    502K for a semi detached house at Alma is a bit expensive.

    Jalan Baru area also only 540k although not gated. i think Alma area a bit overprice. if you saying spacious, i think it is just normal.

    Property in mainland are typically less speculative. You may not earn a lot, but if you choose a nice unit (eg. corner, nice number and etc.), you can also make good profit.

    There will always a buyer, but the most important is how you can make the buyer choose your unit and pay a higher premium for it.

    Just my personal opinion :)

    let alone the house space. How about others advantages and disadvantages of this project.
    Advantages:
    1.) a new and promising township
    2.) better landscape design

    disadvantages:
    1.) pricy
    2.) near to small factory

    i don’t know much about the project, but one thing i can comment is it is far away from the main road. Not so convenient and you need to pass a mosque to reach there. Not sure about other road to reach there or not…..

    there are a few roads to reach there without passing the mosque, by using the roads in others housing areas (taman impian and taman selamat)

    Report from the star states that there is going to have more than 1000 trees to be planted to that place. Make sure DNP stick to what they say and hopelly that the tree is big tree and not small plant. I have seen the landscape a promising project

    i was at the office 2 weeks ago and yesterday. I see still got alot of unit available maybe top expensive. The sales told me that showhouse going to be ready soon. I think that is when the house will start to sell. I think i am going to book

    The mosque – I do not see any problem why should ppl avoid the mosque road. It is a wide and well maintain road. The only problem should be on Friday prayers time.

    Far from Mainroad – Well, if you feel that BM Utama is OK, I do not see alma is a problem as it is just another 5 minutes drive and hey! the flyover is almost completed.

    Price – I have to admit that the price is too high but…… if the plan is good i do not see any problem not to invest to it. Imagine this, recreation park with manmade lake with just a walking distance and there is planned 4 of them. Guarded, I read this on the newspaper also, either DNP going to make it happen or not. I was also told that there will be a clubhouse available.

    Alma – Latest selling point is Tesco and some high end shop lots set to be build surrounding it. I am not sure if there will be somore GREAT shopping mall going to open there since middle income group resides. However, I also see alot of abandon shopping malls (2 of them) along the road…..

    Bottom line, I think DNP have place a vision for this project and they do pump money to make it happen. Something like Jesselton Penang?

    Hi all, this is great that everyone can discuss on the project. A good analysis and it is so in detail. I am looking for dream house at surrounding area. Have been went to DNP and BM Permai to make comparison. I also worry about the guarded can be maintain or not.. this is my main concern.

    I went to the sales office at bm utama months ago and saw this project. I was there initially for bm utama but was dissapointed that phase 3 house are more costly and smaller (40X22). Jesselton project seems to be very attractive based from the actual plan they have there but again VERY costly. I was at the site 2 days ago and they seems to start building the showhouse. Donno when can complete. The layout is actually the same as the new semi D in bm utama (phase 2). Dnp are good developer, maybe i will book as there is no other developer do things like they do. Only problem is very far deep ALMA

    i was at the office a few days ago. Looks like they have almost sold all unit except for bumi lots. I like the design of the house. The bigger limited unit is very good but they did not tell me full detail. I think this is guarded, outsider still can go in. I have concern as i see lot of messy houses beside jesselton. Unless they put a wall, this could change alot

    Here is my comment
    1. aeon shopping mall at alma when there is already 1 at perda?
    2. tesco is nearby
    3. even with the roads widen, the distance to alma area is still out of the 1st or 2nd bridge plan
    4. the success of DNP project will depend very much on ICH. If ICH is successful, alma will BOOM
    5. again, ICH must be managed properly by DNP. I understand that it is not a managed shoplot rather independent
    6. the federal road near permatang sanctuary must be widen/ expanded
    7. the T junction near the abbandon factory is going to be a problem
    8. no good school nearby
    9. need more middle income group to stay there
    10. factory scattered almost everywhere

    wah lao! looks like housing prices in alma is rising! Farnie…. i ask bank to value my semiD house nearby but only valued at 330K nya~! Now got house priced at 770K at alma woh! so far i got increment only 7% which is highest in my office …but house price raise by so much!

    not sure what DNP are providing but i do think that they are really commiting to provide exclusive living environment for alma projects. Nothing to lose, just go there and see coming weekend. See what they offer is valued by the price that we are paying for. The conclusion from this will justify the pricing.

    we cannot compare our pay with property price. As understood, the penang island houses have raise for almost 50% in short 3-4 years time. Mainland still have alot of land if compared… it will depend on the package that DNP provide. Again Alma is very far away from the rest……..

