    guys, Siara81 is just not a good project. if you rushing to get a home to stay, maybe that can be understood, else look for somewhere else like batu maung.

    Actually i prefer no.38 to 51,but no chance to get it when pay deposit:(

    i see the floor plan.. 38-51 is facing north… 67-81 should be better location with facing south .. any opinion ?

    further raw 67-81 at higher level with almost close to SG…. at least look better ” high position” versus raw 7-21

    @CK I tried to google Siara 81 but apparently there’s no direct link to this project? Just found out some people commented that there are only 6 units left out of 75 units back in Apr11 on Facebook (Setia Vista’s Profile).

    By the way, the reason I’m asking for opinions here is because information published through official channels are usually biased ones. That is why I prefer to ask for feedbacks and analysis from the experienced or from those who might have connections inside to know news that outsiders don’t. I’d like to know more on future projects regardless of what kind of info it is (good or bad). Those who know something please don’t hesitate to share. Thanks.

    If u affortable, SG is the best choice. If u under budget for landed, Siara might be can consider.

    SG and Siara is like BMW and Proton……. both also landed but in term of branded, developer reputable different … don’t worry you still cover by roof.

    smart’s example is good. Do remember you with top up extra 20% of money, you can get a BMW. you should able to judge by your own.

    btw, 1 more point for you guys to think:-
    1) if you are rich, will you care about topping up 100k-150k to get a good stuff? for me, answer is i will pay for it. that amount is just equal to rich ppl’s one or two month salary.
    2) if you are not rich, 100k to150k divide by 40years installment, that just an extra $200 to $300 monthly installment different. for me, i would like why not?
    3) if you are not rich and also not afford, then question back to yourself, pay so high price to get a proton , does it worth it? i would wait till i can collect extra 20% money to buy BMW. that will be a good choice.

    i guess whoever already bought will definitely disagree with what i said regardless true or false.

    i don’t mind to be blame for not constructive. At least i provided my opinion and remind the rest that haven’t buy.

    btw, if you are looking for a good project. try to look for project from sunway,mahsing,ytl or some good area ..i know Mutiara Goodyear is going to have a teres + condo project at gambir height area, beside sunway gambir teres. E&O is going to develop gertak sanggul soon after tanjung pinang. FYI, E&O bought a big piece of land in gertak sanggul.

    @rich, there’s only 2 units left for this project. Guess your goodwill gestures came a little late. It puzzles myself also how it could sell so well at 800k with little freebies. This if you compare with other “nap – nap one” project nearby. Pricewise is not cheap for this project…

    never be too late, my wish is to educate more ppl to be a smart consumer when buy property at Penang.

    Louzy project in remote location does not deserve high price. we always need to remember that.

    Yup,Siara 81 is little bit expensive for 2 story,but just like the place and design:)

    Agree that it’s more cheaper that with just add on 150K for 3-Story from nearby project,but how,just don’t like 3 story with smaller land area:(

    @warehouse, it’s actually similar with other project too… there’s a Sime Darby development in KL if not mistaken with almost similar design before. This is what you get with lousy copy cat developer….

    Siara contractor – T.J. CIVIL & STRUCTURAL CONTRACTOR SDN. BHD supported many Sime Darby developmement in KL.. No suprise design will look similar :-)

    price should go up giving a good reason, not because cause of stupid consumers that simply buy for fliiping.

    i dun think places like this should deserve the high price. it is just because of these group of ppl just bought for flipping.,.

    at the end, who rugi? not develoer neither, is those bought hoping for flipping get hurt.

    Today i hv visited site and had some chating with constructor about sample house. They will make some modification to make it better. One of the example like TNB cable will propose to restructure underground, car porch floor will improve coloring, ladder tile….etc. Hope all this will come true :-)

    Hi all,
    The last time I visited this website was end of May, after taking some comments from the people here, I brought my parents to the partly done up show unit and help me to decide whether should I buy one.
    Their comments are the developer is not stingy in giving good things, the tiles for most of the space on ground and first floor, toilet tiles, higher door, the 11 feet building heights – some even achieved 13 feet! The last time my sister did their house renovation with this kind of quality of materials, already cost her so much.
    Even the space planning and design also – very spacious, bright, and just comfortable – don’t know how to describe.

    To add on, I search for a few banks after that, the rates are quite competative. OCBC not bad. Some offered package without tie in period but higher rates, but this is no use to me, I bought to stay with my parent, I get good rates.

    p/s : the design suites me as there is a parents’ room with attached bathroom on ground floor, so just ‘ngam’ my usage.

    yes, good quality material and good design with spacious. But one think no happy with TNB cable explore. Now almost all new project come with cable underground. Really hope developer will make changes as per J comment to make it prefect

    hi for those buyers,
    i have emphasized here again.

    1) if you bought for staying, that is nothing wrong or right. because it is personal need.
    2) if you bought for invest either hold/flip, then it is risky. because this is not a good project that has sub-sale market.

    I just walked in …. the contractor did not stop me. understand that the developer are taking effort to improve some details to make it more perfect.

    After seeing J’s comment (#38), I have called up the developer, underground cable seems real. Awaiting to see. Anyone knows how we can know if they install underground or overhead cable?

    simple.. if u see the TNB meter place beside main door – is overhead cable. if TNB meter place at fence pillar, is underground :-) .

    today visited sample house opening, Bumi lots start release with left only 5 units.. selling like HOT cake. Overall look good for house design, spacious

    Now a days, Penang Island have many million dollar terrace, but mostly located at lousy area. Expecially for those at BJambul, Relau, Sg Ara, Paya Terubong, Teluk Kumbar and Suungai Batu area. You neibor hood could be old time work shop, squatter, kampung, indah water, low cost apartment.

    They why i rather spend much less, but a better house at Bw/Bm.
    Some Bw/Bm house surrounding is much better the those in Penang.
    Relau and Sg Ara area, are too many Indon and Bangla or Viet pxssy.
    I dont feel proud of staying in this area, not need to mention spending million dollar for a house.
    Future, Kulim, Batu Kawan, Science Park willl be booming in Mainland. Go buy there before they also reach 700K-900K.
    If buy at Penang island, just consider those location with good surrounding. May be just a dream …. multi million.

    I still think One Residence is better as it is G&G, larger land size and built up, quality interior and with facilities. With the road to connect to the sunway tunas, it is really more appeal.
