    Right or not? Geo Valley is building a lot of big, expensive, luxury, and high end properties…like 1 Tanjong, multimillion dollar house.

    Heard that Mar 3rd, is only opened for those registered earlier. Went to their office on Sat, response not bad. Quick a number of units booked by those early birds. The developer quoted that the new road from the site towards INTI college was approved by JKR. I think good for own stay rather than investment, due to its traffic problem at farlim.

    good for own stay rather than investment. four season parks is high density considering the projects along the main road. furthermore, the vehicle noise from the main road could be disturbing.

    the promotion is still available….just bought a unit during the property fair in Strait Quay this weekend….the response is good….not many units left….u still can check with the sale office at geo valley biz center

    as i know of, 12 units sold during the mapex property fair in strait quay. If wanna buy, avoid 16 & 17 floor. near pump room.

    if im not mistaken, i saw the list on Sunday, 17th floor is sold out….17 is better than 16 according to the sale guy….17th floor is water pump and it will only run when the pressure is low, it is not running all the while…..

    shineville is better choice in term of value for money. i visited the site but worrying about the noise of vehicle from the surrounding road. and the project is on a grave yard land. i’, not condemning shineville, just my 2 cents. be happy for your own buying !!!

    Mr Lim, I know you have bought a unit at shineville park (facing air itam)….and also posted plenty of good comments at that site…..i think u r trying to bring up the resale value at shineville in future….personally i think both the properties are comparable…each has the pros and cons….im not saying shineville park is not good, pine residence is also value for money….quiet, low density, easy access to main roads etc. without denying, shineville has a better view and cheaper, but it is sold out….price wise, don think other will get a cheaper price as what we got earlier….thus, shineville park won’t be cheap…in fact the pine residence is cheaper and better for new buyer

    Pine Residence is not build on flat land, facing low cost units and by the
    side and heavy traffic during morning and after working hours. I intended
    to book a unit but was discouraged after visiting the site.

    i went to the low cost flat before booking my unit, the low cost flat, “mi tong san”, is well maintained. each owner needs a special “lift key” to access their respective floor, outsider would not have a chance to access the floor w/o the lift key. I have a fren (Q.S) working in lonepine, she told me the foundation work under lonepine is extremely good, the boss very particular in building the base. they build more than what is required by the law. Thus, building safety is guaranteed. Traffic problem, yes. i agreed, especially farlim and paya terubong. but i’m already use to it :-) in future, i believe the new road will reduce the issue. just my 2 cents. i believe those buying are the true owner and most of them should be from air itam, farlim and payaterubong areas. just like me. happy buying.

    This one is the only big square feet new condo in ayer itam beside shinville park, i think its a value buy for local ayer itam as most apartment in ayer itam is small (around 700sqft) and a lot of local want to upgrade their living standard but yet still want to stay in ayer itam.

    i have the same feeling with J&J. After survey the surrounding env.. half million condo surround with most of the low and medium cost apparment.
    of couse for those buyers with own stay stil consider if they used to the traffic and env. but i’m doubt with the appreciation value as location and surrounding not the attractive ..

    it’s not so perfect to me

    Hi,
    Today I just go visit the site, It seem like they going to build it at the edge of a rock cliff.
    Anyone notice that, is it safe to be building there and below the cliff is some aparment type.
    Any one can give some feedback. I am planning to buy but after see the site I nam lack of confidence.

    @ winnie. No pro. i’m currently staying at air itam area. facing main road. The vehicle noise and dust are very annoying, especially when you want to have a good sleep at night. Thus, i prefer to select pine residence over four seasons. Four seasons is good in design and convenience due to its commercial lots at ground floors, but i’m worrying abt the vehicle noise. My kids are keen with the new condo with swimmng pool facilities. I’m ok if the project did not appreciate in value when oc obtained, as this is for own stay, just hope the price will not go south :-)

    All Seasons Park condos has it all. It is just a walking distance to the wet market and shopping at All Seasons Place. The best part is the commerical lots are being managed by Belleview Property Management and all 120 shop lots are tenanted. It’s like a supermarket which is managed and controlled by the Management. Belleview is also built the 1st Avenue Shopping Complex and they have the networking of finding those nice tenants which is proven as they have published up all the confirmed tenants. As for the traffic noise, I do not think it is the major as All Seasons Park condos are allevated up from 9th floor ownwards. The 7 & 8 floors are the facility deck. Thus, the noise will be largely reduced. We are staying in a city, noise is inherent everywhere. Anyway, it depends on what you want as follows:
    1) If you want the larger unit with the affordable pice – then Shineville but graveyard land.
    2) If you want conveniency and shopping – then All Seasons Park but noise.
    3) If you want greenery – then Pine Valley but cliff land.