    I would like to acknowledge that this is a very premium housing…..for investment purpose, we cannot tolerate any imperfection, as we are paying at least 15% premium to the house.

    RM588K, early bird deduct RM15,000 = RM573,000. ( inclusive of legal fees for S&P and loan, stamping fees for land office worth =RM10K, stamping fees for loan =RM3K), so the actual price ~ RM560K. the nearby SemiD ( RM528K/RM538K/RM440K/RM500++)

    The type A semi-D which sell at 588k-15k looks very very expensive !!! the location is in Alma which is very far from penang bridge….. if considered on its location + its build up, it’s not matching the house price too even after discounted 15k.. if you’re working in island and plan to buy it, you better consider on the drive hours that you need to take from Jesselton Hill to your office in island .. you might need to wake up on 5.00am every moning to aviod the traffic jam plus long distance driving.. :-)

    I stay in Alma area, depart from my house around 7am-710am, drive thru Jln Song Ban Kheng, Jalan Baru Prai to Pg Bridge, and can reach Georgetown area (near Gurney drive) or Bayan Baru roundabout before 8am.

    i stayed at bukit minyak and work in bayan lepas…normally if not jam, i need to take around 1 hour to arrive at bayan lepas FIZ… i believe if drive from Alma to bayan lepas, at least need around 1 hour 40 mins due to traffic jams at jalan song ban kheng or take kota permai’s route to bukit minyak’s new Carrefour… i don’t think 1 hour can arrive Bayan Baru if from Alma. You should be speeding i think :-)

    I stay in Bayu Mutiara and during 1 and 2 Sep which most of people still on holiday, it took me 20min to reach Intel Agilent trafic light and I drove all the way 110km/h. If normal working day, out at 7.10am reach same location 8am. BD must be flying.

    I drive from Bukit Tengah and typically it takes 40 minutes to reach FIZ on a normal working day. Most of the time is on the bridge.

    Hi, I’m from KL, will be working in PG FIZ starting from Oct. I am planning to purchase a landed property on mainland for a stay wif my family. I had visited Jesselton Hill Type A semiD show house last week. From layout the house looks quite spacious, but somehow when i visited the showhs it seems to be not as big as i expected. The interior renovation was awesome, but i dont really like the house exterior design:( I love the guarded+greenary concept with various facilities. But too bad it is not a gated residency.

    My concern here is how long will it takes to travel AlmaFIZ on usual working day during peak hr? I heard bkt minyak can be vr jam in the morn and evening. It would be good to have a time rating on best,normal and worse case on the travelling time. Please advice.

    i am staying near bayu mutiara. during super smooth time i can reach home within 30 min from FTZ. usual traffic is about 45 min to 1 hour. if super jam time nearly 2 hours just can reach home. i predict it would take another half hour to 1 hour to reach jesselton from bayu mutiara if during usual traffic. during smooth time i think 20 min should be no problem.

    Wow, in short i assumed travelling time between FIZ and Alma,
    Best case: 45-50min
    Normal: 1hr15min- 1hr40min
    Worse case:2hr++ :(

    Usually how long will it take to travel through the bridge?I assume traffic at NS highway towards South should be smooth right? I get to know from some other forum that alot cars are heading towards north after exit from bridge. Not sure how true is tat.

    if u wish to work at FTZ it is not recommended to stay Alma. If u stay Alma i think suitable to work at bukit minyak area, or prai industry. perhaps u can consider tambun area where near the 2nd bridge. u will gone mad if it is traffic jam on the bridge everyday.

    What I tell is truth. From Jesselton to my house may be need another 5-10 mins. I do not drive slow, at bridge about 90-100kmh. I don’t cut queue illegally or run a red light. Have to be wise to choose the correct lane when traffic slow.

    The route I choose is: Thru Tmn Alma to Kg Baru to Jln SBK, first slight jam encountered at the bridge at Sg Rambai (wait for traffic light about <5min only). Then to Bkt Tengah roundabout (I don't pass thru Bayu Mutiara & Autocity as the jam there sometimes can be terrible and the traffic light stop is so long). From Jln Baru Prai to enter Pg bridge is quite smooth until near after the middle of the bridge where the jam is at the bottle neck at Lim Chong Eu expressway. Can reach Bayan Baru roundabout in 1 hour, unless special circumstances occur.

    What I want to tell is that u don’t need to wake up at 5am to go to work in FIZ, unless u need to make up for 1.5 hours :) However, Alma is definitely far away and for those who dislike travel then should stay elsewhere.

