    soon there is a “bridge” connect the 1,2,3 residence to airport road. So soon there will 2 ends of road connect to outside Sg ara.

    How much per sqft? Each unit allocated how many car park? soho unit facing airport should be quite nice.

    RM425-RM450/sqft….there are 2 car parks per unit…Once the 2nd link is ready, the entire area will tremendously be changed, that takes at least 5 years…this project takes 3 years to complete with 10:90 concept, thus it may be a good buy since no instalment needed for the first 3 years…you will only buy if you have 2 options, either if you akay to stay at that area, which should not be an issue as there will be lots of commercial hubs, or you can buy as an investment..once that area fully developed, hitting above rm450/sqf is no longer an issue.

    Go and book a good unit first, after 1 week, if the price is too high or maintenance is too expensive, just ask for full refund…

    Setia is too greedy, want to maximize profit from this small piece of land. I bought a unit in Reflections 2.5years ago. This land is plan for pure commercial hub only without apartment or SOHO units. Tri-angle and Reflections added up have 600 units in this small piece <4 acres land. Damn high density. This makes Setia no different from other small developers who are profit oriented without considering proper township planning. Very disappointed with them. Besides, the link to airport road via Dua villas@one residence is not materialize yet because as I see no progress at all at to open a junction connecting to Jln Tun dr Awang. May be the junction will only opened after completion of Fiera Vista 3years later? ….

    Heard that 1 piece of land beside Pavalion Tower @ Teluk Kumbar also belong to SP Setia? What are the project that they going to launch? Landed, commercial or condo?

    I would prefer that Setia stick to its original plan and build only a hype shopping mall, no SOHO or apartment. Even better, Setia should hv plans for more amenities like schools and hospitals. Traffic won’t be that bad if Setia build a school which is within walking distance. Also, a mall like IKANO and The Curve would add more value to a new township. Not this type of profit-making short-sighted apartment units.

    I booked one unit during launching at RM430 per sq. After 1 week, the agent increased the price to RM460 per sq!

    It’s crazy. Developers are betting on the fear factor. They keep increasing the price every few months and weeks. Yet there are so many subsales left after 3 years. They key is to build more infrastructure to enhance the quality of life, and that in turn translates into a boost in property sales too.

    Building more and more condo, jacking up the price with every launch is a quick way to make money. But it’s reckless. No proper traffic planning. I am disappointed with Setia because they do not give one ounce of considerations to the current residents. They’re even planning to dismantle the current clubhouse to build another high-rise condo. And then next year another 590+ condo behind the Pangsapuri Nuri low-cost flat behind Phase 2. High density and traffic jam is one major problem Setia is not interested to solve. Why invest and why sweat, after all buyers come in abundance?

    Why does prices at Gurney and Georgetown increase so much? I think it’s for the sake of convenience. Why does we need to tolerate a tiny condo amidst smoke and jam? International schools, banks, library, botanical garden, and not to forget most good primary and secondary schools are there too. We don’t need many highways to ease the traffic if convenience is built at our doorsteps. I can’t say for others, I personally don’t fancy travelling for 1 hr to Pulau Tikus, Georgetown, Tanjung Bungah, Tanjong Tokong every day and then another 1 hr back again.

    I truly hope Setia would wake up from this gold-rush dream. Don’t destroy this beautiful hills. Don’t destroy the clubhouse. Please no more dynamite. Improve accessibility by proposing a link road to Desaria. Start giving back to the community.

    Ops, I agree with u. Setia is trying to make quick money and ignore the living quality of Setia Pearl Island. I am wondering why don’t those SPI owners write petition to MPPP to raise concern on the over crowded traffic and population desity issue and urge them to review the building plan of Setia tri-angle. So as the proposal by Setia to demolish the club house to build Setia WAVE, MPPP should collect some feedback from the residents in SPI and reject Setia WAVE. We want back the greenery….

    Actually a medium size business premises is no harm to the overall SPI and Oneresidence township. Who knows one day Starbucks, Delicious, Maybank, Pan Medic, Mydin, Carrefour Express or some famous restaurants will find their way there. Cheer up.