    So, you decide yourself. There is no right or wrong answer.

    if u r looking for a condo for own stay and large built up at reasonable price, pine residence will be a good choice. However, there are several drawbacks, such as bad location, low price appreciation in that location…. I would advise u to take up other property such as garden ville which sells @ 400psf…… or u may ask the fierra vista if there are any left over units… setia triangle would be good too, but high maintenance and low rise.

    yup… fierra vista, seti tri-angle and garden ville and pine residence do provide 3 years during construction interest absorption and free legal fee and stamp duty..

    KS, too inside already and the road is dark. Besides, it is too far away and I still prefer in the central of the island. Not too far to go North and South. Besides, there are upcoming nice hang out place – All Seasons Place to be opened in coming August. The central of the island has upgrading with those nice commercial units and outlets too.

    I would say the person who buy Pine Residence will be those staying around the area. Just like me. Get used to it. Actually, the area is not that bad, market, banks, supermarket, dobi, petrol station, old town, pasar malam, macdonald, pizza hut, all can be found in the farlim area. That’s kind of convenience. And, this would be the first biggest condo in term of space in the area. Dont forget, the new road to wards bukit jambul would be kind of advantage once completed.

    @goo, i suggest don’t buy Pine Residence if not for your own stay, the price wont appreciate so much compare to other properties….and forget about rent it out as the rental is gonna be low.

    went to pine residence office yesterday, surprisingly that block B (1400sq.ft) almost sold out with less than 10 units available now. For block A (1600sq.ft), more than 85% are sold out too…..

    yup, received call yesterday from developer. Will sign the S & P next week. will be using same lawyer unless their charges is expensive. i’m taking rhb loan package.

    I think they are offering a quite competitive package without denying….I still looking for alternative lawyer for the loan agreement as usually developer panel lawyer firm will charge higher as they definitely will get the business. At least they are getting biz on the s&p agreement. They can simply chop us on loan agreement side.

    the lawyer fee offered by rhb on the loan agreement not that bad, quite competitive…..they quote me RM6.5k…..include disbursement fee….will check the fee with alternate lawyer then.

    Just for sharing, I got a quote from other lawyer, loan legal fees is RM5600 and the snp stamp duty is RM1000. But lone pine sale person quote RM7000 on loan legal fees and around RM550 for snp stamp duty. I think lone pine sale person must earn a good extra commission on this. Yours price is not bad. By the way, do we need to pay additional snp professional fees on additional car park? Since now they have not finalized the car park price. Wondering wat take them so long.

    anywhere in Pg Island is worth buying as the prices can only goes up not down…during bad time yes it will go down a bit but after a few years it will go up again higher and higher….

    beside this condo there will be pine sanctuary with 3 storey shoplots and residentials…once completed it will be a mix commercial and residential hub by same developer under lonepine group…prices will go up definitely once completed but may be the % is not as high as other properties in the north east district but it is a worth buy (value for money) considering the sq ft and facilities + lower maintenance RM0.17/sq ft …

    Because of u then Penang property price going up crazy….if u look for investment, please buy those multi millions landed property in Penang.if u don’t afford but just buying condo to invest, then u are nothing than all other people.     rhb’s package not bad. for lawyer fee, you need to bargain with them to get a better rate. I booked block B (12 floor) with an additional car park.

    Yes …….I just booked one unit block A with 2 car park , block B only comes with one car park. Loan agreement is better to get back the same lawyer who is handling our S&P as the process is faster and can bargain for lower fees. I was advised by the bankers if you engage other lawyer, your file has to be transferred to other lawyer and there would be some delays later on…

    don’t be fooled by the developer, if the price is up 10%, then it is slightly overpriced (for new buyer) in view of its location.

    3 years upon signing of s & p. If you sign the s & p this year (Block B), completion date is end of 2015. For block A, you may want to check with the developer…. but then, both block A & B will be built together….so, expect it to be end of 2015.

    i mean most developer are tricky, not only lone pine, they will try to push out the balance units by creating a “few good” atmosphere, i.e, the price is gonna to increase by xx %. Anyway, it is good for existing buyer who bought it during the launching time… :-)

    lawyer firm jz called to sign snp this weekend….anyone has signed with additional carpark included? i afraid after we sign the snp, they claim there is no more additional unit for sale….can anyone share sth?

    just for sharing what happened today…..i asked the sale person about the additional car park. the 2nd car park will not be included in the snp today. I asked if that is the case, what happen if I sign snp today and end up developer does not want to sell me 2nd car park. The sale person said their management is still working on this issue as many buyer also facing the same issue and refused to sign snp without additional car park listed in the agreement. the sale person saying worst case there will not be any 2nd car park even the initial deal before deposit is given stated we want to buy 2nd car park. I was frustrated when i heard that. this is ridiculous! i felt that I am being cheated. I believe there are many buyers facing the same issue with this developer and the sale person told me many are refused to sign snp now due to the 2nd car park issue is not resolved. i really piece off with them. any future PR is facing the same issue here? please share your thought

    I have paid for deposit on block B last month, took HL bank loan. Blr minus 2.45 for 3rd years onward.. havent sign s n p, any1 got good lawyer fees package offered by HL? how much?

