    what wrong to be near with the chicken? Tambun bungalows also near chicken farm and yet so many millionaires bought the bungalow. Maybe near to these type of farm will bring you more luck. Not like OV, behind BM court and also behind a school. People who believe fengshui will not by OV house …

    Feragammo :Just received a sms the show unit is selling >1.3M. Total renovation cost abt 600k including the lift abt 100k. Can u accept the selling price?

    RM1.3 million to buy a Terrace corner house. The developer must be joking – better go buy semi-detached or bungalows house.

    That was so true. Don’t think chicken poultry wil cause prob. Its clean n smelless. Btw,Alma is a highly develop town which will turn to a new commercial centre soon n its near to 2nd link. Most of the chicken farm will also b bought up for development la… Most important is convenience when u stay in a place. I believe Permatang Sanctuary will b a beautiful n well plan project. OV location is too cramp. Btw,nt that convinience actually. Look ahead in future what will happen in that area instead of jz thinking for now. coz v will stay that area for at least 20-30 yrs or more right.

    visited the showroom yesterday.
    glad to see some minor feedback to Cheong was taken and improvement was done( plug location, shower head position).

    Hi all, any good news from the developer? Any reply after the Purchaser Club submit the feedback letter? Have they chg the staircase holder? I am still waiting for all the answer before i buy it. TQ.

    There are at least 8 chicken farms between BM and Jawi. Then anyone complaining about chicken farms should not be staying anywhere in the vicinity. Better look for Penang Island property. Also pray hard that these creatures also don’t thumb a lift from the thousand cars that ply the bridge everyday, multiply by 2 when the 2nd bridge is ready.

    The problem is we are on their ‘chopper board’ already. We have had signed the snp, what else we can do? as long as they follow the details in the agreement, they are safe. Refund? We as a buyer still suffer the loss. No matter what, TW is still in the winning ends, eventually.

    you guys already signed the SnP already…TW wont be refunding you guys. Did you noticed that there’s a fine print behind the project brochure stating that all the drawings are artist impressions only and subject to developer discretion? TW have the rights to make any amendments as long as all the specs matches the SnP details. SnP did not stated the design of the swimming pool and qty of the facilities ( e.g gym equips and etc). Sad to say that in M’sia, buyers ALWAYS at the loosing end. Before booking…all flowerly promises, after paid booking and sign….they change this and that… Meaning….during tender, all specs are top end…but during construction, all cut here and there…the Main Contractor earn all, but the developer lost money…FYI, in a housing project, there are always a developer and a main con. Pity the developer share holder…$$$ being siphon off their profits…well…in the end..the shareholder still earn….

    Permatang Sactuary will be good location to stay after 2-3years. Good to invest there now. You will see the return in future. Chicken farm owner also want to earn more money by selling their land and setup another bigger farm in somewhere else.

    Palm Villa will be 2nd best after Orange Villa, go look at the surrounding area for Orange Villa. So near to Autocity, Jaya Jusco Prai and Perda. JitSin School and Federal Highway.

    Since developer did not plan to meet the purchaser club, which mean developer did not commit to improve the GnG quality request and improvement. What should the purchase do? To all other buyer or potential buyer, pls do not buy Orange Villa as

    1) Developer refuse to meet the Purchaser Club and improvement.
    2) Show house design is weak and will cos buyer must need to install awning and make the house look ugly.
    3) No fiber optic line (no UNIFY ready)
    4) No basic plaster ceiling
    5) Lousy staircase hand railing (only empty promise but till not no chg)
    6) Their 2nd Orange Residence project at Raja-Uda got problem and may cos them drain of cash. Can they still complete Orange Villa. Another abondant project at BM?
    7) Road from Jalan Betik to Orange Villa too narrow, less then 30 feet, sure traffic jam if have car parking at road side.
    8) Purchaser felt being cheated as before sign SnP, sale person say, this is 1st Tah Wah project sure will make it very good one. But when after sign SnP and open of show house, purchaser angry and feedback, and developer refuse to meet them.
    9) Their company is ‘Perfect Living for Generations’ but from the show house, purchaser felt cheated and angry. Infact, very angry.

