    it depends on which side of the Tree. those nearer to Dua side of course more impact. but good thing got free shades from morning sun!

    At Sungai Ara & Relau area, now got 4 projects recently just launch that is Iconic Skies, Solaria, Imperial Residence & Skycube Residence. Which one worth to buy for invest or own stay? Please share :)

    During visit to their show unit, saw that almost 70% are fully booked. Could this be another cheapskate marketing ploy??

    Good in the sense another 2~3 years buyers spoil of choice to choose those ready made condo….it shall be survival of the fittest (in term of loan serviceability).

    Let d market force decide then.

    I really WONDER How come the STATE keep approving so many projects especially high density condos in Southwest especially in Sg Ara area DESPITE worsening jam.

    DO THEY HAVE A PROPER TRAFFIC DISPERSAL PLAN?

    i complain to govt officer, & std answer is everywhere also jam ma…….so if every1 eat shit, do u wan to eat as well?

    if the demand are more towards own stay or LONG TERM Investment of course always welcome to help the RAKYAT!

    Not a bad idea theoretically…..satelite, P&R etc…

    But It’s about a govt obligations.

    Very curious of the $6.3B project…..no mentioned of this side of Island?

The whole project is expected to take 10 years to complete and it consists of a 4.2km bypass from Gurney Drive to Lebuhraya Tun Dr. Lim Chong Eu, a 4.6km bypass between Lebuhraya Tun Dr. Lim Chong Eu and Bandar Baru Air Itam, a 12km paired-road from Jalan Tanjung Bungah to Teluk Bahang and the 6.5km Penang-Butterworth undersea tunnel……

    Why, cant we just get 10% of above sum to solve the FTZ and its surrounding nightmares?

    Who still have the overall plan for the “Ideal International City” during they launch Sathu Terrace and Fiera Vista? If I remember correctly, that time the whole Tree Residency and Solaria is suppose to be a commercial. Then later changed to residential. Same to The One, which initially got hotel and other commercial buildings, but later on changed to residential also, of course, still have 3 rows of commercial shop, but it is different with initial plan. And now they are promoting Vision Part with 2K units condo plus how many ten thousands sq of commercial space, and I believe this will still subjected to change.

    I saw too but those MASTERPLAN too which I guess are non-binding or contractual in nature.
    Subject to change without prior notice. Artist illustration? 

    Approving authorities need to be more caring and scrutinize projects.

    Noted the State , MPPP offices in Northeast G’town area. Most of the lawmakers too on town side. perhaps they don’t feel the pain here. But can easily feel the grumble on the Northeast district….easier to see from KOMTAR la. 

    The location for this Solaria initially also hotel & some shoplots during the launch of Tree Residency & Fiera Vista. Cannot trust lah. Buy from more reputable developers then less chance for deviation from MASTER PLAN.

    Leftover mostly west facing unit. They intend to increase 20k for units on 21st floor up which is not available now. Guess they tried to clear the bottom floor units before opening balance. Overall looks like 50% booked and not 70%.

    Better see the Fiera Vista build quality first. A lot of change in the original Master plan, where this land was previously said to be for school (you ask those Tree Residency buyers), now became this Solaria pula. No confident liao.

    PR1MA-Home coming to Penang island soon.

    The Jln Tun Dr Awang from roundabout near airport to the juntion with Jln Tengah will be widening to 4 lanes by Ideal by 2016 phase by phase. Currently, the widening is only until South Homes. Total cost 40M. (if I understand the statement correctly)
    Another new road cost 12M already in construction to connect Jln Tun Dr Awang with Jln Sg Tiram (my guess is Jln Sg Tiram 6). Estimated completed by this May. With this, residents of this area will have better access to Jln Sultan Azlan Shah (airport road).
    There will also be a new 500m road connecting Jln Tun Dr Awang to the new Heng Ee school, estimated completed by next year.

    If you’re buying for own stay and on a budget, this is worth considering. But no harm shopping around for the best price and best location and best layout that suit your individual needs. But if you’re buying for investment, beware. Property price will be stagnant for many years to come, especially for such location.

    I am not saying price would collapse (barring unforeseen circumstances), but to flip would be a big challenge as the market would be flushed with vacant units by then.