    In the time when Jesselton obtain OC, a lot of things can change. The construction of flyovers over the rail road at Pmtg Tinggi & Alma may have finished. So Jesselton residents can drive without much jam to Tambun Tol or use the 2nd brigde to FIZ. The route is longer but faster.

    The widening of Jln SBK to 2 lane whole stretch may have been done, so traffic more smooth. Lastly, the solution of bottle neck area at LCE expressway near bridge Bayan Lepas exit may at least save us some minutes.

    I think u should decide which part of mainland u prefer to stay – Butterworth/Prai/Sbrg jaya, BM/Juru/Alma or Spg Ampat/Tambun area. There are too many to consider, either new launch or subsale…

    i would suggest you take one day off on weekday and then try driving from Alma(Jesselton Hills) to Bayan lepas on morning time(around 7am), then you can estimate the arrival time. Besides you can feel the Alma/BM traffic too :-) … for pearl villas, i heard there got lot of flies as near there got chicken farm….u can try read ppl’s comments on pearl villas(at tambun) inside this blog too..

    Glad to have found this forum and thanks for all opinion. It’ll be great if somebody can enlighten me on my dilemma. Currently in between of choosing Jesselton or Juru area. Have visited Jesselton at least 3 times into all showhouses and kinda satisfied with the built and quality. Problem arise when I visited Juru Residency@Cendana. The bungalows are almost same price with Jesselton, which is only semi-d. Any advise will be much appreciated.

    Am looking a house which can fit a family of 8. Have been living in Sri Kijang for a decade and more. Any location in BM is only a 2nd priority.

    i just move to kulim 2 weeks ago from sgp and i am working in kulim hitech now. I find kulim too quiet to stay and been to jesselton recently. I love the place alot but only that I am worried on the old houses beside jesselton. Before I decide, i want to see any other potential place around BM area with the same concept and budget.

    I went to the showroom weeks ago. The showroom was filled with flies and some smell also. I was at my friend’s open house at bandar tasik mutiara house years ago. The flies problem is very serious with the food serve also have flies. I do think that there is a chicken farm nearby BTM and even nearer/ next to PearlVilla. Back to Jesselton, i do find some flies there also (a few). Is there a chicken farm nearby? (can any locals help to respond)

    I do heard some locals people talking about the smell at there, it is released from the small factory outside there (eg: Ayamas factory, rubber glove factory and etc). Some of my friend is staying in budiman said so. For the flies issues, i dont think got any chicken farm surrounding here. @Karen

    Boon Beng Primary School similar Extremely Worst Condition !!! I think the kid study there cant concentrete their mind to study …

    So … God Bless them who have so excited Quick Quick Clean Sweep bought the houses @ Pearl … I think their house door & window need to close “24 Hours a Day, 7 Day a Week” liao lah …

    That is the problem with the properties in penang state. A lot of small project own by small developer making town planning not organized with factories, pig farm, chicken farm, whatever farm just set next to the residence. Jesselton/ DNP is what I find have most of the potential having developed a township at Alma instead of building just houses. This causes most of the property here sold initially (usually happen to small developer) but later sold by their relatives. I agree that Alma is far away but at least there is so plan by developer with government to build infrastructures.

    If you have read some real estate articles, a good property need a good developer with strong financial background and big project plan. Even that the property is at an isolated location, infrastructure/ township prices will increase eventually.

    I’ve been to a house in Impian Ria before, there are quite a lot of flies, but no smell. If you look at wikimap/google map, there are lots of long zinc roof buildings east to Jesselton & Desa Impian, are they the chicken farms?

    Orange residences is another project by this developer at Bagan Ajam.

    Actually every taman also got its official malay name. You will see that in your PBA bill. But people may continue to call it Jesselton hills.

    For example, do you know where is Taman Pulau Mutiara? It is Setia Pearl Island official malay name :)

    Just visited the show house. My gosh… can say.. it is almost perfect! With the future developments on the flyover and Jln SBK road widening and all that… Uncle can go to Batu Maung (where I work) quite easily… especially after the 2nd bridge is completed.

    about 50% is sold… the offer is still RM588k – RM15k. The only thing extra you need to pay is the loan agreement legal fees. Also, bear in mind it’s NOT a gated and guarded project, with pros and cons:

    Pro:
    - You get individual title instead of strata title
    - No need to pay maintenance fee for the facilities

    Cons:
    - After 2 years the security ronda-ronda service will not be paid by DNP Land, which means the residents of Jesselton Hills need to form a Residents Association and get some form of security. (hire Rela guards? LOL)
    - If you’re not a member of the club house, you don’t get to enjoy the club house facilities (e.g. pool, gym dan sebagainya)

    Even after 2 years you are not the member for the facilities, you still can choose to pay the fee in order to enjoy the facilities. As Uncle Hoo say it has pro & con, you no need to pay extra $$ for monthly maintenance fee which might be increase year by year.