    What to do:
    Those potential buyer and house shopper, pls do not buy Orange Villa until they physically change the house staircase railing to a better quality or nicer one.
    I mean the un-renovated show house (actual one). Altho they promise to chg, buy we worry they will just simply weld another lousy steal rod onto current lousy railing, then tell you all, we are done and now the railing is more safe. Hahahaha ………..

    Lesson learn:
    We will not buy new player project or no-name developer for my future house.
    Who know, this may be thier 1st and last project?
    Or May be their first project and un-completed project?
    TahWah, need to show to all purchaser and shopper.

    I was not angry but after read this, yes, we felt cheated. Now what TahWah boss say? Why still not change the rail after promise for so long? Continue to cheat people? or really run out of money? Huh, tahwah boss?

    Palm Villas is the first project G&G swimming pool with rooftop located near Raja Uda and the best of all in mainland compare to other.near to ferry terminal, Penang bridge and also heard that under tunnel going to built in Bagan Ajam through Gurney….

    All depend on TahWah, are they selling good GnG or lousy GnG ……. so far their attitude is very poor. Attitude will determine a person success or a business company achievement. I think TahWah is not doing a good job, how can they allow blogger here shoot them like nobody business? Unless they really no-capital to fulfill now a day purchaser who have higher expectation. Pity-full TahWah and Mr Hong.

    I am considering to stop paying my 2nd 10% before allow the bank to release the following payment. The 1st 10% that i already pay, amount ~RM55K, i will try to ask my lawyer to talk to TahWah to get back the money. Loss a bit also never mind. Too bad and no motivation to continue with this lousy developer already.

    i think orange villa is the worse project in Bm of GnG, they are over price already. And yet deliver badly. Worse part is no commitment to improve and treat buyer as ‘meat on choping board’. From thier board of director until sale person and site worker, all have attitude problem, refuse to listen to purchase and ignore them. i plan to let go my unit and hope not to suffer lost. RM568K, intermidiate unit, any one interest?

    May I know what’s the problem TW have with the Raja Uda Orange Residence? Last year was told that the registrants of this project is already more than 400… I anticipate that it will sell very well if launched, even though with developer’s “bad reputation” with Orange Villa.

    We are the buyers who placed the booking before seeing any showhouse and the details of the specs. It was our faults just to listen and believe the sweet talks of sales person and the manager. They did promised me , as some of the buyers out there, that they would never compromise the quality as this is their first project. But the fact now (after seeing the show house) I felt cheated as the house is not worth for this money (RM568k). The outlook is fine but the interior is too bad in term of workmanship and the quality. sigh…… I AM BEING CHEATED………

    We should do this, when Orange Residence and Orange Avenue start in this blog, we should fllor our comment in their web site. We should also copy all those bad comment or Orange Villa, and paste into all other near by projects. We should make it ugly for TahWah and Mr Hong

    FYI – i just went to the orange vila eh site during lunch time lor to c the progress of my future house lor….the progress of the site looks veli veli good la…dun woli laa…i saw some of the houses at the back rows there filled up with brick wall liao…2, 3 houses already built till roof top liao, some in the 1st floor liao n some still in 2nd floors, some in 3rd floors…but the houses near to swimming pool ones mostly still in the building up the house eh foundation nia lor…haha…

    i did saw lot of workers works there n lot of lori drive in n drive out to bring steels, bricks, simen……. really good progress la…so i think no nid to worry the question on this project can complete on time or not laaa….if u hv time to visit the site, then u will sure agree with me laa….hahaha…

    It so funny reading the comments here.
    It’s hilarious to see so many people complaining about the staircase hand rail and having such a reaction & emotion due to this, hmm…. what issue? Oh ya, the bad “hand rail”. LOL.

    To those who are so emotionally affected by the “bad hand rail”, come on.. If developer is not willing to change it, you can simply upgrade it by yourself. After all, it won’t cost you a fortune to change it yourself.

