    RM288psf for smallest unit… more expensive than B’worth area if for residential stay. Although each floor only 10 units, but overall I feel too crowded. Jusco there already got quite a number of good tenants/franchises, I wonder who else will do business in this big adjacent mall. Developer may be too ambitious.

    Paid a visit there.
    Is residential houses with commercial title… so far around 20% sold.

    The land oppsite of this project purchased by sunway group. Is published in newspaper but the purpose is yet to be confirmed.

    For own stay is ok… but for investment, consideration will mainly depends on sunway group development…

    For those people who have already bought this project, congratulation because u be paying ur electrical and water bill alot more expensive. Surplus, this is an unknown developer with no track records at all. Not really a good choice for investment for stay u need bare the pain of bills

    Went there before and some reviews here. Hope can help!
    According to the sales person’s information, the project is under commercial title/SOHO concept.They walk luxury style with 36 facilities and shop lots.Their design and layout plan really impressed me.But one thing I dislike is the sales gallery a bit noisy cuz still under construction and the people there talk Loudly. Add on the manager is very aggressive, end up I escaped on last minutes. Definitely will go on Sunday opening, hope can get more offers!

    3 blocks comprise 528 units is congested & too crowded, sale of Tower A quite good, the units facing swimming pool almost sold out. Price ranging from 260-280psf is a bit expensive at BM, i prefer to buy landed property.

    This is commercial title and owners would have to pay electricity bill, water bill, quit rent and assessment based on commercial rate, which is much higer than residential rate. Hopefully, the project will not become another Utama building. Good luck to buyers.

    electricity rate will be 31 cents per unit, no first 100 unit or 200 unit…directly multiply with 31 cents….
    maintenance fee is 12 cents psf plus 800+ per years for facilities plus sinking fund.

    if i can remember correctly, 31 cents is still cheaper than normal commerial rate which around 38 or 39cents. how they get 31 cents for this project? as per the sales person said they got purchase what what unit to supply whole bm city, that’s why they can get this 31 cents rate. the interesting part is when he told me that if u paid RM100, then u can consume RM100…look like a prepaid electricity bill for me..

    I heard that 1000 sq feet and above will give 2 car parks, 10,000 rebate and 800 for club house fund and 12 sen maintenance fee per sq feet. But I forgot to ask what the price to refund when we withdraw from this purchase.

    Just got response from the developer here is what their response is…

    For suites, RM5K booking non-refundable unless at least 2 banks rejected your loan application. But then there will be RM500 charge.

    Block A facing swimming pool 98% sold, facing jusco one sold many also but still left. Last few day I just bought 1 unit type E facing swimming pool. Very happy got it becoz of hse owner change bigger unit so only I can taken…

    Is a luxury condo, i hope all the buyer are the kind of educated, but i see many on this forum people only talking bout the stupid issue!!
    if we plan stay on condo/apartment, mean we already knw bout the maintenance fee is a must for us.. if no then better go stay at landed property.. (but now many landed property also need to pay the security fees@@)

    based on the above, this said project is not a condo nor apartment. It is “service suite”, owner can simply set up their office or shop just beside your unit. If the you buy it for own occupation. Just my 2 cents point of view. Cheers ^^

    Val, I’m there about 1pm too, sorry wrong calculation!! yaya , still 10 units for the shops left. 40 units but come with 2 level, means 2 x 40 = 80 shops there. Base on the sales person said there are mostly focus on F&B, if more on franchise then more easy to success.

    no la, i’m not a sales person there, I’m just a small women…very paiseh la…because this is our second house, of cause i’m very careful. aim for investment for long time de, but in Pg Island, good location definitely i won’t able be afford. BM city price is high compare with others. but with 36 facilities attraction and the strategic location, irresistible to grab one.

    for me, i will always avoid those condo with too many facilities, cos the cost and the way how it maintained will set your condo price in future. too many facilities will end up too many ppl misused it or will every week bring a lot of outsiders come in for free visit.

    and not to forget, this kind of place usually investors will rent out to lost cost workers, a group of vietnam gals or bangla every weekend or night gathering at the facilities that will enough to make BM city become Bangla city, just like BJ court in penang.

    May I know who is the investor that will pay for RM 800 yearly club house with 0.12 cents / foot maintaneance fee and over 300K apartment, above average / foot price in BM for their so call hardworkers ? Since when BJ apartments over 300Ks is fill of Bangla or Viet ?

