    Wah, RM450 per sqft and smallest unit with 3 bedroom also need RM550K+ onwards :(

    Actually the smallest using is ~44sqm only. That’s about 470 sq. ft.

    Type I only available on 17th floor, why they don’t build type F and type G on others floor to type I. What a design?

    The land size is very small, so this must be a very compact apartment. The flow of the traffic is also very bad especially during peak hours. So buyers need to take this into account.

    I don’t think the site location worth the price tag. It’s behind the green colored apartment, can imagine how closed to each other. Building/units layout are limited by land size and shape. The access road is another MINUS.

    if it is yours….its yours….

    We came to this world just temporary. This is a journey in life…..

    Why burden ourself, stress ourself……do you think this condo is for free? No rite.

    You are probably going to be slaughtered first by developer then developers salesman and konco.
    Then Realtor/prop agent……

    By that time, you are saddle with debt @ hutang keliling pinggan.
    And worse still, who can dare to say that their job is the most secured in this era. Once you got retrench….bank will lelong your condo la.
    And how many are actually can effort to pay housing loan RM4000 – RM5000 a month?
    Be wise…..don’t let the developer make you desperate….

    I am a senior engineer trying to seek a living in Penang. With the monthly salary of about 7K++, i only left with 5K++ after deducting EPF, insurance and petrol. How can i manage my living if i have to pay a montly loan of ~4K to buy a >500K apt (which is the current trend). Seem like i have to go back my hometown and stay with my family already.

    5K++ cannot do anything now with the high apt price. I am at my early 30s. Do i need to use my retirement fund to pay the 35-40 yrs loan? :) What should i eat after i retired?

    You are a senior engineer, you should able to make a full use of the remaining 5K.

    If you are renting a room right now, take up a 300K~400K apartment as the beginning, save the rental for your installment. monthly installment < RM1500. If go straight to a new condo, 1200sf at ~500K, monthly installment only ~2K.

    If you currently own an apartment, it is event better.

    If you still can't see the point, really can't help liao.

    During end 2012, internal selling price 460/sqft.
    Some “agent” was selling with 30k premium and become almost 500/sqft.
    That time said going to launch early 2013 but still so quite.
    The land nearby already has 3 storey terrace construction ongoing.

    Is it a good buy at 500/sqft? Or at 460/sqft? would like to get some opinion here. I am interested in either the Peak from SP setia or this project. I checked out the piece of land for the Peak(SP Setia), it is just opposite a mosque so I have some concern and in addition I read that there is some issue with the access road. But I would like to get the opinion of you guys for this nibong residence project for the price above…thanks

    460/sqft is quite good for last year but 30k undertable is high risk.
    Until now what is the progress for this project? Nothing….

    For SP setia project, there was protest from Sg Nibong residents.
    Plus SP setia focus on sungai ara / relau project now…

    I went around the area today, didn’t see any mosque or graveyard but I read in one of the post someone mentioned it is facing a mosque and graveyard. I would have preferred a 1200 or 1450 sqft apt but for those sizes it is completely sold out sigh…I am hoping to get the 1700 sqft, at RM460 per sqft I think it is still a good investment?

    Luckily I didn’t wait….otherwise become another “punching bag” of developer “Mah chai”.

    I can understand those who really wanna buy property to stay@first time home buyer.
    They will be left HIGH and DRY, FRUSTRATED and dig deep into pocket just to get a unit.

    Yes, for unit that is above RM1million those “Monkey”, “Snake” and “Pig” dare not take up bcoz how many buyer will buy resale from these greedy buggers? Besides, the surroundings is so-so only. There is a most opposite if I am not wrong.

    Well, that is life…..if you feel its not worth it, then don’t buy. Nobody force you to buy.
    As for me, I am happy that I make up my mind not to wait and I got my single storey at Sg.Nibong.

    If you have 1 mil, better to get landed house in Tmn Sri Nibong.
    2.5 storey is selling at 1.2mil…. you may consider for own stay….

    Fully agree with you. Can still get double storey slightly below RM1mil depending on the house condition surrounding Sri Nibong and Pantai Jerejak.

    I got my single storey at <RM750K.

    Checked with them from Queensbay Property fair.
    This project was not open for public and more than 90%> units was sold for its own staff only.

    It really make those who registered with PLB looks like fool.

    Now should see who going to buy PLB apartment at Balik Pulau! Aplenty….

    We buyers especially genuine buyer should teach this developer a lesson. Make sure its a failed project @ poor response.
    It can only happen if we stick together and punish them indirectly.

    How to punish together la?? By continue paying rental while watching others buy and let the price continue to go sky high? I had the same thinking before and thought that we consumer should be treated better, but in the end?

    I think this project have too little unit that’s why such issue would happen, it’s sad but still I think everyone would still prefer having less ppl in one condo. Imagine those with over 300 units with all their friends and family coming over to share the facilities!

    u can accept just buy a room for stay foever? for invest-no buyer later, for rent-rental below 1k cant cover cost, for stay-stay hotel cheaper. if interested studio unit, better go for pwc? more facilies? more quality? more cheap?

    With the escalating property price, its going to be very difficult for a youngster to own a 1000 plus sq feet home. Studio will be the better option and later on upgrade to bigger units. pwc price is not cheap for studio.

    Yes. Low dense condo, 17 -storey with total unit <100. It is consider as very rare in market as of now with this price and this good location,

    Studio units I think only 20 units only. Should be selling fast.

    Psychology research shows that apartments less than 550sqft have a negative impact to its residents. If you cant afford bigger units on the island, mainland is a good alternative.
