    Too many new property for renting around bayan baru, relau and sg ara,,, summerton quensbay and so on,,,,
    Renting not bad,,,,1500sq ft for RM1500.
    Even bangla afford to rent….

    When GST implemented, does it mean that commercial title will be charged 6% to the seller? So the unit will be 6% more expensive right?

    Yes, under commercial all kena 6% tax. Either paid by buyer or obsord by the seller, means commercial will be selling higher and higher as the “change hand” increase. So godbless ccommercial unit especially those condo which not use for commercial and get the commercial return.

    not true. assessment is below than rm1500. and they are applying to mppp to further reduce it.
    by looking at the location, in fact the assessment is not high.

    Hi,

    There is one thing i am very confused about commercial title in ELIT.

    i saw outside lift, there is notice from management prohibiting the owners to rent out their unit on daily basis. is it legal for management to do that?

    Why cannot? i thought it is commercial title whereby we can use as commercial purpose such as office, daily rental, hair salon etc?

    anyone can give advice.

    From legal standpoint as owner of commercial title, do we have the right to rent out daily basis?
    we already paying commercial rate assessment.

    Or management office have upper hand to control what we can do?

    plenty for sale but no transactions.

    basically buyers are aware this is under commercial tittle. so very expensive to pay assestment charges which can amount to few thousands a year,

    I agreed that property under commercial title shall be paying higher assessment fee.

    But bear in mind that the property under commercial title status could be review time to time with the approval of the MBPP provided the resident file a complaint and appeal with certain terms and condition which agreed and could be met in a couple of years.

    I believe it would not be continue as commercial title for long time. I have send an email to MBPP Penang to understand more about this. Perhaps, this is the main cause for the property which getting difficulty to sell at this moment.

    I am personally also looking for a unit but was thinking twice before making any decision. It is unfair for a resident who buy the unit for residential stay but paying commercial rate especially for those not too sure when they book a unit from the developer while the project being launched.

    checked with many agents. This condo is not selling mainly due to the commercial title (very high assessment charges) and also some gst charges since its under commercial for subsale buyers

    Imagine your expected price is fall below 5 years ago….my friend bought at 4 years ago at RM500k was considered one of the good deal..now yours is …wow..

    My buddy bought it few years ago at RM750k…..It’s RM200k difference?How come..?
    I went there a few times and overall to say it’s convenient and good location..Can anyone enlighten me why it’s so “unwanted” now…

    Elit Height is good in location and vy “ONG” for eateries nowadays.

    Flood issue is not big deal as gov is digging the drain for improvement. Somemore your car is not parking at basement/ground floor (not like the Sri Saujana condo in Sg.Dua where a few cars parking at GND floor hit badly by flood lately).

    Also it is commercial title, means cukai taksiran more expensive…

    Thank you..Because if it’s really RM550K FOR 1450sqf at such convenient location.e.g.Giant Hypermarket, Hospital, Eateries, Bayan Lepas Industrial Park are all near by…This is pretty tempting since I am also looking for investment purpose…So far I saw from Mudah.com and Property Guru, the lowest was RM578K for 1450sqf one..

    Yes, I knew it’s commercial title so the assessment fee is higher..But I also saw many Angmo staying there leh..Mostly look like students…So, can rent to foreign student as well as expatriates who are working at FTP..

    too high density.. hard to control bcse mostly tenants
    assesment is expensive … few K bcse commercial title.

    always check the unit before purchase. a lot of water leaking from toilet of unit above.