    Block B 2nd car park are based on a first come first serve basis…..and the management is in the process of allocating…Block A residents have 2 car park each……that’s wht I heard from the developer

    received call from lawyer to sign S & P….if there is no guarantee 2nd car park for block B, i will probably cancel the booking (i’m among the earliest to book the unit)…..my family got THREE cars !!!!! I will visit GEO Valley this Saturday morning, anyone wanna go together??

    same to me, the lawyer called me yesterday, saying it is not guarantee to buy the 2nd car park for block B according to the developer (i am also among the earliest to pay the deposit > more than 6 months ago). i will also cancel my booking and waste the penalty fees worst case…really disappointed….if im around this saturday, i will join those that are going to their office….really unfair!! if all units from Block A come with 2 car parks, im doubt PR will have so many car park lots….regardless of additional car park as claimed by developer, minimum PR must have 222 (1 each for block A&B) +111 (additional 1 each for Block A)=333 car park lots…wondering if they have enough space for more car parks….might be their strategy to cheat buyer….im insists to sign SNP only if the 2nd car park is stated clearly in the SNP…once we sign SNP, thatz it….cannot argue anymore….

    Guys, i signed the snp last week, i never been infomed that there is no gurantee for 2nd car park, the lawyer just informed that the carpark agreement to be sign separate. In a rush, i signed. Now stuck half way.

    @ frances, i’m absolutely agreed with you. The saleman told me that if within 4 months the developer is unable to have the S & P ready for signature (after buyer pay the deposit), we, as buyer has the right to cancel without any penalty. After all, we will knows this Saturday….

    Block A occupy 222 car park lots, Block B 111 car park lots….so 333 car park lots all together…so if any extra car park would be limited….as I know there are 4 levels of car park, 3 underground and 1 on the ground floor…let just say 1 level 100 car park lots then 400-333 only extra 67 car park lots not counting visitors car park lots yet….so definitely not enough…..

    bad news…..developer said they have submitted the car park plan to local authority for approval, if plan is not approved, then we will not be able to buy 2nd car park..finally they claimed today we might not get the 2nd car park..damn it…if that is the case, why they still offer buyer to buy additional car park at the first place…i don’t know should i trust them anymore, why until today the plan is not approved? if we still waiting, end result will it be the same? somemore they have been holding our deposit for more than half a year…

    i was told by developer on the car park issue since few months ago.     just went to the sales office. However, the sales person was not in. We were inform about the car park plan sending for approval as well. However the approval date is still unknown. Anyway I have make clear to them that I will only sign the S&P upon the confirmation of the carpark.

    visited the office Saturday morning, the sales person not in. The other staff told me the same thing, additional car park submitted for approval, no confirm date. I told them i will only sign the s & p with a confirmed 2nd car park. The staff told me something like impossible. It is base on first come first serve and we as buyer can’t drag for the signing. ON Monday morning, i will call up and inform them to cancel my booking and get back my deposit.

    i also plan to cancel booking if they still cannot provide a firm date. Anyway we can insists not to pay for the penanlty RM500 since they have dragged us for so long? how many of us plan to cancel? may be we set a day and “visit” the developer to fight for our right. We need a bigger voice.
    on the bank loan site, if we are not signing SNP, the bank loan offer letter does not make any sense also. There is no property for the bank to release loan also. I check with my friend working in bank, bank penalty will be imposed if we are jumping from 1 bank to another and still buying the property. In this case, we do not have a property, should not imposed any fine. Tonight go back have to read through the agreement again. If anyone has consulted their bank agent, appreciate if you can share.

