    This is for people who cannot afford a RR but still want to show off. And the best thing is, after the various “rebates”, “discounts”, “incentives”, you don’t even have to pay a single sen upon signing the s&p….:) The City of Dreams indeed!!….:)

    But what bothers me most is this. Zeon Properties is collecting RM5000 from each “interested potential buyers” so that their names can be placed on the so-called “registration list” at the recent property fair at straits quay. Now here’s the issue :-

    (1) Agents can’t reveal (and don’t know) exactly where the plot of land where the City of Dreams will be built.
    (2) There’s zero info on the project, except for the Rolls Royce.

    This agent should be charged for illegal deposit taking.

    Developers must now display plot, price and all the features in the advertisement before collecting downpayment. If not, go and complain to the state gov. Close them down.

    Sounds a load of rubbish to me, only an idiot would pay $5,000 to be provided with no information at all

    there are only a few sites left on STP, must be between Brezza and Jazz hotel. Hardly a luxury site, not close to the water, you can hear the cars from OPR come past your window, so I guess the Rolls Royce must be to drive you to the water to get on the yacht (yeah right), wait and see if all these are listed in the S&P, if not in S&P, don’t expect to see it

    Whether price drop or not, that’s another matter. But consumers definitely deserve a fairer deal.

    I mean, it looks like anyone can setup a counter at the mall, claiming to represent a “reputable developer” in selling an “upcoming super luxury condo” in the “exclusive area” of tanjung tokong at RM400/sqft, you just have to put in your early bird deposit of RM5000 with them to secure a chance to book 1 unit at pre-launch price. I’m sure you can easily collect deposits from 100 interested buyers. That works out to be a cool half a million ringgit for a day’s work…..:)

    We pay RM5000 is to book a slot in the preview launch. Else, we can refund anytime. If really good, we will have the advantage of earlier bird, else, just fully refund. No worry.

    Hi there…
    It legal as all the customer pay to the stake holder (Means the panel Lawyer). And is fully refund is don’t want to purchase. When the time can choose unit they can either say want or don’t want. By that time all the developer info will be disclose and the SQ and price as well.

    only unethical developer will accept this type of arrangement. Unable to surface, using dirty tactic to gauge the response so that can price sky high if registration is good. If highend proj, then this kind of awareness is cheap skate! Dont see E & O, Mahsing, S.P. Setia hiding behind the agent to do this…

    out of so many cities arnd the world penang is in top 10 for many categories…. penang is a super unique destination… the sad part is penang was put to sleep almost a decade or more thanx to the stupid corrupted BN government… and BN didnt give what a place like penang needs for a long time…. but regardless of these penang surface to the world’s view for it’s fantastic and unique charm… now penang is shining again blessed with a proper govt… still needs further cleansing but penang will surely thrive… many can see it already… penang is penang… like none other…

    Basically what Zeon is trying to do is to get the names of people who are interested in buying something around the price range of RM1000/sqft in that area, after which they are going to go back to the developer and say that they have 200 purchasers (fictitious of course) already placed booking fees with them, so that Zeon can negotiate a bulk buy deal with the developer. With the discount in hand, Zeon will continue to look for buyers as things go….:)

    I have heard this site should be at the very end of STP, closest to Gurney, Certainly not close enough for Zeon to be advertising it as located at Straits Quay. Apparently the land does belongs to another developer and not E&O

    The longer this goes on without any real information being provided, the more likely this is bogus as Big China has highlighted above and they are fishing to try to put in bid to get the land off the existing owners

    The land is currently “owned” by State government, part of the deal of EnO to allocate part of reclaim land to State. The state land could be part of the state land swap as part of the 3rd link tunnel building. In Zeon’s presentation, the developer or contractors for COD are same contractors for 3rd link tunnel.

