    Hi, I’m an owner of a unit in block B, high floor. I am just curious, if you look out at the view, u can see a site clearing, and if i am not wrong, it is Mont Residence by VST which is 38 storey high. Just curious if it will block the Gurney Drive view when it is completed. I understand that Latitude is of higher ground, but still, can anyone confirm whether it will affect the view, n if it does until which floor will the view block?

    Definitely will affect our view. But this is not the worse case yet, OHM will build another 2 blocks of high rise infront of the peak. For Block A unit 1 and Block B 2 and 3 will get block. But u still get seaview from some angles from your balcony

    This area will definitely be very cramp. Is OHM a low cost housing project?
    Block A unit 3 will not be block but was very close to Block B unit 3.
    Howcome Block B unit 2 & 3 will be block? Any project than the 1 in front of the peak?

    Based on my studies and evaluation for Block B unit 2, Mont Residence and OHM condos wouldn’t block the Gurney view, but probably partially affect the view on Pulau Tikus.

    If anyone own Block B unit 2, probably u could evaluate it from your balcony or master bedroom.

    For this project, most units don’t come with seaview. Many units are facing The Peak, right in the face, staring at The Peak’s staircase. For those few units facing gurney, the view is nothing to shout about, but the problem is the graveyard can be clearly seen by the side windows from bedrooms.

    Then again, the units were sold to first time buyers by the developer at only RM400+ psf few years ago, so shouldn’t expect anything great. Fliipers are asking for RM600+ psf now, I would put the fair price at RM500+/- psf. Personally I wouldn’t even buy it at RM500psf due to horrible location, bad workmanship and no rental demand.

    Sure bo? RM500psf also don’t want? No rental demand? Even my unit at the peak also rented at RM2300/mth.
    From the way you talk, clearly you don’t know anything about this project and this area……….ka ki kong ka ki song. Go and buy Tamarind loh, very cheap some more high class, got >1000units nia. everything good : )

    Congratulations. You are very lucky.

    The nominal asking rental at The Peak is RM1500/month, with at least 50 units in stock waiting for tenants for at least 5 months. Information from the guardhouse says that there was at least 8 households moving out in July due to various complaints.

    While you still have your tenant, enjoy it and “song” all you want, as he/she could be moving out soon. Good luck!

    Initially Ivory was selling it at RM400+ psf but 1 year later already selling close to RM600psf.
    If you didn’t buy the project, how you know the workmanship was bad?
    In your opinion, which project only a worth buying project in Penang island?

    No, I am not Latitude owner. I went in to take a look last week after sweet talking the guard at the entrance. Quality-wise, its very similar to The Peak. View-wise, I’ve said it. I have a relative from Hong Kong who is looking to buy something, I showed her around, and to be honest, the trip to Latitude was most embarrasing. Her comment –> she wouldn’t want to stay here.

    You are right, it’s very hard to find anything less than RM500psf. Just like a Proton car at RM40k, it’s very hard to find any other brand at less than RM40k, but still a lot of people are not buying Proton, preferring a Honda/Toyota at double the price.

    Well, of course, you still have people who do not have a choice but only can afford a Proton. But if you sell a product based on low price but not desirability, then you will always have to make sure your price is the lowest. That’s bad news for your property.

    I have a unit at Block A, unit 2, high floor. The view from the balcony to the right is gurney view and straight front is Straits Quay view. Nobody knows what the future holds, enjoyed the view from where I stood.

    I have a 1.600sqf corner unit on 41st floor (right under the duplex) of Block A. This is the best unit of both towers (besides the duplexes on the top), as it has light the whole day, no graveyard view from none of the windows and Gurney/Straights Key view, as well as mountain view (overlooking the Peak’s roof garden). In the beginning, I was a little disturbed by the green walls, but now I like it. if you combine it with plants on the balcony, it looks good. I just went there yesterday to check out the location, and I am positively surprised. It looks really good, both towers are completed (outside) and the facility deck seems to be finished as well. If it looks like in the prospect, it will be a high class property. And the location is perfect: quietly embedded in the green environment of Mount Erskine, 10 min. drive to Gurney, 7 min. drive to straight’s key, 15 min. drive to Batu Ferringhi, not traffic affected. I do not understand, what some of the people here are talking about (terrible location, bad view, etc.). I think, that this is one of the best new properties at the moment in Penang.

    Wah, nearly got cheated by this toot-toot lah, he said most units got no sea view. I quickly visited my unit and others last week and THE FACT is : All units got sea view woh, those facing straits Quay one better still, spectacular view indeed!
    Toot-toot, don’t scare us lah, I nearly sell my unit at <RM500psf after reading your comments, we don't know much about property ma : )

    My feng shui master reviewed the place and gave 8.5/10, purposely ask about the cemetery and he said that’s too far to be concerned about. To my surprise, my current place at SQ is 4/10… Haiz………

    Yes, my master said the same thing, it’s a combination of personal and the house. For people who belong to “fire” & “metal”, they can be “ong”. According to my master, the “ong” does not come free. The “ong” has to be repaid back in the from of great misfortune by the children. For those belonging to “water” & “earth”, their “ong” will be sucked dry by the trees and cemetery surrounding it. While those belong to “wood”, that is neutral.

    Yes, I asked my master about the on going development. He said depends on how the new buildings are built (shape, direction, height). He said, bottom line is, if the new buildings end up blocking the flow of “chi”, that will result in negative energy getting trapped in the centre, perpetuating itself within that area, bringing misfortune. But if the neighbouring buildings are built 90 degrees to Latitude, then it won’t be as bad, although the corners of the building will bring “sha chi” to Latitude, that it would get neutralized by the trees around. So not so bad.

    This unit is 16th floor if not mistaken, type B block B. At this price, for own stay is ok as you still have pool view.

    One of the owner urgently want to let go his unit published at MUDAH, price decreased from initial RM920K gradually to RM 860K, I believe he will drop the price to 800K or even 700k as can see he is desperately just want to sell off his unit.

    i think better not taking the risk, i will consider a unit from OHM after visiting their sales office this afternoon. I think the one facing latitude unit is ok, can have facilities view and the SW(South west) sun will be blocked by latitude.. hope the price range and size is within what i desire before decide to buy latitude or peak.

    A notice board had been put up, stated 1 block of 40 storeys(condo) + 1 block of 35 storeys(low medium cost) + 1 bungalow. Seems like the 35 storeys building will be right in front of Block B, it will block a big portion of Block B unit 1 view, as well as Block A unit 2 & 3 view.

    I believe the 2 towers you are mentioning = Skyridge condo, in the notice board it is considered as 1 block(~485units).
    The low medium cost(35 storeys ~300units) building is the one right in front of Block B. OHM has cleared that land at this moment.

    Yes, I am a Latitude owner. In fact I found out this during my visit to my unit last week end.
    I did confirm with OHM marketing personnel yesterday, the location of the LMC is as what I mentioned.

    When it comes to Ivory, there’s nothing you can do. Just look at Island Resort, only a few years old, but everything seems to be falling apart.

    The price may look attractive but better ensure to get it from reputable developer.
    Ivory was a very good example that they do not pay much attention in clearing defects even you keep calling them. At the end you may spend more on phone bill or medical bill (vomiting blood) to chase them after the defects….

    The price has already dropped a lot compared to the initial asking price just after OC. It will drop further, sellers can’t sell, and there’s limited demand.