    In general, I also concurred with your statement…..that seems to apply across properties sector and not just this project, right?

    I have read through the postings, this developers projects are used to be “punching bags”. But in recent 2~3 years they seems to have “cleanse” from the One residence projects reputation.

    Anyway, I still wan to know what the the specific (not general again please) bad sides of it.

    This is a good lactation with Heng Ee and SIS around.
    Furthermore, the Jln Tun Dr Awang will be expanded to 2 lanes each direction to Jalan Tengah.
    Easy accessible in future.

    Some people like to say well understood general things like traffic jam, economic downturn, VSS in factories that may affect across the sector not specific to Solaria.

    Specific like eg. Dua villa itself got car porch sinking, but not happen in Sathu or somewhere else.

    then we can have meaningful discussion here.

    Not sure, how u consider high dense?

    Low dense like Meridien condo nearby, seems to be quiet nice but Maintenance fees wise is really meant for high income people.

    Frankly i still very scare of new condo projects…..simply too many!

    Personally my thought was if buying for own stay is still acceptable as recent year there are too many condos build around this area. I have been searching around and hard get this size of condo at this competitive price. if you are buying a subsale house, it required a lump sum downpayment. Currently they also have Imperial Residences launched which located at Relau at $450psft but the road is so narrow which they claimed will widen in the near future.

    I was wondering, is this Residential or COmmericial title?
    as i called the sales person, this is a mixed development where the boss was telling them is a Residential title. but anyhow, u need to read through if it is really residential title upon signing SnP in the agreement which they might change! What is this? cant they confirm now as if it is Commerical title, as i understood, you are not allow to withdraw EPF for buying.

    Brochure labelled as residential. But when confirmed with Ideal sales, said is under application to convert to residential.
    Be careful on this …Ideal one world being rejected twice on application on this matter.

    Solaria residence is consider as high dense condo.. The concept pretty much similar to Elite height.. Look at Elite..now pending so many unit awaiting for sellor flip..vacant.. Over supply in market for condo on this area. Just sharing only, if i really afford to buy condo..i won’t buy in this area..*Factory is all around.. Demand?? Rental??? Developer reputation..so so…

    I had been more than 10 years in Bayan Baru/Bayan Lepas area. In term traffic i would said still consider fine. Mostly will jam during heavy raining and flooded. This is common if happen in other place. If you like fresh air can consider go BP or Teluk Bahang.

    All, thanks for all inputs. visited the office and site. I think this project quite reasonable surrounding with high end landed houses and few new up coming school. Residential title with 2 cp and maintenance fee ok, about 0.17sen. So have decided to book 2 units. But if you know any hidden -ve items. Do free feel to share, appreciate and thanks in adv.

    if the Komtar –> Airport LRT really gets through this time, this area will be in high demand.

    Now started to see why so many condo at Southwest area lately. With LRT, those working in Komtar also can stay at Southwest area…haha…

    Those working in Komtar don’t stay on Penang island at all. Most of them stay in mainland. The LRT will have no effect on them.

    There are a lot people who live in southwest because they work in Bayan Lepas. Why? Because of the rush hour jam. So on the contrary, the LRT will enable people who work in Bayan Lepas to live outside the area, and yet no having to suffer the traffic jam.

    you got your point. However southwest property price still relatively cheap if compare to town area or tanjung bungah area…workers from bayan lepas choose to stay southwest not only the traffic concern, in fact also due to the price.

    Those working in town area and stay mainland, I personally think they might opt to move back to island if there are more cheaper property for them to choose such as property at southwest area provided with LRT. Traveling daily on the bridge is not fun, you may ask them….

    Afterall, I personnally think the feasibility to build LRT is very very low.

    Just express my view, and many others feel the building design and colour is ugly. just look at the green colour on the Fiera Vista units and balcony rail. No match to GSD design at all.

    i am really doubt of the quality from ideal now…the water leaking in my condo now is a big problem…it might not show up when you just test it within warranty periode (1 year) but just right after that and now, it show up in many units…this is due to poor water prooving work and over the time, it slowly leak through.
    Can you imagine you just move into a brand new condo but having leaking issue which is most headache part that people mostly worry for old condo above 10 years????
    i am staying in one world now and the owner above my unit do not want to fix it just because his house also having same problem and the owner above him do not want to fix it..plaster ceiling also got hole so ugly… pissed off !!!