    Pls think before you simply say without supporting facts. I believe ony BJ mall is fill with Bangla and Viets, due to low cost sales and cheap sales there.
    The BM city shops I believe they only allowed franchise shops there, with high end super cars… In refletion I wish Bangla and Viets could stay there also, coz by then Malaysia inflation will be sky high and > 20% of population are multimillionaire like our neighbor in Singapore. –> Pls let me know who is ‘brilliant investor’ will buy over 300K apartment with high facities with monthly maintenance of over 100 RM for the imigrant workers ? I dont even see this in the US….cos I would like to know him personaly…

I believe the strategic location will be attract many investors come to invest on the mall. some more there are a lot of cash buyers, they sure would be scared than us.     Have you sign the S&P Ayesha? Your hand must be tired. Didn’t see any construction activity going on. Anyone have any idea about the consequences of abandon project and the Risk. As i understand from the banker. Developer will bare the interest (DIBS) until VP. However, IF once the developer stop paying the interest and abandon the project, the house owner will need to start servicing the loan. In the event if the project got delay and the developer will continue to service the interest until VP.

    Developer said will start the working on June. i also no idea actually, but i heard banker said this developer is quite strong and reliable, they not borrow loan for the construction so far..

    Base on what i heard the jusco will no moved but buying new land is true , their will open new mall but is not sure yet . jusco in bandar perda i think will not closed because Bank islam will not but be that stupid by moved to jusco n sign 3 year contart ….

    About bm city i heard got pp confirm wanna buy the house but after on the day wanna sign contart .. he see contart say no 36 facilities just 7 facilities only . Just wanna too confirma are it true ?

    YES. This is so true. I almost sign up the S&P and found that the facility just state 8 Facility. I went back to the developer and he give 101 excuse and further more the DIBS is not stated in the agreement as well. I will insist all 36 facility to be included in the S&P before signing off. They will provide additional letter to include the DIBS but with 3 clauses which has some loop holes to stop paying DIBS. Last but not least, the construction time frame is 3 years with additional 1 year extension. During sales, developer committed that it will be completed within 3 years.

    Junco Perda will not close. The business is quite good and high occupacy rate. BM population is growing the demand for houses and shops is increasing. how many shop lot left in BM city mall? The developer is controlling the tenant type which is good. Do they offer build and sell concept? What bank is offering loan to this project?

    I was the one who stop signing the S&P on the day went to lawyer firm. coz the mention in brochure said got 36 facilities but only 7. Now still awaiting their call for after prepared the additional letter which will included all 36 facilities… alrd 1 weeks ++, still no yet get their call. quite disappointed how come be like tat.

    You bought with CASH so DIBS is not applicable to you. DIBS is something which the developer will pay for the interest until VP as they have promised. I didn’t sign the S&P because of the Facility as well. It’s stated in the S&P that we need to pay RM800 for the club house yearly. But if they stated the club house facility is just 7 items, this is TOO MUCH to pay RM800/year.

    By the way, even if they input additional letter to include 36 facility that’s not legal. It should be attached together with the S&P. The fundamental question, why can’t they include all 36 facilities as they have promised? Unless there really not interested to provide all 36 facilities. Just wrote down there for marketing purpose. I feel Cheated.

    I still pending for the Revise S&P. No timeline given. Yeap, they didn’t mention about the interest absorb by developer during construction period. I did seek clarification from the developer regarding the 3 clause for DIBS. There is 1 clause saying if the panel bank ( Public Bank ) didn’t release the 3rd schedule phase payment on time, ( means the progressive payment release during construction progress. ) the DIBS will be void. Wah, i said, that means there is a big chance that this benefits will be lost if there is a delay if public bank release slow. Guess what’s his reply, aiyo then you just treat that you just lose this small benefits loh. Few thousand only mah. Very disappointed with his comment.

    Banana, yesterday called lawyer side, she said they still not yet receive any notice about to revise S&P about the facilities issue of behalf of developer. After tat I straight away I called developer, they said they are preparing, few more days will be settled. this was same conversation they promised on last week but not until today. The developer totally no sincerity about this issue, they are treated us like a fool.

    I also notice that there is no Car Park Lot number allocation in S&P. Ayesha, please help to check and verify if it was stated in your S&P.

    I believe they will have different S&P revision. Butif they provide all the service they promise in the latest S&P then it shouldn’t be any problem. The only problem will be if the developer doesn’t commit to what they have promise if everyone already sign the 7 item facility for the S&P.

    This is the calculated risk which all the purchases have to take. I have ask myself many times what if project abundant? Actually, what we can do is to request for build schedule. They should have a plan for the building schedule to complete within 3 years. Example, The date should do the pilling, the date start foundation, etc. From the scheduling we will know if they are behind time or we are in trouble. Hehe.

Somemore I see their website and ID photos was put alot of money n effort, can see how sincerity of this developer. I go to browse other properties almost no proper website n just few scan photo post in this forum, some even I can’t find their website..

    P/s: I also heard my banker said their land is really bought by cash, he relative also bought one unit there..
