    Well, you are not wrong. But the problem is, there’s simply no real demand for so many units, unless the price is sold at below “current inflated value”, then it might make sense.

    Best condo? Personal references vary from one to another. I find it too noisy for own stay, plus would likely have to pay much higher maintenance and assessment fees due to commercial title. Location is quite convenient though.

    location good…..one need to checkout how much is the cukai taksiran whether it is so costly as one world / one sky (about rm2k-3k yearly)

    also double check whether can change the TNB/water from commercial rate to residential rate…

    however, 700k+ pricing (for average big units) is a bit hard to ‘swallow’ by average joe……6++k is the limits already…… owner be prepared to hold a period of time……like those Sg Ara Reflection owner…

    No doubt the location is good. But the density is too high (> 700 units) and I cannot accept most of layouts, not worth to pay 700K+ for a unit which looks like a “long house”. Sorry, I can’t fall in love with Elit.

    I think this place is good in terms of location.
    Anyhow, the residents will save from travelling to airport or weekend shopping because Giant and Sunshine is nearby. So, this is the reason i continue to check on this place.

    The reason why people are holding now is probably want to let the gangster contractor go away and then start renovating. Anyway, i wonder if the E3 has a better sqf selling price than E2 or E1 because of the direction facing the sea and both Penang bridges.

    Well, may sell very well when Promenade complete. Cause comparing, this is way better. Now ppl are thinking hard as 700K++ is really something you need to pull out from your pocket.

    Wah, title converted to residential? So they buy cheap land under commercial title, build the apartments under commercial title at commercial plot ratio to maximise the number of units, then convert back to residentail title? Looks like the developer is the BIG WINNER!!! Hmm…I wonder if there is any “buy-off” at the “title conversion” office….:)

    Why would the land office allow the conversion at this stage? Should they not convert it to residential title first and build it based on residential plot ratio?? This is obviously favouring the developer BIG TIME!!

    If this Elite is Commercial title, then you cannot chase out this so called “Gangster”, cause anybody can use the unit to do Business, they are doing the renovation business.
    Also, in future, I have feeling it will be Pantai Hospital’s hostel as Patients can officially go in and out as this is commercial building…. am I correct ah??

    I am looking at Penang will march into Medical Tourism, so Pantai Hospital might benefits from there and its nearest condos as hostel. Not forget local patients from Mainland might need places to stay as well…

    Don’t think so, there is already over capacity in the hospitals downtown, which have been expanded recently (lohguanlye, Gleneagles, Adventist & Island WIP). Business is not going to spill over to Bayan Lepas hospitals for the foreseeable future. As for locals, they don’t normally require apartment stays.

    However, this type of SOHOs could be very suitable for “masaj” services, hidden from public view. People who work in FTZ are lucky. Just drop by during lunch time for a quicky!…:)

    There are many other better hospitals in town which are more preferable by those rich Indon.

    That is why every one of them have expanded in the last 3 years.

    But, we do not see any expansion in the hospital here. (except repainting)

    Bayan Baru has over supply of condo. Go to invest in Georgetown, Gurney and Tg Tokong.

    guys, come on, don’t think MPPP is so easy to let u do this, change that….let me give u a few example:

    many yrs ago, IJM promise The Spring condo buyer (at Jelutong) they can change 99yrs leasehold title to freehold……it never happen, today The Spring is still a leasehold condo.

    now, u see one world / one sky not able to reduce cukai taksiran, only manage to change water & TNB rate to residential rate (coz water & TNB is not control by MPPP)

    and then, u expect SEAL (developer of Elit) to change the cukai taksiran to residential title??……. come on lah, u guys got to be realistic n prepare for the worse case lah if still intend to invest to this property

    This is what local people can effort. Some more the seller also can earn already as their initial purchase price is at ~RM300/SF only. Some more with free S&P and loan and DBIS……

    Penang property need to reflect more “healthy” price…. just my opinion..