    If those whiners are the real OV buyer, then to those non-whiners real buyers out there, GOOD LUCK to you all. I really can’t imagine being neighbor of such type of people. :)

    Last time I checked, the cost of upgrading staircase hand rail is still much much much cheaper than forgoing the 10% down payment.

    if the wall, title,door,basin so n so crack or water leaking can complain to the developer when house is completed with OC. it’s my thinking only…… don’t know rite or wrong…?

    Genuine Buyers of OV pls directly deal with the OV management personnel… they response friendly to my request and promise to make improvements of their project for certain “reasonable” complaints from the buyers. Frankly speaking, RM500k houses in strategic location I also not ecpect to cover everything, but basic quality is a must. I agree with certain comments in this property talk but some of them to me are nothing more than just to sabotage…

    i can see the OV buyers sabotaging the project, so sad…just because the developer didnt accede to their request, they will use this website to threaten the developer, giving them the deadline to reply or else things will turn ugly, they will say that the developer promised this and that but didnt comply and felt cheated. this is just the beggining of the project, only 2 houses completed already they have created so much problem.

    cant imagine what is going to happen when the project is completed, hope these sabotager will not be the JMC committee or else whoever residents that do not agree to their proposal will be stalked i guess, everything must follow their request….pls do not speak for the whole community, we still have our own planning and preferences.

    you all keep saying that the developer is stubborn but let’s see who is stubborn here

    i have friends who shun away from this project, not because of anything but the future neighbours. they are so petty and keep harping on the same issue and harrassing the developer…..you are right grandfather, maybe if we dont agree to their proposal in future, we will be stalked and harrassed.

    i 100% agree with Judge Bao’s comment and i thought his slap can shake up the sabotager but it didnt work.

    a good g&g project depends very much on the cooperation amongst its residents but with stubborn and petty residents i doubt we can live harmoniously like palm villas so orange villa will never be number 1.

    if you are genuine buyers and not sabotagers, let’s wait for its completion and dont harp on petty issue. the developer already promised to improve on the staircase i’m sure they would keep to their promise and i got the assurance from their sales person. this is their first project, reputation is very important to them, let them complete the project to judge their quality, it’s too early to tell. dont forget that the developer has not handed over the house. never antagonise with the developer, it will do us no good….just my 2 cents

    Above is the best complainant to developer. Pls go thru before you decide to buy. Pls ensure thing that you asking dveloper to make, state clear in the SnP. We are waiting developer to response with another letter to them. If still not response, we may visit to Mr Hong office in group. Dateline is mid of this month. If any journalist here, pls stand by, we will show you new era of house buyer, how we liase with bad and irresponsible developer.

    Good to see purhcaser have good courage to confront developer to avoid become meat on chopping board of the developer. Let me tell you some insider story, becareful of this TahWah and thier boss or board of director, they have been draining away a lot of ‘blood/cash’ in thier land dispute at Raja Uda area. A deep hole and don’t know when they can solve. The may not have much cash to change the design for you all, even a hand railing. Hope they are not taking all your bank release to dump into the deep black hole. If you want to know more, go and understand from the original land owner of the Orange Avenue (their next project, but yet to launch yet)

    I think we have went this far, we will not back off one. We need to look at the attitude of the developer. Who care, you all totally do not protect your own right and got chopping by the developer still want to support them. We need to promote different way of purchasing house. Don’t you think Mr Hong dare not to listen to them? The housing rule is on the weak, depend of how much the purchaser want to go. We could write in to hold the final 5%. We even can write in to hole everything also. If you sell BMW, make sure you deliver BMW and not Proton Saga.Today what we can is you AhTu, XY are happy with an RM230K price of Proton Saga. Totally not making sense, but only tell other purchaser to accept their lousy quality.

    The dateline for TahWah is 12-Jun, i.e. tomorrow, or else it will turn more ugly. We will scan all the relevant feedback items and paste it onto the Penang Properties Site. Let all the purchaser and potential purchaser to see and read how proffesional the Club dealing with TahWah. And also i think most member from the purchaser club will every day come and ‘haunting’ TahWah group thro all the Penang Properties Website. Enventually, i think they will match to their office in a big group and asking to meet Mr Hong and Mr Cheong. XY, AhTu, pls go and tell TahWah (since you are their proxy in the blog) to immediate response before thing goes out of control.