    1. Both are from a well established developer
    2. Location to new bridge. Nearer for PS
    3. Location to BM town. Nearer for J
    4. Concept can be seen for J but not for PS yet. Again do not get fooled, the layout by J is abit exaggerate
    5. PS offer cluster house with the price of semiD and J offer full semiD with shortest porch in BM
    6. Build quality. DNP are well known for build quality but not IJM.

    Jesselton is actually known as Taman Jasa Indah. This was only known during S&P signing. My good friend from Sabah was force to sign since he fly in all the way. I do not think that Permatang Sanctuary will be the same as well.

    For investment, i will come back to island again in future. (of cos… everyone definitely dreamt of buying Mah Sing project at Batu Maung there….. beautiful… have you seen it?)
    Basically tak boleh tahan la penang. After Lim Guan Eng came in, wahsehhhh i cannot catch up with penang progress… its too fast already. Every where also developed!!! More and more newbies developer are coming in….. Since this development are pushing the land price to up, got no choice lohhh…. i also want to survey kaw kaw before buy but no time la… super busy…
    the more i survey, the more the land price go up….whats the point? Unless if we are filthy rich….. there goes your house price too… but basically the floor plan, location, surrounding, future development are meeting my basic requirements… and many factors are contributing to Jesselton price increments in future… i have seen it.

    And I dont know why DNP dont study abit on the FengShui… i dont want to mentioned… but those who know… definitely got me..anyway, be positive… we can always add in something to compensate something…..

    @CK I’m doing some survey with outside lawyer and the DNP lawyer was charge me the most expensive legal fee. That was not fair!! $400k was $5400 for DNP & outsider only $4200 !!! I’m still not yet sign the S&P because of that!!

    I’d rather buy properties at Seberang Jaya, Butterworth, Prai or Bukit Tengah rather than buying at BM(dead town). You guys gonna stuck at a massive traffic jam once you buy a property in BM. I feel that logically and practically it is pointless to buy properties in BM if any one of you is travelling to work out of BM!

    Please do not write for the sake of writing. BM is not dead but packed. If you were to see properly or rather think deeply the location have potential having 2 exit which allow 2 choice of bridge (when the 2nd ones are ready)

    If it is dead, why would all the developer starts to look for land there and new development. What matters is the plan that they have… have u been and seen alma? I foresee some progress there.

    Not saying that SJ are not good but the price is not realistic plus the quality of life and house you are getting.

    BD , I just notice that there are few building processing something next to Jesselton. You got any idea what is the Orange/yellow color building doing? So far, there are some fabric textile, gloves, full cream powder factory nearby. Ohh yeah, some metal factory too. But im interested to know on the orange color building. There is no company name. And wikimapia showing ayamas building. Is this true? And middle of the palm oil estate are having some activities going on there. Not sure what is that….. is there any palm oil refinery there?

    Too Bad. I paid legal fee already. It’s cost me around RM6K. :(

    Recently, i received a letter from developer. They imposed late payment penalty (3 days) on 10% of first drawdown of housing loan. I’m very irritated because this is beyond my controls and i have nothing to do with it.

    Thus, would like to ask who face this situation before and what will you do?

    I am thinking of:

    1) Ask lawyer to absorb the late payment penalty fee. ( Is it lawyer faults? What is the claiming of housing loan process?)
    2) Ask developer to waive my late penalty fee. (Is it possible, just 3 days late only)

    Appreciate for your advice and feedback.

    You mean, you pay late after 30 days you received notice from developer to pay remaining 10%?
    Well….. lawyer mean business….they wont absorb losses.
    But developer are OK. You can just talk to lawyer to understand who situation and get lawyer to console developer and at same time you appeal to developer….. try it… might works.

    Hey ho,

    i bought a place 2 yrs back, alma ria, very close to jesselton hills. bought for RM260k now valued close to RM400k. really tempted to get one but not sure. there are bungalows behind alma ria, not as posh as JH but space wise, a lot larger and the rooms upstairs have separate bathrooms. huge rooms!.

    flies and smell? no complaints from my folks who lived there. initially, lots of flies due to the heat but don’t see them much. good neighbors around alma ria.

    the club membership is kind of putting me off. is membership opened to non-residents? if yes, then, kind of lame. expected the place to be gated but does not seem like it.