    Wah suddenly so big issue. I tot they say before, additional car park is priory to Block B 1st how come now become Block A confirm 2 carpark. Last week lawyer firm just call on signing SnP then I ask them related to 2nd Car Park, they say they duno. Like that Jialat already.

    before signing the loan offer letter, the banker told me as long as you haven’t sign the loan agreement, then no penalty for cancellation. For S & P, the sales person said just write in to cancel and they will refund full deposit. I think there are more than happy if we cancel, because according to them, the price already increased 10%. Then the developer can sell our unit at a higher price…

    Obviously some will get the car park and some will not as I believe the car parks are not enough to cater for all block B residence…..but again not all buyers wants to buy extra car park….if those cannot get extra car park why not try to switch to block A with 2 car parks at almost the same price….if there is any units left….

    there is a reason why Lone Pine provides 2 car parks for Blk A only, no free lunch mah….block A view is blocked by Puncak…another important point is, there is a Surau built exactly next to Block A. hard to sell, that is why they give 2 free car parks…..i think this is their strategy, sell Block B first by telling block B buyer can buy 2nd car park, when Block B is almost finish selling, then only launch Black A telling new buyer their units are selling like hot cake. Then they also aware Puncak is blocked by Block A, so giving 2 free car parks to attract people. When people start buying Block A with higher price compared to B, now the irresponsible Lone Pine developer plays trick with Block B buyer. Telling us all the nonsense and giving excuses no 2nd car park available for us, trying to force the early batch Block B buyers to cancel our booking. Eventually, Block B with better view can be opened for sale again with higher price. At the sample time, this money sucker developer earn our deposit interest for more than half year and able to sell Black A and B at a higher price and to maximize their sale.

    Block A ……2 units will see mountain view and 2 units will see some residential views and depends on which floor you are in…….if you are going for view that is not a good choice for you to buy but for location of nearby amenities, eateries, shopping centres and covenient stores…. yes…the space is attractive with 1600++ square feet with 3 rooms + 1 study room, 3 toilets…with that kind of price it is hard to get it anywhere else in the Island except in Sg. Ara Zan Pavillion which is also RM600K ++ with about 2000 square feet space…..you also notice there is no balcony at the living hall….only one balcony in room 3…so talking about seeing view is out…..moreover the mountain view also comes with some cemetery view if you are high enough to see them from a distance….ha ha

    There is no perfect condo but just on what is important to you and what you need…pros and cons you have to decide……

    i sent cancellation letter last week. Yesterday, developer called to counter offer block A at old price with 2 car park (they said now the price already UP). I told them i’m no longer interested. This morning, they called up to inform that the refund cheque is ready for collection. Full refund. I will collect my cheque from them this evening. Lose RM 150 as interest if i put the money in bank…..

    Called the sales office this morning asking about the carpark issue & SnP for block A.
    The person told me that the initial carpark plan is ~420 units. They are resubmitting to get additional 30-40 units. For the S&P, they are preparing for block A and will start 2 weeks later.

    very disappointed with this developer and this project….just email to cancel booking today…the lawyer and the developer keep pushing to sign snp, else they will automatically cancel by 31/10 with RM500 penalty. both of them “pakat” to force us out….damn it….i will never buy any property from Lone Pine Group or Geo Valley….how long it take to get back the cheque? they call us to collect at their office or how?

    from my understanding …condominium is the whole block and the unit inside the condo is called apartment….an apartment costing RM600K with 1600 sq ft which gives RM375 per sq ft is considered a mid range cost….isn’t that considered medium cost? You cannot categorize it as low cost, low medium cost or even luxury condo so ….it is a medium cost apartments…

    I have been waited for 3 weeks for my refund….it is really frustrating! the reason given by Lone Pine sale person is the money is in FD, they cannot withdraw money and return to me. Have to wait until month end only they can provide me the cheque. This is ridiculous. They are not supposed to earn any of the interest with my money. It is developer fault that forcing first batch BLOCK B buyer to cancel our deposit. Why don’t the developer pay us the interest? After I cancelled 3 weeks ago, they still refuse to return my deposit.     I have viewed the show unit on the construction site, and its a relatively standard showroom, not too shabby, not overly grand, but certainly its not as what Down&Sad described and I quote “Low medium house”.

    I really don’t understand all the fuss here regarding this project.

    What do you expect in Paya terubong or farlim area? Seaview? Of course buyers will have to understand the limits of its views before buying (either facing puncak terubong with every eyes on every level peeping through your shiny windows, or enjoy the breeze while facing the cemetery).

    I’m not an owner of this project, just stating what buyers should be prepared for before they purchase hastily.

    Some people are on a crusade to smear this project. I really don’t know why.

    try searching around for mudah or propertyguru. choices are limited because not much let go here due to mostly buy for own stay (this not speculator area). i also hunting for 1 unit myself, but so far prices for this project is still rocksolid maintaining around 680k++ !! A few agent also tell me it’s hard to find bargain in this project and not much owners contact them to let go.