    Hi @pg, quite some of the units affected, i think just this year after the new management took overe got around 20plus to 30unit complain about it, i dunno how many more before the warranty periode. as i also bought subsale and just about to stay in.. and the owner above me just have tenant stay in around less than 1 year ago.
    it is very clear is due to the poor workman ship of developer but just with the excuse it is over the warranty periode, they will not take any responsiblity to fix it. unbelievable to have leaking problem show up so soon!

    i think u get should get better developer for better quality like IJM, SP Setia, Ecoworld and etc as buy house is a long term thing……and leaking is most headache part of it…

    hi guys.i am one of the buyers of solaria.paid the booking fee of RM10,000.00 so long ago until the cheque also lapsed d. got my loan approved and sign offer letter 4 months ago already but no news from developer / lawyers to sign snp and loan documents. i keep calling lawyers and sales agent also but they say not sure when. just this week got called by lawyer say can sign already but i found out the developer havent got the APDL (not sure if correct but this is the permit and licence i was told). how can they ask us to sign when they havent get the APDL? and lawyer say wont date or stamp until they get apdl. and lawyer say they will hold your 10% first and wont release to developer. anyone here havent sign? my friend told me it is wrong for them to ask us to sign the snp now. i read from this website for another property by ideal the same thing happened and the comments was DONT SIGN. if delay again then we purchasers are losing out. please advise. dunno if should take this risk. thank you very much in advance!

    pat, same case here. booked one unit since last cny. applied for loan from couple of banks recently and the offer letters are ready but i m not in a hurry to sign since dev is not showing any urgency to get d spa and loan agreement signed although they are offering freebies to get buyers to sign them. i might just wait and see for a week or two to get confirmation that everything is in order.
    logic, regardless of you paying for a rm500 or rm700 sqft unit, water proofing is the basic requirement for bathrooms. If a dev can’t even do that correctly, as a consumer/customer, we have the right to complain.

    hi pg. thank you very much for your reply. you are lucky coz you have not signed any offer letters. i was told that the snp is scheduled for nov last year so i thought i apply for loan first and i was worried about the new rate that will take effect this year. i already signed the offer letter in oct so now i am quite worried about my installment and time starts running from date of letter of offer. i am not sure how to deal with the bank now if the developer is going to delay any further. anyone any ideas? yup they are giving free air-conds i heard but i decided to forgo anyway. they cant date or stamped the agreements and they just going to leave the agreements there so i dun see a reason why we cannot wait right?but i duno if the developer has at least informed the banks on their panel about this issue. sigh! anyone please share if you have already signed offer letters from any banks since few months ago but have not signed the spa or loan docs. thanks!

    there is no use. i called the lawyer since last year they say duno why the delay. the sales person just say something with the changes in some plans or something so still waiting for the authorities to approve. so in the end is either u choose to trust them or you don’t.

    As told,the construction work will be started very soon in next 2 weeks but I’m not sure how true about this advice.

    hi pat, not sure which bank you have engaged but the bankers i dealt with said that by signing the lo, they will help to lock down the rates using blr. not sure if the banks allow to maintain their offer after your lo has expired. Might want to check with them. if my banker confirmed that there is no penalty if i decided not to proceed with the purchase after signing the lo, i might do so to lock down d blr.

    i am hearing contradicting info from different parties. Some said pending license approval to start work while others mentioned construction work has commenced.

    as far as i know, advertisement permit has no relation to approval to start construction work or signing of spa. The reason i am saying this is because the dev of the previous condo i purchased did not apply for advertisement permit but spa was signed n work commenced. advertisement permit is to allow dev to openly advertise their project to the public, i.e via newspaper, banners etc. i m too hoping that spa is ready to be signed soon but i’ve waited for it since last April

    hi pg, yes that’s what i heard. they are currently pending housing developer’s license. did some research of my own. you have to have the housing developer’s license before u apply for advertisement permit. and this license is granted per project basis. as commented earlier on by others, this is very common with this developer changing plans and so on. thanks for your advice pg! i will try to talk to the banker. i signed LO since oct but the bank until now didnt call. the last i called them was december but he said is okay. this is giving me so much headache. i rushed to apply for the loan as i heard many rejected. and the dev told me in july/aug that spa will be due in oct/nov. if i have read this earlier, i wouldnt have applied for loan that fast. SIGH. anyone already let go of their units? even the booking fee has expired so i duno is the developer going to sell your booked units to others?

