    Priority shud be given for 1st time buyer or those lower income bracket below 3.5k income group. Still no news of affordable home project between state goverment and developer in Island.

    Yeap, state or fed goverment should work closely with developer to build more affordable home, Balik pulau, relau, farlim, perak road and etc. Area may go for affordable project, We penang ppl not asking to be build at hot spot area. Don’t wait till another 5year, and launch affordable home project 2 week before the next Ge14.

    Yes, the 3 block of medium cost apartments are located within the Prestige III (Central Park City).
    2 Blocks are already sold off & left only block A.
    I am not sure whether it is good buy or not…. apartment in Balik Pulau.

    what you need to consider is
    1) need to travel long way to work unless u work in balik pulau. waste energy, car maitainance and petrol
    2) not much place to go and kopitiam in balik pulau!!
    3) no supermarket but only grocery shop

    each block got 2 lifts.
    i went to the site there, it’s about 10mins from balik pulau town.
    it’s actually build nearby the chinese new village.

    they were in QB last week. Went there and thought to book 1 unit, but give up later as no $$$. The agent said they will help to rent out the unit to nearby college student. Again, i doubt student will go there stay as there are other landed properties in BP.

    No DIBS. Free legal + stamp and they gave 12k rebate on buyers who sign up that day. 3 blocks only launch blocks B and C.
    Maybe you will get 100k after 3 yrs, but never know…. If I have $$$, I will prefer go for landed since it is still affordable in BP.

    don’t buy this developer property. I also really piss off. Terrible quality and finishing starting from serina bay -> prestige height -> prestige V. Currently their upcoming project like 98 nibong residence and i believe P3 residence all need what so call premium. Got one unit for 98 nibong residence need 60K premium (50k for internal stuff and 10k for agent). I believe P3 residence also the same. Just have 2 words to prestige III buyer … “Good Luck”.

    No wor, I just bought at block C when roadshow. I just paid 5k as deposit only,they didn’t take other money from me. I feel that their service is very well and the developer giving material also very well. I feel comfortable to them. That’s is my statement. Thanks.

    One more block going to launch soon at 250k, you can give name and register now.
    This apartment very impressed, accommodate with 2 lifts and 2 free car parks with 24 hours security.
    Most of the buyers are youngsters and end up with first 2 blocks fully sold out in 1.5 days

    GOOD NEWS.We better look for another house project at penang island.DAP ah siang told me that other developers will launching Medium Cost Apartment by this year end and early of year 2014. Location at Balik Pulau,Bayan Lepas,Batu Kawan and Georgetown.If we buy from this developer means we support this developer did ilegal thing to collect extra 5K from buyer.In conclusion,we better give up buy P3 Residences.

    last week i pay NGP a visit to check on available units on P3, but they tell me fully sold, loan rejected unit still not confirm, only left bumi lot…actually i really dun mind to pay extra when i feel worth to invest…but NGP didnt offer me anything about RM5K, they just ask me to register on block A, block A will be at least RM230K and above. anyone have any Block B and C units on hand?

    I also give up to buy house@P3 at the end due to many reason.That location not so good.I dont think student will rent house at there.Some more P3 shop at there are too small just 20X60.A long time ago, have many many soldiers die in P3 river.I dont think investor will invest at P3.If Air Putih,Pondok Upeh and Balik Pulau town more easy to get investor.

    Yesterday i went to P3 with fengshui master.He also suggest me better buy house at other area of Balik Pulau.Even Block A launch also dont want to buy already.All guys if u went to Serina Bay at Jelutong have a look then u will know the reason and online mudah search the Serina Bay house price and try to compare with other developer condo such The Spring and Ocean View.Serina Bay are PLB Homes previously project.

    is that true ?? 5k under table ? when i bought that time y no such things ? me and my husband we bought two units n we decided to sold 1 unit. My fren she bought another unit after the launching. The NGP staff din ask from her any 5k from under table also.
    We don’t really believe in feng shui. We only can afford this 230k unit.

    i just went through one projects name The Brezza in 2008 a lot of negative information about Tsunami before launch (at 325k).Today you can see it grow up to 800k.

    Ok back to P3 projects (I am not the owner or buyer), do you know in earlier 2012,what is in their/developer mind. they Plan (in their mind) to sell and 108k and also doubt about “got buyer or not “.

