first requirement (Must be Penang voter: compulsory) and the second requirement either (i) or (ii) or (iii).

    Could you or somebody please advise on this?

    In order to stimulate the development of affordable housing, it has also been decided that 30% of the units in any particular 100% affordable housing project may be sold to the open market, with the following condition:

    The units are to be sold at 10% above the controlled price in South West, SPU, SPT and SPS districts.
    The units are to be sold at 20% above the controlled price in North East district.
    The purchaser has to be a registered voter in Penang
    The purchaser can only purchase one such affordable housing unit
    The said unit cannot be sold within 5 years from the date of vacant possession.

    Podium Block (Ground – Level 9):-
    2 storey shop lots
    6 storey carpark
    2 storey facilities area

    Show open from Mon-Friday because the sales of public units is on Sat. Public units price from 430k.

    Say limited units and the sales of units will be by balloting of names for selection of unit. If interested, have to go and register this Sat between 9am – 11am. Have to bring a cheque.

    Remaining units are those not so favorable lots. Around 65% taken up.

    Noticed available units are either at lower floor facing Breeza or units attached to lift facing pool. Other good units gone.

    As what I know now block C is still opening for register and ballot (only for affordable house candidates).
    You may submit your PN1 form to ideal and they will do the rest for you submit to Perumahan for appointing i-santorini this project.
    Then you should receive 2 confirmation letters (if success) from Perumahan and Ideal, submit 10k cheque as deposit to arrange ballot appoint, cheque shall refund to you after ballot if you reject it.

For 400k purchaser of this project, they are still opening lousy units like 3A, 13A n etc.1 I have no idea what’s their hidden agenda.

    So happy that the government allowed 30% unit for public. Investing in a reasonably priced unit at a prime location is a much better option in the time of uncertainty. I bought 5. :-)

    The more eligible rejects the project, the happier is the developer because they just need to inform States that those eligible buyers are rejecting the units and appeal to open all to the public!

    The public units can now be sold 5 years after SPA and no longer from O.C. They can also rent it out thus investors will definitely grab.

    Heard that One Foresta public units sold out in 10 days when it is open to agents. Expect same when they open it to agent to sell!

    Beside earthquake, the most commonest problem is the elevator. How many elevator cater for each block? If anything happen to the one of the elevator ( which will happen sooner or later), then will be a long wait for the functioning elevator… Or climb up 40 plus floors… Sweat!!

    U can buy lower floor as well. and u climb accordingly. thats it. Even if you working inside a tower, you also need to climb when got fire or lift spoilt

They charge ridiculous price. Many owner of Ideal Property is facing this issue, and the developer didn’t help to solve this issue, worst still allowing them to set up a booth in the building. So think twice before make the choice to buy their project.

    I visited the sales gallery last week, but I think not a good property to buy. Reasons :-

    (1) When I asked the sales personnel what type of security system will be installed (1-tier? 2-tier? 3-tier?), they don’t know.
    (2) When I asked inside lift got card-access security or not, they don’t know.
    (3) For Block A, which is suppose to be the more expensive units, the ground floor lift lobby is inside the car park. How odd.

    Now people buying these 3x higher density and 4x the money “flat” at 300-400k

    Yes. There is other panel bank like Ambank, Affin, Rhb and Maybank. So far what i got are Affin offer best rate of 4.4% (with MRTA), Public bank offer 4.55% (with 5 yrs MRTA) and Rhb bank offerred 4.6% (without MRTA)

    2. Then within 5 years can’t sell
    3. Landscape area at podium will be lesser

    Actually I do not understand why people want to pay 400k for this tiny place with no balcony which looks like it is even higher density then the Maccalum Gaut flats, I rather spend 300k on a freehold super low density resort 1300 sqft condo on the mainland near TUDM, especially considering the transport links with the island is going to get better in the next 5-10 years. Really can resale this i santorini at 400 k when complet? Really can live here for 10 or 20 years? My 5 sen worth :D.

    To be qualified as Condominium, minimum unit size is 1000 sq ft. The density per floor doesn’t really count, but mostly limit below 10 units per floor depends on the building design and layout.

    unlike the open units, for affordable house it would be under Block C and you need to pay 10k cheque for ballot a unit if you interested. U may refuse it after ballot if you feel the unit that u get is not satisfy you and the 10k cheque shall return to u.
