    Ok, let’s see what we have here. Property type –> executive condo, that means commercial title. Very low dense, perhaps too low to collect enough maintenance fee to keep the property in good shape. Location wise, I think only suitable for people who already have cancer, based on the close proximity to the power station, it’s like having a big power station for a neighbour. And I wonder which is taller, the condo building or the power station chimney next to it…Hmm….

    This should be residential title.
    My parents are staying in Taman Bukit Dumber, despite the fact that it is near to the power station, this place itself is a total residential area and also comes with a park…very qquiet area with almost minimum traffic. Tbh it is an ideal location for its easy access to Jelutong highway, to penang bridge, to greenlane…I dont see any quiet location yet easy access to main roads in Penang island lor

    I am sure it is very quiet and minimum traffic, because only the “extraordinarily brave” would stay there. Why risk your life? And your children’s life? Even if it’s RM200psf, that risk is not worth taking, and your children are innocent. Don’t make them suffer because of your misjudgement.

    Some stupid gays said it’s near the TNB Chimney, please check yourself, the chimney is never in operation and its only a decorative standby chimney. Talking about near to it, see the googles site, Vertiq Condo is even nearer to it, and it’s selling at RM 800,000 and only 1044 sq ft. ( RM 760 psf ) I am just waiting anxiously for it to launch to grab a whole floor of 5 units.

    This project is sandwiched between TNB & low cost flats/apartments, hard to feel executive anyway. Furthermore, the view will be seriously affected.
    Heard that it is ~RM550 to RM600/sqf. Completion 2018.

    It is not at the location you are mentioning.

    The condo is sandwich (actually at the centre) in between 2 block (front & back side) of flats, 1 medium cost high rise apartment (left side), and next to a power plant (right side). I wonder how nice the location would be. Is it worth to pay 800-900k for a condo with this kind of bad surrounding?

    I saw smoke coming out from the chimney last time, is the power plant still in operation now? The toxic smoke will flow into the condo thru windows and balcony. Is it that bad to stay beside the power plant? The condo insurance will be more expensive?

    Is the condo assessment fee also under residential category??

    So far at area Bukit Dumbar price RM550/sf to RM600/sf still reasonable, nearby IJM project already sale 800/sf – 1000sf. I will try my luck to get a unit on solf launch .

    Anyway, Edge360 sold out most units by the time i get there, bit dissapointed.
    I have learnt valuable lessons from Tamarind and Edge, do camp overnight even before the soft launch. Most of the ppl are doing that now.

    I went to the site last week and go there yesterday. i feel that they are staying there. and almost everyday in and out. quite dangerous area for my family to stay there.

    No doubt that it is low density condominium.
    But, the land area likely close to 2 acres, which is quite small.

    Even, the current market sale for Vertiq also not really good.
    The light also gone….I’m not sure whether this project can be resell at good pricing by 3-4 years later.

    Well, if for own stay then should be ok but only concern on the TNB station nearby.