    Buying a house is a willing seller-willing buyer concept. Earlier buyers may take risk because pre-launch price may be cheaper. Later buyers may take less risk but paying slightly more. Unless a clear agreement stated in the S&P, otherwise it is difficult to fulfill everyone’s dream.

    If really Tah Wah is in deep problem (land and cash issue) like someone say here, then OV buyers should not continue to sabotage the developer. If you paint a bad reputation on TW here, then may be people will cancel their OV/stop buying. Then their new launch may be affected. If TW is really short of cash because of poor sales, then OV houses will get even poorer quality or even the project abandoned. What will happen to TW boss and shareholders? Just transfer some money out and declare the company bankrupt. Who will lose?

    This is chicken and egg story. The choice is on TahWah boss hand. The nature of the game is, Customer come first. Angry customer will be you bad testimony. That simple. Our they still have many buyer felt cheated. It depend n where TahWah boss want to kick the ‘ball’. If he choice to score owne goal, then better he out from the business. We will let our lawyer to go the rest to get back the money. We cannot back off, we cannot feel scare and let people victimize everyone of us as purchaser.

    Different era already, purchaser still have many way of got help to press the developer. Do you want all the purchaser start write a letter to hole the money release now? We can write a standard format and email to all purchaser and let them approuch individual bank to stop the payment? Do you think TahWah boss and Mr Hong not worry? As we said, we will not back off. NOT BACK OFF!!

    You have to understand the risk in buying a property before viewing. That is the reason why some people waited and willing to pay more. Some even waited until the OC is obtained before buying.
    Since you like to use BMW, the scenario would be like buying a new 3 series before it was launch, before you view it and later request to meet the CEO because it is not up to your standard. Do you think they will meet up?
    BTW…what BD says is correct. What good will it bring to further sabotage the developer? Instead of not getting the new rail, the purchasers risk of not getting the house itself !

    2) Whatever it’s , This tah far or tahwa is a lousy developer, which don’t even want to listen to his customer’s grievances. Yes or No, at least listen to customer. The customer accept or not , that’s no another issue . Behaving like a big assholx and being arrogant does not help.

    Buyers have to be very cautious, from the way it looks, This ta wah or ta apa guy don’t even care about the company image. They don’t do anything to stop the rot. And THAT IS NOT A VERY GOOD SIGN !

    Thank for your understanding. Attitude is the main factor in deciding the success of the business. We angry mainly are due to the arrogant and ignorance from the developer boss of meeting up with Purchaser Club members. Such ego attitude is the main reason of anger. Purchaser are ready to work hand in hand with the developer but seem like they take it badly and ignore us. If today, TahWah want to take back the house and pay us back the money, i think most of the purchaser memebr will willing to withdraw from the purchase. As i say, good sign or not a good sign is pending on TahWah them self. Not us.

    Her written english is so bad, and so flawed with so many wrong words, I don’t think she is in the legal profession. Is she is in, she must be a bad lawyer. If today, TahWah want to take back the house and pay us back the money, i think most of the purchaser memebr will willing to withdraw from the purchase. As i say, good sign or not a good sign is pending on TahWah them self. Not us.

    If the buyers really want to give a lesson to this TW due to bad attitude, i still think the best way is withdraw from this purchase and fight for the 100% refund rather force them to deliver a list of expectations…buy similar cost with better quality house nearby with the refund is more practical move.

    Yeah, looks like 2-3 sabotager acting as genuine buyer to sabotag OV with the hope it price can be down. I hope it price can be down also so that i can buy it but i think hard lar.

    Went to the site last weekend, good sales, out of total unit only 10+ unit left, 6-7 units has been marked with green sticker, the cutie sales girl said the green sticker are reserved units, it is reserved by potential buyers. So for those 2-3 sabotagers, don’t hope it price will be down lar. But let me know if the OV price down after you guys boilt it, i’ll buy. The best is the price can be down to it original selling price which is rm548,800. 😉 .

