    my prediction :
    618K to 648K with 20K rebate for early birds, SnP free. Thereafter, they will play with the main price and rebate and freebies.
    Smart vampire suck blood also must look at the time and situation ma.
    BTW, what is BM name for it Taman Midow Eco ? ha ha ha

This is the truth, and i know it hurts. Just like mainland China and Hong Kong, although China got rich people, but the way they act is really lower standard compared to Hig Kong rich people.

    Hope you get the point, and thats why Island property is still in demand.

    When you are in shopping mall, restaurant or coffee shop whether in the island or mainland ones, when you see some peoples dress, eat, drink and present themselves, can you really tell whether they are Penang island peoples or Penang mainland peoples ?
    Ha, ha, ha, they may be even from Melaka, Taiping, Kulim, etc working in Bayan Lepas FTZ.

    Guys…Batu Kawan Development would be much better compare to the Island itself in the future,
    more empty land for a proper planning and development. Nevertheless, Batu Kawan would be 1st Eco City in Malaysia. MPSP are focusing on this aspect.

    For Island, state can only looking for reclaim land only. not much thing can be done as it oredi been developed.

    This project would best for investment and self living. :)
    Just give my humble opinion, not intend to offend any one. :)

    I don’t think EW price will be cheaper than Asas Dunia. But I’m sure EW quality & workmanship definitely better than Asas Dunia.

    EW will have alot roadshow & preview to gather the response before finalize the pricing. If the response & feedback is good, the price won’t be cheap.

    I just went for the Mapex. Here are the info i got from them
    starting price for terraces is 800k onwards
    starting price for meadows is 700k
    their booth is the biggest among all even sp setia I was like WOW and very pleased with their sales executives treated my wife and I and my kids with very very WELL. seriously I respect thier service. Other don’t even bother you :(
    And the concept is superb omg I personally love it so much =)
    I very looking forward for the launching, I think I got to get a Bangla to Q for me again d :(

    I normally do not buy a house just because the sales executives treat my family well. In fact, I try to avoid buying from this kind of sales knowing that their friendliness is not sincere and comes with ulterior motive.

    Nevertheless, I am sure they have plenty of budget to “treat” potential customers very very well considering they are selling terraces in such location at RM800k.

    If our state sells land (land that belongs to the people of Penang state) to them at RM50psf, and allows them to sell terraces on these land at RM800k, personally I can’t see in what way the state is protecting the people’s interest. I shall not say too much, otherwise I might get sued very soon. ciao!

    Raise hand! I thought Eco Meadows is a seperate piece of land that they bought from a private land owner? The RM50psf land from PDC is not yet announced on the project name. But I won’t be surprised when announced the property will be quite highly priced since IKEA will be in close proximity as well.

    Also, I think you confuse liao … Elizabeth don’t mean terrace type house for RM800K, they have got another project call Eco Terrace at Paya Terubong.

    Though the location is not prime and many Penangites like myself think Paya Terubong (PT) is a slum, those residing there will challenge this statement. Placing myself on the fence and being as neutral as possible, PT is technically still DTL though it is at the edge and at the boundary of DBD, DTL land are still more valuable (generally speaking) though at PT, unethical businessmen have placed their foreign workers at flats and apartments there as hostel/accommodation for their workers.

    Recent subsale transactions of old 2 storey terraces are approx RM700K at that area. Since Eco World is a developer that has proved to bring quality and unique designs to their development, RM800K should be no issue.

    The above is just my personal opinion. Though it may sound expensive to many people, we have to be realistic la … apartments/condominium are already about RM400K there so landed double the price is fair.

    Eco world just landed Penang. They gonna make a timeless history there. OMG, I trusted them because their price appreciation very fast I am soooooooo happy that I bought a unit in eco majestic( 1st phase) 20×70 terrace rm583 (july) next month they gonna sell 700++ onward for 20×70 (exactly the same size)… hahahahaha.. just three months 100K surely earned ^^

    i wnt to their sales gallery office this afternoon. it’s damn grand the arch of the building inside, with the good service and warm welcome that makes me valued. the price they are planing sell is about 300psf for the terrace. will launch the 1st phase(terrace) 1st, 2nd phase is commercial and condo. should go and try their hospitality service. ;D

    Agreed with what you said. i heard they purchase the land with quite expensive of price, compare to nearby township development, thus, purchaser will be paying higher price not only for the brand but also the land itself.

    This is definitely a good buy for sure if after discount is about 650k++. The concept is superb you know ecoworld right. Location 7km to second link, 2.5km to 1st bridge. You can get this price for Eco World landed property and its 1st phase is a good deal man. If not mistaken, they still have phase 2 for commercial could be european high street concept. Some more in PENANG. Though it isn’t located in the ISLAND. But think about it, is it still PENANG! Same goes to SINGAPORE—-ISKANDAR. HONG KONG—–MACAU, SHEN ZHEN. I buy the idea from the sales person in Eco World named Mr Chew. very nice and sincere guy!!! He did a good detailed analysis of all properties in Penang instead being bias, pushy and hard sell you. highly recommend!

    To be very frank….20×75 terrance house selling at 700k. Although concept is awesome, Eco world well known developer..but the area is Simpang ampat…no matter how it is Simpang Ampat. For me the price tag does not make sense.

    Let put a case study here…assuming you buy this for investment, then what is the price you want to re-sell??900k-1 mil? Anyone will pay this price to buy a terrance house of 20×75…

    The developer will package it as ‘Dream home’ to attract buyer who want for own stay. Nice garden, good design & Grand show unit.

    BUT buyer should make consideration it from Investment view point, is it worth to buy at 700K & what is the capital appreciation/ losses in future.