    hi ck, it is ocbc taking joint loan with another family member. what about you? very busy currently no time to talk to the bank yet. but i am quite surprised no one from the bank even call? because signed LO so long ago but loan docs not completed. i heard some banks have 6 months period limit. my offer letter states must complete loan docs 2 weeks from date of LO. probably next week will go talk to the bank. one thing I don’t understand is that when call bank they ask contact the lawyers but lawyers ask to talk to YOUR banker. i know lawyers acting for developer and say everything free including the SPA to loan documents but always remember all been included in the sale price just that you are not required to put so much money upfront, point is still our hard earned money. some people just make it sound like we got the best deal in town. relatively cheaper property in penang really doesnt mean is FREE so make sure you stand for your rights. 😉

    hi pg, i don’t think so because although loan documents not executed, i have signed the LO so should be based on previous offer. even in the newspaper it is said that those who have submitted application prior to the new system will also still be entitled to the previous system if offer already given. and my bank officer also didnt tell me anything. but i will speak to the bank this friday. i am also still considering to take up or release the unit. pg u signed LO already?

    I dont think they dont give you a week.. maybe you talk to their sales mgr n get it done…as far as i know, if you want to get the free air-con then S&P need to sign within 30days from the loan approved date… i know for those loan was approved long time, you need to resubmit your documents to get the loan ‘re-approve’..

    The traffic is OK, at least no bottle neck -> multiple exits.

    Also, there is no high-rise building in my house direction (only the Fiera Vista to the left). For big area in front is the view of just landed houses.

    Close to airport, possible future development of LRT station in “walking distance”.

    Fyi, get to know All project from Ideal Property, upon completion there will be gangster contractor force you to take up their renovation service or else need to pay so-call “sampah fee”. They charge ridiculous price. Many owner of Ideal Property is facing this issue, and the developer didn’t help to solve this issue, worst still allowing them to set up a booth in the building. So think twice before make the choice to buy their project.

Still wondering why someone want to choose SS – 1150spf @ RM636K / TGT2 – 1165sqf @ RM630K??? Although i have to pay S&P and legal fee RM24K, but add up also worth than SS and TGT2. If you still looking for a unit, why not consider FV.

    We just receive VP and I regret buy this highly price unit. At over 500/sqft, I wonder how much will it go up! So much condo being built everywhere that is cheaper. TNB sun station so near the condo make residence uneasy. Gangster contractor will come in too. Dann. Should have keep money in bank!!

    Owner of Solaria Residences, better you guy GANG up kick out this Positif Upaya maintenance office, their boss CS Tan and Julie, they are Tai Chi Master and they are direct from IDEAL not a 3rd party, they will not help you to feedback all defect (soon you will know is not their role), be prepare all black and white paper with dealing with this Maintenance Office and IDEAL, no one will stand for you if you guy still in “New house mode” this is your property of life time.. for them you are just a white rat… soon you will know the material use at your condo are low cost material prepare ask the supplier…. good luck…
    Additional, this Gangster, is sign contract with “IDEAL and Positif Upaya”.. good luck

    Hello, @Solaria owner, may I check if you are experiencing defect issue, and don’t get management attention? I believe bring to developer can accelerate the process? Since they still have units haven’t sold off, and selling at sky high pricing?
    If you don’t mind, can share what’s the defect you encountering?
    I am considering whether worth buying this property.

    Ideal after sale is Tai Master… all our defect they will said is approve by Gov and not going to put extra cost in to have major repair or upgrade…so tai chi to Gov, Gov tai chi back to them and end up no news… this is how they work….gv me 2nd chance i will not going to buy any Ideal Property again their service is degrade vs last time…
    Solaria owner, pls pls remind all our owner, POSITIF UPAYA is so call hire by us… cuase we pay for the maintenance fee NOT IDEAL… WHY THEY are not listen to us as we are the PAY MASTER…

    I have another question, typically how long it takes to convert master title to strata title?Whats the experience with Ideal property? Anysharing?
