    Must or not is depending on whatapps group admin to decide. He/She may want to ensure the group is opening for real OI owner. I didn’t see any point to join that group because most of the info can get it here or FB. This is just my personal opinion.

    Their pricing definitely higher than your own appointed contractor especially plaster ceiling and kitchen cabinet revo or wardrobe. But their work more professional and good service instead. If you not satisfy their workmanship can complaint for fix until you satisfy.

    You can initiate to call yr sale person ask for it or waiting them to call you. But bear in mind there are 760 units of owner have to call and arrange appointment for draw. Imaging if they target to complete the draw by Aug, they have to make a call to 24.5 owner/day included weekend they have to work too.

    They will call up for appointment. On that day you have to go their sale office and draw your lucky number from the box provided by them inside meeting room. This is practice for 1st free and 2nd purchased car park owner. If both car park are free then could be assign by them. This is just benchmark from their previous practice on other project but it could be change for this round. However, this is a general process for reference.

    I just got my car park balloting and got a crappy allocation… One indoor and one outdoor and none of it are near the entrance of my block…. heard the allow new purchase of carpark during balloting for 22k but I paid mine for 25k during the time I purchase my unit… Anyone can advise who I can talk further to bring my dissatisfaction

    Me too. 1in 1out car park at G floor. Especially, the outdoor car park is very near to lift compare to my indoor one. I’m satisfied with it. I don’t care they are not side by side.

    I actually got both side by side car park at 1A. They are far from lift and located in next the ramp up/down. And my fren got 1in 1out cp at G floor and requested side by side car park. After consideration, We both agree to swap with each other on the spot.
    Yup, I did see some of them complaint Ideal regarding 1in 1out car park. To me, I don’t mind and I requested to…. haha. Just my view of point.

    Thanks for the explanation.
    Somehow the way the developer addressed in the letter is not clear and detail. Furthermore the OI is my 1st home and I am expecting developer to provide proper instruction to buyers, not only during launching time when these people were trying woo you buying properties. Last time my experience with the receptionist was bad too when I asked her about carpark balloting, worrying I might miss the balloting. I just hope they act professionally enough.

    Saw some pictures posted on iproperty, quite nice and bright. Doors, tiles and fitting are with good quality. Facilities are well planned. Hopefully the defect fixing will be quick as I am planning to move in before CNY.

    The contractor “open table” there is not assigned/appointed contractor according to Ideal. Apparently only Penang have this “issue” and I’m not sure how to “settle” with them. Hopefully like some of us who want to move in before CNY, we have our own right to hire our own contractor(s). The sampah fee is not necessary since most contractors dont leave behind any sampah that need “someone” to collect those sampah.

    I accompanied a business associate to collect keys a couple of days ago. Overall I’d rate this project quite positively. Entrance statement was very presentable and appears quite upscale with water features and some pretty impressive landscaping. The facilities podium is one of the biggest I’ve seen. Apparently this project was built on a large tract of land (9 acres i heard), so all 5 blocks were very well spaced out away from each other. My associate bought the type C (1050 sf) unit. We did a quick inspection around the house and I must say the workmanship and quality exceeded my expectations. The tiles appear to be laid-out properly and windows and fixtures were all in working condition. The bathrooms were among the standouts. Both the common and master bathrooms were very well-finished. Some minor defects, of course, such as scratched paint, were spotted. Nothing shocking. On an overall level I feel the developer did a decent job for this project. When I asked my associate how much he bought that piece of property for, I can’t help but feel very happy for him. For this kind of price range, this project is turned out better than I expected I must say. Congratulations to you, if you are one of the buyers.

    May I know which type is your unit? I haven’t gotten my keys and i still need to wait for >1 week until my turn.
    I’m a bit worried about some comments here that the units appear to be smaller, as the rooms in type 1,050sf are already considered not so spacious. If the actual unit is even smaller, then I am worried about the space and how they can take in big furniture eg King sized bed, wardrobes etc.
    Anyone else has gotten the keys and viewed your unit, kindly share your views as well.

