    my friend bought one, commercial unit, being stamped eventually. But will advise him to check if more than 36months, whats the compensation GVC will be paying…

    checked the spa now. it’s 36+6 months(buffer period) from the date of piling starts.
    3.5 years..huhu…is it same standard as HDA?

    42 months from piling start…definitely not standard…why refer to date of piling start, not SnP stamping? it is so subjective and up to developer’s justification…

    From my memory, inside SnP only mention 36 months wor. Got +6months meh? Even I signed the SNP for 2 months ago, but arena tauke not yet stamp and return to me, heard that once stamp mean piling start..

    May i know who know the mean ‘OVERHEAD LINK WAY’ & ‘BUS INTERCHANGE’ ?

    like it or not, Arena will be double/triple profits after 3-4 years from now…
    Location is too good, Sungai Ara top area, can be foreseen another Gelugor Area..with Giant, AEON Jusco on the pipeline+2nd link bridge…
    just so sad didn’t have chance to grab one

    Bus interchange, Bus Depot, Bus parking… this is very bad for air quality + boom boom sound + low class passengers + congested traffic.

    NOT AN IDEAL PLACE TO LIVE! Why do you wanna live next to a bus station!

    But that 2 blocks nothing like a condominium, just like an apartment with a small swimming pool. Design looks pretty much like the 2 high rise blocks at Lip Sin market there. Don’t know whether can be priced like a decent condominium when completed, or just an apartment. Anyway, good luck to you…

    Not sure what answer you want, but the actual definition is —

    Condo: The whole building called condo.
    Apartment: A unit in the condo.

    So, we should say: My bought an apartment in Arena Condo.

    And… BJ Court, to me is a condo without good facilities.

    Cal, unless you are speculator you wouldnt mind when you start serving your loan as it would not make any difference. And if you are speculator, i hope you got hit hard by the market downturn and teach you a lesson for not”goreng” property price till the average folks can’t afford it.

    Hi average folk, it was very bad to curse others to be hurt by economy downturn. You could not buy simply because you are incompetence to earn enough money, blame no one, but yourself. Be careful of the “last two years of yours”, hahaha!

Every buyer need to pay extra while waiting for OC, regardless of own stay or speculators.. each month may need to folk out RM1.2 – 1.5K (depends on loan amount) just for loan interest. , and the BIG problem is, we don’t know how long GVC will take to obtain OC! I think just 2 blocks building is very fast to build, then after that interest will be paid by buyers. But giving their track record on the “dragging” on SnP, I am very worry about OC date… especially OC will need a lot of documentations to various government departments, and obviously GVC is very new to these processes and requirements…

    Scary since Milan Doshi and other Prop guru always suggest buy from reputable developer. Maybe Triple Kenny Ken Kent know this fact and looking for other opportunity. And I also agree with BeEnds that you can’t be too picky or you are going to miss the boat. Come up with say 10 criteria and if it at least fulfill 7 or 8, then grab it. There is no property that is perfect 10..

    Someone in the forum got list out the projects in the area. Should be at least 5000 units. You can check yourselves too. Maybe by the times you count already got extra few hundreds.

    10k might be small money for some investors, but your loan eligibility will be severely impacted with 300k-400k loan tied up there. Unless you terminate the loan agreement and pay some penalty to the bank.

    “They don’t own the land”, that is the problem… it means this is only sendirian berhad with minimum asset. If it close shop then the land owner can easily find another developer and work out new project and sell with higher price, while you ban-ban chase for your 10% deposit…somehow some earlier report said developers only profit 20+% from completed projects, and now the minimum wages has further erode the profit margin..
