I am very satisfy with the overall workmanship and it is indeed a very luxury project. It came with 3 car parks, full kitchen, aircons, etc. Can’t wait till the entire Light Collection residential properties to complete.

yes, some facility is not done yet including the coral, but service charge started from 15 july, ijm should compensate us.

Why “FLAT” root and shape like corrugated box ? A hot sunny climate

the roof is used for the water storage to irrigate the gardens , it’s called rain water harvesting. Part of the green concept and eco friendly architecture.

The design of the building doesn’t have to be box type. They could

Which layout did you buy?
LC1 looks very nice and very good environment. I got a good deal renovation with everything curtains, lace, rollerblinds, downlights, fans, plaster ceiling, painting all doors, ceiling and wall.
All included about 25000 for my type B, my 2 friends bought type A in Blk B3 and is about 28000 as slightly bigger and more internal space, smaller living balcony and no extra balcony in the master bed.

Hi lwp, i also get the key d. i am satisfy with the unit quality, the white signature kitchen looks very nice.
the dry kitchen hv induction cooker, oven and sink, wet kitchen hv hood, gas hob and sink, all is good quality brand from teka.
the coral waterways stil not ready, they r stil working on it. facility wise, it is shared facility, we can use the lc1 facilty and the light point facility now. end of year when lc2 ready, there will be more facility.
i think it is reasonable to start maintenance fee next year as the coral waterways still not ready yet, n there is stil a lot of contractors doin touch up and defect work at the surrounding area.

I bought it from subsales at high floor fully seaview. The reason i bought when i saw it the first impression given to me is it really look like a holiday resort rather than an ordinary supercondo mainly due to low rise n their environment concept. I have been staying in Miami bfore for short period n this is wht the feeling i found here which is very similar.
U can ezly get a high rise supercondo anywhere but lowrise with resort concept, seaview, good location hardly in penang.
Of course for me personally the setback is the room is too small due to the space mainly utilise it in the living area though I stil can’t resist to purchase with the rest of the attraction! I would probably buying at a slidely higher price due to high floor but hopefully it leave me no regret

@lwp if u compare setia sky R and Westside, density of light collection is much lower.. and the key point here is you have access to all facility from light point to collection 1 – 4…wait till collection 2 is ready, there is small marina and infinity pool above sea! How to get that in KL! How I wish I can stay in the seafront property

THE Penang Green Corporation has awarded accolades to 16 Penang-based projects for achieving Green Building Index (GBI) certifications.

Twelve of them were residential developments, one commercial development, one hotel and two warehouses and factories that achieved GBI Provisional Gold, Silver and Certified ratings.

Hotel Penaga have achieved its GBI Final Certifications.
Of these, Hotel Penaga, Lam Soon Warehouse and Osram factory are already in operation, having achieved their GBI Final Certifications.

Jelutong Development Sdn Bhd, a subsidiary of IJM Land Bhd, achieved four certifications for their projects The Light Point, The Light Linear, The Light Collection 1 and The Light Collection 2.

Kewira Jaya Sdn Bhd, a subsidiary of SP Setia Bhd, also scored four accolades – a gold and three certifications for the projects 11 Brook Residences, Setia Greens (Phase 1), Setia Pinnacle and Setia Greens (Phase 2) Landed Parcel.

The other project winners were G-Home (20000BJ), G-Home (20001BJ) and G-Home (20002BJ), Kao Penang Office (Fatty Chemical Land M Sdn Bhd), Sandilands (BHL Waterfront), 1 Tanjong (Province Valley Sdn Bhd) and Marinox Sky Villas (Masmeyer Development Sdn Bhd).

“Back in 2009 when GBI was first launched, the concept of green buildings was very new.

“As of Oct 8 this year, 38 Penang-based projects were registered with the GBI, making up 8% of the national total.

“Out of these 38 projects, 16 have received GBI certification and the remaining 22 are pending the submission of their design to GBI. The 16 projects represent 11% of the total projects certified by GBI nationwide,” he said.

Landscaping has never been the strength for penang’s development. Look around you, which new condo would impress you with the landscaping design? I don’t see that in E&O, paragon, or even Gurney 8.

You will regret selling your unit now. As once the commercial development is taking shape, the price will shoot up again.

Sungai Pinang situated not that far from The Light , and its widely known now and its even in the news that dark smelly sewage water full of deadly E. coli have been flowing into the river and the sea … and how long will it take for the putrid dark water to reach The Light area ? Well , with the help from the sea current I would say its not that long before the pollution reach there …. Still ppl are happy to buy properties floating on top of such sea water ?… Really mind boggling indeed .

if you ask me, IJM has done pretty badly, considering the huge amount of land they own in Penang. For Jelutong, I think there’s nothing much they can do as the huge rubbish landfill continues to plague that area. The strong smell of rotting rubbish is the “highlight” of all the properties that IJM built around there.

As for The Light, Light Linear and Light Point were again big failures, due to INTOLERABLE noise and dust level from the highway next to it. They were built basically to shield Light Collection from the noise and dust.

Pearl Regency would be another joke from IJM coming up. In terms of location, there is no difference between it and a low cost flat along jelutong highway (again dusty and noisy). But what makes it really look like a low cost flat is the facade of the building. It is not suppose to look that awful if IJM had stuck to the original design of a floor to ceiling window, but they want to safe cost, so change the design to half-height windows to increase profit.

Agree that the Pearl regency looks like low cost apartment. Wonder why IJM choose this color scheme, really bad taste. if they still want to continue to exist in Penang, buck up! Other developers r catching up or above par already. I am ijm supporter too.