    In term location Elite Height is much better than Relau. Nothing to pity. If I have a unit there, I will rent to Indonesia Chinese who come for medication in Penang island. It will making a good return after that. I think as for now sub-sale for property is slowing down but it’s doesn’t mean price will drop. Buyer is having challenge to get 90% bank loan and I believe most of the owner have a strong holding power. Owner will dump their fund into loan to save up the interest. We will see property transaction significantly drop and <500K property could be selling like hot cake.

    I actually sold mine at 988k/1 carparks/20 floor 2 days ago. My friend of Iskandar Johor told me elit will shot up based on good location. But I cannot wait. So I sell first. I post here so that other buyer can sell higher than the current price or play the hold game.

    wah lucky loh u all sell so high price….no chance at all if u meet a kiamsiap buyer like me..I just bulk purchase 2 units 1100sft (buy with 400k) and 1 units 1445sft (buy with 500k) last week, with condition cash-buy~!

    all units are high floor with 2 carparks.

    I dunno how much the original seller earn or lose…..but what I care is how much I think those units worth….

    Very bad time for elite owner if u plan to sell above 700K ………RM 550K – RM 600K will be reasonable & affordable purchase price from ppl who need urgently a home to stay .
    They need pocket out at least RM 100K to completely own your unit + min renovation .

    Tell you what ? both 1 sky and elite is comercial title and cant be convert to residential,imposible..I am working in MPPP.Only TNB and PBA can be converted to residential price.If u ask me I will prefer to buy 1 sky rather than ELITE.1 SKY the layout is nice, very low den,and the maintenance fees is more cheaper compare to Elite,For me lease hold or free hold does not matter much, the thing botther me with ELITE is that ,both are expensive cukai and maintenance ..

    As what I know the assessment is calculation based on your unit rental value…As what I know for 1400 Sqt the fee will be around 2400 yearly but we cant do anything about it .. even you appeal you will have to do it individually in court and someore with federal goverment ,,,better not… but if the maintanence is at lower side then still ok ,bcoz you can cover the addtional assessment.

    Freehold – you own the land, the property tends to apprciate over time
    Leasehold – ownership is accorded by the government for terms of 30, 60 or 90 years, and the property price will increase initially but may erode when the time draws nearer to the expiry date, it will then be more difficult to obtain loan from the financial institutions.

    Free hold- you are the only owner forever
    Lease hold-you own the house/land for certain period such as 99, 999 ect
    what will happen after that particular period…
    Either they will renew for another 99 , 999 years or pay you the market price to so some other thing… As time close to the leasing period your house will be facing a depreciation value.However the value will goes up again once the lease was renew.

    According to malaysian law, goverment got the right to take your properties if they wish to do something for the public regardless its lease hold or free hold..The only thing thing is that will free hold,,, you can do the bargain ( reasonable),,, for leasehold, once the lease period is over ,,, you cant bargain,, you have to take up what they offer you ,,,

    My conclusion here…. you buy a property for 400k( FREE HOLD) … after 20 years goverment wants to do something for the public and you fixed the price for 1500000,,,Do you thing they will agree to pay each owner ?If you are the only owner for that building maybe YES,,,otherwise think.?????

    My licensed property agents gave me a different picture.Yes,fundamentally Hello n Jason are right.But in Malaysia,any flat or condo after 60 years,is considered to be old and dangerous building and,fit to be demolished.Would you buy a flat/condo of more than 60 years old?.Besides,after buying a unit of flat/condo,how many years you can enjoy staying in it?They opine that freehold or leasehold does not make any difference at all in long run.You may not agree to this.But we all agree that the location and quality of the management of it will definitely make a lot of difference as long as the prospective rerurn/value is concerned.

    Just comparing to same location~ elit height & 1 sky, I will buy for 1 sky as 1 sky is much more better than elit if you have visited both property…living quality in term of privacy, density, location is much more important than lease/ free hold….at least for high rise…you can stay at for two generation…

    It took me 1+ year to dispose my lease hold property. First it is not easy to obtain loan, 2nd the buyer could not get the loan margin that they want, 3rd the state consent took around 3 months. Mine could be abnormal case, but I won’t buy a 2nd leasehold property. It was very painful when you are in the hurry to let go the property. During that period, I could not rent it out because of a. I did not expect it to take so long. b. I did not know how much longer it would take. It ended up with I paid extra interest of 6% for about a year.