    Zeon call me to take back my RM5000 deposit. They told me coming 2nd half of 2014, City Of Dreams will launch and they will call my to review it and by then to pay RM20K (not refundable) to book a unit. I aks them whether they have advestizing permit now or not have, they refuse to tell me. I ask them to show me the layout now but they refuse to show me. Can anyone tell me, what kind of marketing Zeon doing? I want to see the plan now, then i can decide to stay on or quit from this project. Can anyone advise me?

    It’s not that they don’t want to show you, but they just have nothing to show yet. Anyway, there’s no big deal about this project. Rm1000/sqft condos are nothing to shout about nowadays. Yacht & Rolls Royce services are all nothing but imagined up by the promoter, an “ah beng” who thinks penangites are as obsessed with “luxury” as he is!!….Hahahaha…shit huh!!….Small town ah beng selling time-shared Rolls Royce !…:D

    This project will take at least another 2 years before they can start building because no construction can take place until E&O starts reclaiming the land.

    why not? it is stated that no construction can take place until E&O reclaims the land. So E&O did mention that it will take 2 years before any launching can take place. So other developers involved in STP2 can’t launch yet until E&O has completed the reclamation for gurney drive.

    The land, Lot 702 situated in Section 1, Bandar Tanjong Pinang, Daerah Timur Laut, with size approx 3.67 acres (159,865 square feet) HAS ALREADY BEEN given by the state to the “developer” as PARTIAL PAYMENT for the works for the major roads project and the third link (tunnel) project in Penang.

    Nothing to do with E&O lah by dear gundu friend.

    So here’s the thing gundu (lol). Some control has to be put in place.

    By right, when a developer is promoting & advertising a project, an advertising permit has to be obtained from relevant authorities.

    Obviously, this is to prevent innocent home buyers from getting conned by people selling soon-to-be-built properties that are “non-existent”.

    So in the process of granting an advertising permit, the authorities would have vet through all the relevant docs to make sure the properties that will be marketed to end users are within pre-specified expectations, before granting the advertising permit.

    So gundu, are you able to identify the loopholes in this Zeon Properties-City of Dreams scheme?….:)

    This project was a fishy from day one

    Rolls Royces to drive residents around, bowling alleys in the club house. Curtain wall exterior

    plus a competition to design the logo. Its called City of Dreams, cos you gotta be dreaming if you think it will be completed as they said

    Rolls Royce…Hmm…1 customer book a day…I think I will need to wait 2 years before I can book another turn…

    Unless they have 5-10 Rolls Royce waiting for you everyday when everyone will be wanting to use it but from what I expect, you will have to rent the car instead of using it for free…

    High end properties are not easy to sell at all at this point of time especially with the banks tightening their belts and the fall of the ringgit. Whatever you hear from the market especially from those with their own interests to serve must be taken with a pinch of salt. The reality is far from the proverbial bed of roses.

    The take up rate I believe for this project is only about 10%. With the market now , I dont think they are selling well. The fact that they have to go to KL to sell is indeed a very bad sign. Heard they will be marketing overseas as well.

    The rolls royce and Yachts are only a marketing gimmick. A real buyer will not be enticed into buying properties because of it. People who can afford this project would have their own cars anyway and would not need to rent the rolls royce. As for the yacht, how often does one have the time to go yachting? to me these are all not practical at all and merely marketing gimmicks

    I saw the sales chart. Both corner unit is 90% sold.
    I thought selling to overseas is better?
    As malaysian thinks more foreigner means better value, properties with more foreigner tend to have higher value.
    If they indeed sell at rm1500 psf means the properties is worth buying. No?
    Rolls Royce, bowling alley,mini cinema and yachts are gimmicks.
    But they throw in nearly fully furnished items for owners.
    I still think is a better buy compare to Katana condo and City Residence condo by Ivory.
    What do you think?

