    The trend is high rise in B’worth now, the price will surely trend up as well… This one has low density. I guess it will be at least RM250psf with one car park and after available rebate.

    Yes, sure, see how is the price trend for Pinang Laguna…..What is the price for BM City Mall? It is RM280psf (if not mistaken, did ask in the PISA property fair recently). For this project, i agree the price will be ~ RM250psf, with RM350k onwards (from lowest floor), and RM400k for good units from medium floor onwards, hopefully the developer is kind enough to give 2 car parks (come together), very phobia with those developer give only one car park.

    The trend is condo does not mean no landed project at all. Just compare to 5-10 years ago, how many new condo & landed projects u see in B’worth, then compare to now. Can u see the trend? The trend of high-rise is inevitable when the prime land get more scarce and more expensive and the demand for housing gets higher. All developers want to reap maximum profit from every inch of land. That’s why even for landed, they need to build “luxury concept” of at least semi-D or 3-storey, even better with G&G to sell at higher price. How many ppl can afford this? Ppl with low/middle income will only buy subsale landed at “less established” area or buy new condo. Sad…

    For the price tag, it’s just my guess. But I think it’s that price if u really study the market here. However, Metro Jelata tends to come out with lower than market price tag. Lets see how will they price this project.

    Let’s look at the Carissa Villas at Bagan Lallang, RM600k++ for 3 storey; The Residence at Bagan Lallang too, RM800k++; all G&G. Where can find a new landed property at Taman Bagan, Bagan Lallang, Raja Uda, Seberang Jaya which not above RM500k++…..all these area are prime land at mainland. So, Condo is the choice, with RM300k onwards. Look at Tambun Indah’s trend, they build a lot of Condo at these area with RM300k++; but build a lot landed at Simpang Ampat with 300 to 400k++, with not so happening area with big land.

    Heard the price going for 280 psf. More expensive than K Residence.. Looks like K residence is a better bargain considering still few units available. I don’t think all these condo worth for investment.. Good for own stay only. BTW, I have unit in K residence whixh I bought for my daughter and planning get 1 in Primero Heights for my son.

    Heard launching in late April. The starting price for smallest unit from 350k+++. The design is better than k residence and kelisa residence. Probably the best condo concept in mainland.

    Heard the actual price comes to 288 psf. One of d most expensive in mainland without any attractions in surrounding area. Guess the price trend has increased by another 20 percent in 2nd half of 2013. We should all boycott.

    RM280/sqft is what I received from the developers SMS. It’s on the high side and the location has plenty more land to develope. Expensive is bad for 1st time buyers but good for those who investested earlier. I’ll still visit the launch to check if the DIBS are worth it or not.

    I believe the property hot storm is going to flow frm island to mainland..in one to two years time you will see a totally different trend.i am not from developer but just a normal resident.what i feel in this area is short of commercial shop..developer should develop built shop lot or franchise around tesco to boost the value of this area.

    Frens, unless there is a property bubble, then only will see a dramatic drop in property price.if not, price will keep increase even is 280psf you feel expensive but still buyer there.how about after two year, price increase to 380 psf? Of course you still feel expensive but accept the fact still buyer in the market.in fact,i Don feel that there is a priory bubble in coming few years unless major events likes us economi crisis again.     This is definetly overprice. The developer want to grab huge profit from the project. Buyer have to think wisely. Look at Harbour place how many people can get good subsale? People at mainland still got choice to buy landed. they don’t mind to to go a futher far away to get resonable price property.

    We should look at mainland overall big pic,sbg jaya development will not so aggressive due to limited land, what we hope is Belleview mega shopping mall will go through n bring a change in this area.for the next two year, state government n developer will put their bullet attack tambun,simpang ampat area, the price there will totally different after.just think yourself where is the next ‘auto city’then aim that area,80% your investment won’t go wrong..

    Harbour place Ocean view condo subsale is very good, my friend sold a unit few months ago get profit of RM90k (after deduct agent commission & RPGT), not bad. PJD going to launch phase 5 project here soon, i trust this developer because of it quality work & management.

    Master Planning Is The major consideration when buying property.
    Island have E&O; IJM; Mah Sing master planning.
    Butterworth just PJD and Tambun Indah in simpang Empat have proper master planning.

    I went to see the Villa Primero G&G housing that developed by the same developer Metro Jelata. It is just beside the primero height. The landscape design was awful and low standard. I guess this developer has no experience in building a good landscape. I’m worry with my purchase now..

    Went to the show unit on 6/July/2014. This price for Primero Heights starts from RM408k (1380sqft) about RM296/sgft. with kitchen cabinet and plain plaster ceiling. Each floor increases RM1k. There are about still about 40% units un-purchased.

    Do you think worth to buy?

    It depend on your need. My reasons are: strategic location, for safety of my childrens-now days landed property security is worst specially Sbg Jaya area.
    The price is not to say cheap or expensive but just reasonable. RM400k++ , 1380sf, 2 car park, free kitchen cabinet, plaster ceiling, con-sealed aircon piping. In island this will cost double I guess.

    I have checked the high tension cables, it is actually turns away far before the Primero Condo. Of cause there are smaller one running across but far away from the Condo.

    If not mistaken the price is RM401k onward, increase RM1k floor by floor( this was 5months ago). Current price I dont know, pls check with them.

    This project right infront of low cost flat…those bought unit here, good luck to you as you gonna fight for car parks with the low cost units along the small & narrow roads.

    Agree with you if you have more than 2cars.

    what is the future prospects of this area?