    Lease hold- your sugar baby, you own for certain period such as 99 days

    what will happen after that particular period…
    Either she will renew for another 99 days or you can get a new one with new lease.

    Unfortunately, both will depreciate in value over time. Best is not to keep for too long!

    That’s too earlier to make conclusion as leasehold doen’t make any difference compare Freehold as we didn’t face or heard any about the take over by government after laps (Kampung Baru also the same, will renew after/during election :) ). But for the real scenario is after the period, government only compensate base on basic need for a family and not base on market price. Market price only offer/available for FREEHOLD assets. Leasehold is a big NO NO NO, as I don’t want left behind all the shit to next generation to face on.think about this, if the lease and freehold make no difference, why 1) Bank very relunctance to approve the loan on Leasehold, 2) Why depreciate when term approach, 2) Why u need to fort out huge amount of money to buy the term when it reach. Kampung baru also need 60 to 100k to get 60 or 90 years term for now. Imagine 99 years later need 1mil? 2mil to get 60years term

    Investing rule of thumb in condos. Rule no 1 ..LOCATION. rule no 2 ..rental yield/ capital appreciation. Rule no 3 quality of property(good maintenance, management, surrounding space and age). Follow and your $$$ will multiply. Thats all. Seriously, if u meet the 3 rule of thumbs,there is no point considering whether lease or free hold because the 3 rules supersede it.

    Lease is sort of rent.
    Leasehold – you buy a house on a rented land.
    You need to sign a new land rental agreement when it is expired.
    The house is still belong to you anyway.
    When I purchased my leasehold property, I shared the same view that
    there is no differences between freehold and leasehold until someone from
    the financial institution explained it to me.
    The differences become obvious when it is nearer to the expiry date. If you want
    to buy a leasehold property, make sure it is nowhere near its expiry date. Otherwise you
    can hardly find a buyer with the equivalent price of a similar freehold property.

    @david u r not entirely right. You don‘t gave to fork out money when term expiry. Gov will never make u homeless.they will renew with just nominal sum or free for another 60 yrs99yrs etc. Gov will only collect the renewal term amount after u sell your property. By then u have another 99yrs lease and u can sell equivalent to freehold price.

Don’t think about “FREE”, Kampung Baru renew for 60years also not free but with certain discount. Question, what is the development value for kampung baru? what is the development value for Pg Island? If I were Gov, sry guys, u better find a new home to move.     The value of Penang properties compare to other state is the LAND price. You still are co-owner of the land for freehold properties after 100years, which the land price may be already 10x increase. You get nothing for lease-hold properties. You can easily get similar condo build in Taiping for probably just 200k, because land is cheap there.

    I think relevant gov agency need to come out to explain their calculation of the tax to the people of elit heights. Cukai pintu rm3,000per year is just too much for residents. I heard 1sky and 1world Kena tax rm2000plus per year. Maybe we can join with them to seek gov understanding of this issue. Will promenade, Arena and olivetree also will have this issue later or even higher tax? Hope all can join hands…

    I think golden triangle condo is under commercial title. The cukai pintu shouLD be commercial rate. But I think the rates should be cheaper because of lower valuation. Actually the different percentage multiplication for residential and commercial is only 3 to 4 percent. It is the yearly valuation that makes the big difference.

    For owners, better unload fast! The psf price keeps dropping.

    In fact, there is a long queue trying to sell at RM450-RM500 psf.

    For buyers, just be patience, wait for year end clearance. It is buyers’ market for condos at Bayan Baru. I see psf dropping below RM400 in 2015.

    I concur! There would be a boat load of condominiums flushing the sub-sale markets in 2015 for the areas in Bayan Baru, Sungai Ara, Relau..etc. Many of them are slated for VP in Q1 Q2 2015

    There would be at least 2,000+ condos available for sub-sales in 2015.

    There are thousands of sub-sale units coming on sale soon in the Bayan Baru areas. The DIBs are over after VP. The speculators have to unload to avoid interests.