    Some non-OV-buyers may take this opportunity to create anger & misunderstanding between OV buyers and Tah Wah. I think only mentally-ill true OV buyers will do this. So very likely this is the act of other developer’s sales rep pretending to be OV buyer, trying to sabotage Tah Wah. If real OV buyers echo his/her negative comments, then you will fall into their trap, and lose the battle eventually.

    FYI, received second rejection letter from Ms Lee.
    Mr Cheong has even called me and claimed that we sabotage the entire project? Come on la, I’ve mentioned clearly to consider wisely before making the decision, their decision did upset OV Purchaser Club, it’s a fact, who want to purposely sabotage something after paying more than RM50K (deposit and first payment) ?
    Be matured sikit la fellow TW hired trolls…

    Everyone wants to make the project looks good, don’t simply throw the responsibility to your customer when you are ruining yourself.

    Bottom line is, the gate is still open, we are ready to talk, dont shut the door yourself.

    Ignorant will brought the business empire down.

    haiz – too many Alice – I went to Tat Wah office today and the sales rep (Stephanie) said there are not such thing that buyer are negotiating with Tat Wah. She said Tat Wah will not bother what is written in this forum. She ask me not to believe anything in this forum. She considered all buyers in this forum are difficult buyer and she said probably only 10%, so why bother as 90% more buyer are not making any noise …

Do you know who is “Strike TahWah” et al who always want to threaten developer? If u all don’t know then better ask him to reveal himself in the next meeting. If no one confess, then he is either a coward or other developer’s sabotager.

    Does the purchaser club support its members to sabotage the developer? You have to make it clear to Tah Wah, and draw a line between these fellows and the purchaser club. If u all support the sabotager to pressure the developer this way, then it’s your choice.

    i 100% agree with you that we need to get rid of the cancer. it’s a disgrace to be represented by these 2 guys. their action is to sabotage the project but still deny, maybe they dont understand the meaning of sabotage. they thought the developer must work under their direction, everything needs their approval, customize to their personal preference. when the developer refused to meet up with them they jump like monkeys.

    these 2 guys please do not represent all the buyers, act on your own capacity plzzzzz, we still want to maintain our good relationship with the developer. this is a g&g project, we still have a long way to work hand in hand to bring up the project.

    harmonious living and cooperation amongst residents is the key to a good g&g project and to start off a good Orange Villa these 2 guys must be kicked out. my advise to these 2 guys is to buy your own land and build your own house

    u guys always said being cheated by tah wah….hehe…i’m buyer as well….i flip through my SnP until it want to koyak liao n i oso brought it to the show house n try to find what are the missing part in the show house that not fulfilling SnP……i really not see what is missing there…can u tell us here which parts we r being cheated by tah wah? i oso curious to know la…hehe

    i admitted that there’re some flaws in the buidling design n i oso highlighted to tah wah on it….fyi details buidling design normally will not stated in the standard SnP lor…although the building design not stated there but they said to me that they will looks on the issue that i brought up to them…but i think some of the issues really hard to solve especially when touch on the changes that need to change the approved design plan by MPSP lor…..hehe…if wat u all request will b touch on the approved design plan then i think it is veli veli hard liao lor…cause changes to the approved plan need time n they might need to start all over again to apply the approval if the plan changed…n this will sure impacted OC approval later on….unless wat u all request is not touch on building design n also reasonable request laa…then developer might consider lor as i believe they oso want to make their first project a successful project ma….hehe..

    so be patient la…tembak the developer n try to threaten them by giving bad comments here will not solve the issue la…this is really a kids ways la…..it will make the issue more complicated laa…hehe…most of our tiang rumah pun not see it lagi, n u guys hu ha here liao…funny la…hehe…haha…

    you are not part of the club so you dunno leh. there are many things that we also think it’s overboard but these 2 guys insist to go ahead, their request is really too much, asking for free air cond pipe, plaster ceiling, alarm system, provide additional features to the house that requires submisison of building plan. even the hedges they want the developer to commit to a certain height and shape…this is real joker. haih….no wonder the developer refused to see them. buying a house is a dream but dunno why these 2 guys want to make their life miserable.