    I just view few diff type unit last two day, cos few friend is bought this project as well, for my point of view 1050sf master room and kicthen size is smaller compare to other type. but add advantage on their living room, it look so big space.

    If worry smaller than what you paid, you can measure inch by inch and calculate the total size. Look at the layout at the brochure, the bedrooms are suppose to be small for 1000sf. 1200ft perfect for small family.

    To clarify, I was referring to the comments that the rooms in type 1,050sf is smaller than the show unit of the same type, and not comparison with other types.
    When i viewed the show unit, the master bedroom was already considered not so spacious but still acceptable for a 1K unit. But if the actual room size is even smaller than the show unit as claimed, then it is indeed an issue.
    I would need to wait till mid-month to get my keys, so am only able to measure it then. So for now, I can only rely on your views here…

    I went to take my keys yesterday. I am glad to say that the workmanship is satisfactory and commendable compared to other projects. As some units will only be getting keys in Nov so service charge will commence from 1st Dec for all units. I like particularly the facilities and water features and landscape. Very impressive. Congratulations to all the buyers. Well done Ideal!

    From my experience any project that show house special build in some location and not the in the construction side normally they will build more 10% bigger mean if your house is 1200 +- 120sqf.
    so that is no surpsire that your small room is smaller.
    My fren did buy the Garden ville and he go to measure the show house with actuall it is different 1 feet in second room. Show room is still a show room the actuall spec is refer to your S&P. unless the show room stated is 1:1 actuall size or build in construsction units other wise they are still can beautify the layout and design.

    Arena Residence owners already served loan interest since July’ 15 after 80% completion and yet still waiting to receive the units keys. The developer is still waiting the letters from government dept on electricity and water. I wander why Ideal is able to issue the keys so fast to unit owners even the parking lot roofs top haven’t been installed. Can OC be obtained even they are still carrying construction work? My friend had a unit of 1180 sf in OI. Overall, rating is good for this project, my personal opinion.

    The samseng contractor is already there. They set up their “stall” just outside of management office. When you go to collect keys, you will see them distributing name cards.

    They are not appointed by Ideal according to their office. They are the “landlords” whatever they call themselves. I didnt know we are “renting” the land.

    I’ve talked to them and they said that we need to pay RM1800 if we are not getting their services.
    Suck blood til dry dry!

    One person call the police wont make any difference.

    exactly! all the owners should unite and fight against these kinda samseng contractors!

    Their price isnt cheaper than market and yet you have to pay them sampah fees if you’re not letting them renovate your WHOLE HOUSE.

    If you let them renovate certain parts of the house, the sampah fees is SLIGHTLY less which is about RM1XXX.

    If you decided to use your own contractor then you have to pay FULL SAMPAH FEE at RM1800.

    RIDICULOUS!!

    Yes, that’s why we buyers have to do something. All buyers have to unite and fight!
    Put pressure Ideal Management and also One Imperial Management by calling in to complain or even to the extend of writing complaint letters. Then pressure on samseng: lodge Police Report at nearby police station, don’t pay those crazy amount of settlement fees as well as avoid accepting the expensive renovation quotation by samseng contractor. RM1800 for sampah fee is crazy!

    In the end most of the residence will give up by paying. Don’t pay you cannot
    renovate. All the hardware shops around that area had been notified earlier by
    this gangster contractor.They will not sell you even sand or cement.

    I heard from my friend who oso bought a property from Ideal Developer, that last time he faced ths kind of gangster so-called in house contractor, open high-sky price with low grade materials.. and they are not negotiable.. He refused to agree such unreasonable circumstance n gathered many of d residents who are not happy with this reluctant condition to make police report together.
    The police then very soon came to “verify” the situation of ppls’ complaint, and finally “sapu” d gangster away!

    Make police report is actually worked, provided many residents go report on same issue, police may not “entertain” if there is only 1 or 2 ppl make report.

    For PBA, pls bring along a copy of S & P, a copy if IC, deposits for RM 70, stamp RM 11( can get from PBA ) will do
    For TNB , pls bring along a copy of S&P, a copy of your IC and deposits RM 500, will do
