    Yes, I have received the call from GIC property agent say that the developer going to increase price or cancel the booking. I booking the unit on Dec 2020 and bank already approved. I request them to give the official letter for the status.

    Hi, is this group still available? I can’t find any group related to this.
    GIC kept asking me to sign booking cancel form, without any official letter about this.
    Seems like they are just pushing buyers to voluntarily cancel the booking.
    The booking cancel form also didn’t have any headings from GIC nor Developer.
    So unprofessional!

    I believe that the project is still available. You may approach to GIC sales agent for further enquiries. What I know from GIC sales agent was Goodwood will be launching on this coming Feb’22.

    It’s important to choose a good brand reputation of developer. Maybe u can do some comparison with Goodwood Residence between nearby other project such as”The Amarene” summerskye , or solaria square.

    Wow.. Cheap and big. Now all developer delay their launching &called for price increasing. Now you mention 1100sqf 500k only & low density & somemore still selling. Walao eh…. Hor Sei liao.. Ideal 1100sqf new project selling 670k to 720k same location then die die liau la. The Amarene past 4 years ago 2017 selling 580k+ starting.. This house selling 500k nia. Walao..really goodwood. Hopefully someone can share good info kangtao here..

    Why you all never buy The Zen? The Zen is the best in southern region of Penang. Another new All season park with seaview cheap & big. Buy teluk kumbar for what? Another forest area with mat rempit. Go buy The Zen or Zen6 very high class development by reputable developer.. Go anywhere also easy.

    All season park is one of the most successful development of commercial in Farlim. All season park is not cheap as price already appreciated. Nobody can deny that except those haters. If you look at others commercial development that’s even worst. And the zen going to have a same concept of development where major crowd going to bring a major business activities here which boost up entire development value.

    As i mentioned to you that’s no suck property. Each of property got it’s pro & cons and value of property will reflect based on demand vs supply. If your 1Million seaview condo poorly manage & full of airbnb & flipper then 1M will turn into 800k.
    However if 300k is high demand in market then 300k also can turn in 500k.Thats how market works.Thats no such thing of oandai pandai & suck or perli. Some of house 200k also appreciate to 450k. No surprise. Every property will have it’s own demand. If you say you’re high class that’s up to you as all comment with bad word shown your own class.

    Inflation too high as material cost all increase.
    This year launching will be very very less.
    Some developer also don’t want to launch even that’s 30% offer from current price. Mid price range condo may launch close to rm700psf soon. Nothing is cheap now get prepare.
    Developer may suffer lost if inflation continued.

    I am facing the same issue here as well. The agent mentioned there is change from government that require switch to e-S&P something like SPA will be issued by developer instead of lawyer firm and every unit sold price require key in into Gov Prop system.

    I got a bad feeling this project might be cancel as I might want seek for 2nd option instead of waiting for 1 year ++ already.

    Not a trustable developer(WHH Land). Selling us Goodwood project on June 2020, keep on hold our SPA signing and keep give many excuse such as converting to eSPA. At the end of August 2022 cancelled total 100++ unit due to they can sell it with new higher price.
    So what else we early bird for booking? No responsible at all.

    Not a trustworthy developer, booking since 2020. Then, drag the project and now they cancelled more than 100 bookings as the previous price was low. Loan signed, dragging the stamping of signed SPA….wasted 2 years of waiting. They even increased the price in Jan 2022 and now they increase it again…

    Very shitty and unethical developer. Very irresponsible company. My booking got canceled by the developer after being dragged for almost 2 years. No compensation was made. Next time if you see projects by WHH Land or Definite Harmony, stay away!

I’m book on 2020 as well, but my agent ask me to re-submit booking form with the new price, hence I’m not in the cancelled list. Logic thinking how they can keep the original price after bad economic issue happen around this few years.

    We did follow up with our agents as they project has been dragged since 2020. In Jan 2022, there was certain units affected with price increase. We did check with our agents and we are informed that our units are not affected with price Increase, no need to do any re-booking.
    If the developer wants to increase the price, they should have ask if we agree with the new price. Not directly cancel our bookings, such a low integrity developer.

    Yes. 600k to 700k still acceptable range. Normal condo will be in price rm700psf soon in that area due to inflation and all material up. Bayan Lepas bayan baru still rm700psf. Queens bay area soon rm1200psf for high-end new condo soon.

    My unit at floor 32 1.2ksqft, they give me new price year 2022. Near 7xxk after discount, different side facing increase another 15k. i would say this is more on agent issue, eventually developer side will found out why the price is so much different. I heard some still keep old price with 5xxk in level 30. At the moment, i curious why only me impact for new price changes.

    Sound abit rude, but this is truth. Developer also don’t like to keep changes to busukan it own reputation, is all about profit. You can imagine if they still maintain the 2020 original price to build the project, you will have another quality complain after it pass the unit to you. Material cost keep increasing, who can predict? 2 years ago it just a soft launch, it doesn’t mean it have to launch exactly with that price. You guys need to understand what is soft launch mean.. And try to compare other new project, price also high.

    Regardless of what project also, The Zen still the best development in Penang & some people saying up to Asia Pacific. If fairview selling rm400k then The Zen will sell 600k+ with fully seaview.

    We all know that year 2020 was soft launch but Feb 2022 already officially launch with price increase adjustment, I believe the developer have already recalculate with the increase material cost and project cost then finalized and launch the house price on Feb 2022. The fact is Developer started to arrange the buyer to sign the SPA after Feb 2022 but suddenly informed by agent that Developer want to cancel due to price increase again. Do you think this is the right way done by the developer and all is the buyer’s fault? The developer suppose should have their project planning and material hedging after the soft launch because there was good respond for booking on year 2020.

    Based on government property control, do we still have soft launching project in place here? Majority of project no more soft launching until APLD approved by MBPP. Which ever so called soft launching & booking fees collection are legal under law protected for buyer? Is this legal for soft launch project fees collected without APLD yet?
    Either launch or not yet that’s all. No soft launching. Can any expert here to clarify this? Just to confirm.

    If you get the new price adjustment on Feb 2022, you should not in the cancelled list. For those who re-book in Feb, i don’t see they are impacted at this moment. I’m one of it book 2022 and rebook 2022, my agent told me im not affected, so i don’t knw where you get the cancel info.

    @Tim I’m the one who are not impacted with their first price increment. After being confirmed with agent and lawyer than my price is not affected, I have already proceeded to lawyer firm and signed my S&P by the end of March 2022.

    Surprisingly, in August 2022, I received a cancellation notice from the agent due to price increment.

    So good luck to those booked for this project. I hope you can complete your purchase smoothly.

    Technically, the signed SPA needs to be stamped within 30 days, KPKT also confirmed this.
    U signed in March and until August 2022 also it is not stamped proved that the developer is not trustworthy.

    I heard some of them that signed the SPA have requested it to be returned, but the developer said it has been destroyed. This maybe an indication that they are at the wrong side and want to avoid any legal issues.

      Agreed! Anyhow, I will avoid all this developer’s projects & the agency too. Honestly, feel like both throw ball to each other. It so suspicious who has fool the buyers around…
      This not about the money that we have plan to spend. But the follow up, responsive & integrity not there. I’ve visited the developer at BM project manager. However, she diam diam even look like no plan to entertain. The agent not honest as well. Told me already started to piling last year. Very very bad feeling.