    Today after making money of Prestige III projects, they firm up their mind to sell at 230k
    with the worse scenario that “if no-one willing to buy ,they sapu all”

    Kong : you do the right decision, go and register your name now for block A by fill up the form today.I have my colleague go for that direction also. The answer is even they sell at 250k,they also loss money for P3 projects as it is only for 5 level apartments with 2 car park (not multi level), go and count how much land they need to invest.

    Base on what we said invest in balik pulau need to wait for another 50 years. do you know
    last time no one interested in Batu Maung landed property in 5 years ago.Now you go to Batu Maung and see yourselves.

    1) Already confirmed reservfe/rent 1 big land for supermarket either Sunshine/Tesco
    2) you can enjoy fishing,jogging,cycling and landscaping facility nearby as it is open for public.
    3) One doctor already invested 11 shoplots in Prestige III.

    Another China Town in Balik Pulau soon as OC for phase I and phase II obtained in earlier April 2014

    i bought a unit on block B on their launching on fri morning. i pay for RM 5000 as deposit only. when i bought just left last 5 unit balance available. on the same day afternoon, i bring my friend go for a view. all sold out at that time. She already register for block A. we both agree that balik pulau will be the center of developement for next 5 yrs.

    Investment is up to individual…five yrs ago, ppl say so in teluk kumbar and batu maung. Now they learn the lesson.investment is all abt location vs price vs time. U want prime area, u save time but u need to pay higher price. For balik pulau, u pay less but need more time for return. Depend wat kind of investment suite u or u affort.

    4) Proposal to build medium cost apartment in Batu Kawan. Go through 2nd Penang Bridge with no traffic jam but have to pay tol fees .But Balik Pulau no need to pay a single cent with an alternative route via Teluk Kumbar.

As u all familiar all sold out for blok b and c unless pay extra 5K cash undertaker to them if want buy P3 Residences now.

    There are lots of this thing going on. You know about this 5K undertable because people mentioned it in the forum. In KL, you need to pay RM10K undertable for low cost housing. You can buy multiple units so long you pay undertable money. Even landed property from the PR1MA scheme selling at RM230K only needs RM50K undertable. Still people buy it because of the potential to sell it off after 5yrs at double the price! landed nearby those areas cost at least RM700K.
    So if you feel that Balik pulau or this P3 residence worth paying RM5K for a decent or good return, then suck it up and do it. If not, other will grab it. This is how the game being played for so many years already. Welcome to reality. I do not like it either, but what choice do we have?

    For example, D Piazza Condo was sold RM240K (1300 sq ft) by developer and now even the smaller unit 1100Sq Ft was listed at RM550K!! I still hold on to my 1300 Sq ft as i managed to get steady rental from a company :D
    Dont know when my unit will reach RM700K….:D

    About this prestige 3, bought the Double Storey Unit at RM468K during initial launching
    Regret little bit, should have bought the Semi-D

    I bought Phase II at 498k but never regret because it will another pick once the supermarket is ready. but it possible keep for own use for retire plan.
    I don’t like Teluk Kumpar but the teres house is at 700k now.Also i notice plenty of condominium along the way at Teluk Kumpar.

    When i planned to buy a semi-D at BP, i heard alot of negative comments about BP & i even worried about cannot get the loan as the property value from the valuer could be lower than the purchase price.

    But at the end i decided to go ahead. That was 3 years back, my semi-D market price now is RM300K more than the price i purchased. Therefore when i heard about P3 medium cost apartment project, i have no second thought & purchased 1 unit after some survey.
    Of cause, before that i have done some verification with those people whom stayed there since they were young & the comment is that area is far away from the sea & that area never experienced any flood even during tsunami time.

    Those who worried about steep hill road & fuel consumption, actually once you get use to it you would find that town area would consume more fuel & time. The hill road itself is about 8km…4km uphill 4 km down hill…& only 60% of the uphill road got steep slope. If without traffic jam i can reach my BP house in 30 min from my working place – Bayan Baru.

    I strongly recommend property in BP & you will feel happy like me after few years time.

    I already booked 1 unit.think p3 is affordable for 1st time buyer.some more it enviroment very peacful not likelike stone forest @ town..i like it.!!dont care about ulu,or hard to go work or what so ever,just think for the future.u think bp still the same in 10,20 years future?of course not.