    The plot is right next to the STP low cost behind island plaza… so the city of dreams is indeed a waterfront but have mangroves only… i went to the plot and took picture and info… cadangan penyediakan tanah untuk pembangunan…… concept ‘Health.. blah blah..’ mentioned the name ewin zenith… dua bangunan 39 tingkat berserta podium 5/7 tingkat… i have posted the picture in skyscrapercity… and ya it’s fucking china developer surely mouth full of lies… but then again this developer is closely working with Penang government so i don’t he will mess with Penang… this developer is associated with megaprojects in penang roads and tunnel… so it is hard to say this developer is bullshiting whatsoever. they probably targert really rich and genuine buyers…. i see a lot of dumbos in this page talking nonsense without doing their homework and findings plus lacking forum ethics… anyway to those who have paid deposit congrats and nothing to worry… it is not that easy for a fake agent to come and take money… and yeah there is gonna be reclamation later but only for road works and public park adjoining, so there wont be highrises blocking your unit… someone in the page suggested that the plot is somewhere near jazz and tesco… it is incorrect… that is the plot for tamarind and initial works are being carried out now… full of lorries and trucks in the area now breaking the roads…

    Interesting read on Ewein bags for the 2nd biggest project.

    But as a reader what made me disgusted is how Ewein (Dato Ewe) is riding on E&O and Seri Tanjung Pinang name and at the same time bashing and criticizing E&O.

    Did Ewein forget is that;

    1. E&O will have to reclaim the land for state government.
    2. State government will then give part of the land to EWEIN.

    Without E&O reclaiming the land, EWEIN will not even have any land to developed.

    Furthermore, the so called view sea view of city of dreams will be affected due to the reclamation just right if the door front of City of Dreams.

    Google is your best friend, just search for it on Google map now and you can clearly see is not sea view but mangrove view at the moment and the picture of it with sea view is misleading.

    At the same time, please do not worry that City of Dream will sink because of soft land as rumour say. We have done property study before starting this project and we will do property foundation work to ensure the project is safe to occupy and will not sink. City of dream will be safe to buy and it is a good location. The density is lower than E&O tamarind project which is 160 units per acre, City of dream is 155 units per acre only. Our selling price is starting from 1100 psf, still cheaper than E&O’s project selling at 1800psf.

    When you compare density to per acre you use Tamarind……much lower by 5 units per acre only…….when it comes to pricing you use Andaman instead….lol first time I see people make comparison like that

    I saw their booth in Gurney Plaza on Saturday which they paraded the Rolls Royce. Upon closer inspection there was a banner stating that purchasers are eligible for a lucky draw which they stand to win A Supercar. I was just asking myself, behind all that glamour, is it all that rosy for the developer if they have to make offers of this extent to entice buyers? Obviously no because i never saw IJM or E&O make such offers in an effort to market their products. In fact I can only recall that people queue up to buy their properties and even employ banglas to queue for them the night prior to launch! People were begging to buy from IJM and E&O. Here we have a case of the developer begging the public to buy! Res ipsa loquitor! the facts speak for themselves !

    Same goes for Marinox and Tamarind, there will be a highway running in front of it. Marinox will be worse than Tamarind as the footprint of it goes along with the highway while at Tamarind, you still have some units located more than a block’s distance from the highway.

    Well, there’s a few things you might want to be clear about. In Penang, you can’t sell RM1500psf on seaview alone. A seaview is nice, but really not that big a deal. Does this project have seaview, I think so. Is it worth RM1500psf? I don’t think so. Is the developer struggling to sell? Yes. In fact, after discount, you’re looking at only ~RM1200psf, but still a tough sell for the developer and the “exclusive” agent. My suggestion to Ewein, fire your sales agent.

    Iv just got some news that this project will not be moving at least for another 6 to 8 months or so as the appeals board is going to re-hear the matter all over again. This is the minimum period i was given to understand that the appeals board will take to resolve the matter. It could well be into more than a year. If ewein is unsuccessful it would mean that a reduction in density will be ordered. Would advice people to stay away from this project as the outcome is still uncertain. You could be paying for a unit thats NOT going to be existent after the hearing!