    Went to the site this morning, show house not available, i was told indicative price is 700k+ for dst 20×70, they are comparing with e&o projects! After that i asked if they serve coffee but was told only for those who has book the unit! I was wondering what special coffee do they serve??

    After registered you be given one food coupon can exchange for one food outside regardless how many family members go with you….The house price is exclusive but treatment was not, good luck!

    I happen to own a DST corner house opposite Tambun Indah. My house has a land area of 2800sqft and build-up of 45×20, and was built by IJM. The location is about 3 min away from Tambun Toll and the same distance from toll to Eco Meadows. The current market price is about RM700k, not including complete renovations and furnishings. Eco Meadows DST units should not cost more than RM500k for a bare house at that location, which is used to be palm oil estate and on slumpy land. If Ecoworld sells it at RM700k, then at least RM200k will go into landscaping and common areas. If Ecoworld puts down a price tag of RM500k, with option to include landscaping and common areas for RM200k, I believe will only opt for the basic house of RM500k and not willing to pay for additional RM200k.
    So we understand that there is a need for G&G these days, but I believe Ecoworld is over-doing it and trying to charge the customers a fortune. During the registration they will observe the public interest and if it is overhelming, they will go ahead with the plan. If the interest level is low, I believe they will cut back on the “optional” stuff and only sell the basic house, which is what people really want.
    If they sell a basic house with a simple gated community, it should not cost more than RM500k for 20×70. With the RM700k house price, don’t forget also there is a maintenance fee which comes at least RM200-RM300.
    Ecoworld projects everywhere is over-priced, and in the end, consumers are the ones who pay everything and pay for their profits too.
    Ecoworld should only sell high a prime location but they sell high everywhere (Paya Terubong and Simpang Ampat), when they purchase the land a very low cost. If they can buy a piece of land by the sea at Tg Tokong or Gurney Drive, then they should only consider sell high (like Setia selling high with the Setia V Residence at Kelawai Road.

    But I think for ECO meadows, the pull is to make it exclusive. the brand itself is already worth 100K.. There will be people willing to jump into the exclusiveness i think. But if they were to sell this concept in Gurney Drive, I think also die, maybe 3,000.00 per/sf ? that’s what they always do… which is to sell at over priced tag.
    Just my opinion…

    Ecoworld is just trying to brand themselves exclusive since the staff are mainly coming from Setia. If Ecoworld is such a big company, they would have acquired much better location on the island and not have to go to remote areas. The project itself is exclusive because customers pay for it, but surrounding EcoMeadows there is not much of anything and the houses are old and rundown. Tambun Indah with all the G&G bungalow units are also not selling so high/sqft.
    Now the customer has to pay RM200k for that exclusiveness of the landscaping or that of Royal British design concept. Com’on, get real here, who needs a Royal British design here when you have to fork out RM200k for it. People just need a decent house with a G&G community. Nothing more, nothing less.
    As the Chinese saying goes, “the sheep hair grows out of the sheep”, Ecoworld is just reaping profit out of the customers.

    Went to EcoMeadows, feel really impressive by the design and concept. Eco World really changed the environment of Bukit Tambun and Simpang Ampat area after they stepping in.The property price whether it is pricey or not, is based on the buyers. For the surrounding projects within the radius of 5km near Eco Meadows, sharing with all that what we can buy around budget of RM700k. There is 3 storey terrace house selling at RM 690k and 3 storey semi d selling at RM 790k just a kilometre away from EM.While heading to the southern part from EM, there’s a guarded with greenery project selling 2 storey semi d at RM 700k too. Besides that, just 3.5km from EM, you can get a 2 storey semi d with gated and guarded at RM 700k as well. Not only that, there’s a gated and guarded project near the industrial area, you might get a 2storey zero lot bungalow with the price below RM 800k.If choosing to have a better concept and different environment, EM might be a good choice. In terms of getting bigger house and land, other developers project will be a good deal.Just my 2 cents. Everyone has their own right to choose what they prefer.

    Well, no doubt interest rates will have to move higher within the next few months due to currency depreciation as well as US factor. But, if you need to get a new car and can afford it, why worry? Same goes for a property, if you need a house to stay and can afford it, why worry?

    Of course, if you’re buying properties for investment, this is not the right time. In fact, it has been a bad time since a while back. Rental yields are extremely low, flippers can’t flip, properties are overpriced etc….

    Met by a sales person that was rather reluctant to explain anything, and had a cocky attitude.
    More information about what I found out from my trip:
    Brochure had a map and indicated 4 types of units, but without floor plans. Floor plans shown on tablet for 1A (smaller), 1B (larger). When asked what’s the difference between 1A vs 2A and 1B vs 2B, was told to “read the brochure, it’s bay windows vs balcony”. I actually could not tell from the 2D sketch exactly what the difference is. And so I still don’t know how big that area is.
    When I asked whether the >700k price is for the smallest built-up & with balcony, the reply was that all their units are >700k. Of course I know that. Cannot be the larger ones become cheaper right???
    Btw, the project is not yet launched, so he does not know what the price difference will be like.

    The reason for the foreign workers is because they were sent by EcoWorld itself. They can’t ask locals to do it, otherwise everyone would know their dirty tricks. In spite of all the “queues”, still got 75 units left? That’s pretty bad. By usual market trend, if a project is “hot”, then you’d have a queue, but units will run out within an hour of “opening”, if not sooner.

    But for this case, they can’t pretend to sell out because it will be difficult to push the units later. People will get suspicious that why last time said sold out, and now still got units to sell. Of course, they can always say, yes, you guessed it right, “loan got rejected”. Hahaha!

    Let’s see what kind of jokes will those monkeys perform later!
