    Hi KH, If you do major renovation, it is worth to pay rubbish fees, your contractors will save all the troubles to remove all the hacked rubbish which might be more than one tonne. Rubbish fees around 800 t0 1000. If you do minor renovation, you can discuss and negotiate with them. For air con piping and grille, the station contractor workmanship is satisfactory even they charge slightly higher than market price. They will attend to you and rectify the problems if you feedback to them after installation.

    4 air con piping cost me RM2130 exclude gst 6%. 3 staffs were working from 10 am to 6pm. They hacked wall concrete and sealed all pipings. Workmanship is satisfactory.

    Hi, Cheng. Thank you for your sharing. How about hacking the wall and tile? Need to let them do as well? The 4 air con piping that you paid is already including the air con installation? or only the conceal piping only? Are your pipe is longer than 10 meters and inverted pipe? I need to do a lot of grill including window, foyer and balcony. How about the grill price from them? Do we have the Arena owner forum or whatsapp group?

    As long as your unit does not face the station directly should be fine. I used to rent a condo right beside LRT station in KL but I hardly hear any sound because my unit is not directly facing the station.

    commercial title allowed to rent to maid agency? How come? Heeard a maid agency got hold a few unit (ab 10) as office n maid accommodations for daily supply maid. This is unfair for those of us holding the residential title units as they share the same facility as us.

    How much the asking price?

    It is not price drop, it is the seller’s asking price getting more reasonable now, due to current property slowdown in Penang and nationwide. A check on surrounding property transaction price (real transaction price, not the seller asking price u saw on Mudah.com/propertyguru/iProperty website) shows that the price is slightly lower than 1 or 2 years ago.

    Gone are the days where flipper can easily earn >100k upon OC.

    I don’t think will bring down the price, in fact the rental market getting better due to them (hostel).

    I stay at one of the condo nearby, also quite some units rented to Inti college. Rarely see all of them lepak at pool/gym. Also they did not make much noise at night, bear in mind this is not college hostel, it’s a residential condo, if they gone overboard the owners/residents will go complaint to condo management and the college. The college make a lot money from these kind of hostel-rental, they can’t afford the condo management kick away all their students.

    How do we curb homestay ?
    There is a unit at 19th floor doing homestay and disturbing the serenity of the environment.
    Can the JMB do something? Outsiders coming in to stay and use the facilities with no respect to actual owners. This is a serious matter. Guard should disallow any entry for homestay.

    Many floors have homestay units. Even on the residential block. Should be illegal right? How come management never take any action? As for the student hostel, serious actions or rules need to be implemented. Sometimes these students bring in friends/family members to use the facilities. Once in a while they have a gathering at the pool area/group study. Residents swimming being watched…..

    song :Elit location quite good. convenient store, hardware store, pharmacy, clinic, restaurant and cafes all there. Don’t know why the price can’t go up further. Place also very clean.

    Overall Elite is better that Arena especially the shop lot. You can compare the shop lot design and layout between Arena and Elite. Nowadays the market have the price, but no buyer. That is why the price can’t go up further. Most of the buyers that willing buy for own stay now all is looking for the government affordable project. No buyer support for the condo property price range between 500k ~ 1million.

    just asking…. i noticed toilet window for masterbedroom facing main entrance/entry corridor foyer. (1450sqft) Any way to modify this? Why they did not design all windows to face open air since this unit is suppose to be semi-d style?

    Imagine people standing infront of your entrance can hear you showering/or any smell from bathroom ….
