i-Santorini, an upcoming affordable housing development by Ideal Property Group in Tanjung Tokong, Penang. The piece of land which was previously planned for a 988-units condominium project is now being re-purposed for affordable housing.

The new development plan comprises two parcels:

  • Parcel 1: 2 blocks of 48-storey residential towers (1,320 units) and 52 units of shop offices
  • Parcel 2: 1 block of 49-storey residential tower (835 units) and 16 units of shop offices

Both parcels come with 8-level multi-story carpark and all affordable units has a standard built-up area of 850 sq.ft.

    I guess you all can check with Ideal at show room for better understandings.

    You may observe from the chart that all units are highlighted in different colors, which indicates different price, ie. units 1-3, 16-18 and those higher floors will be RM460K (yellow sticker). Few months ago, those units RM430K will need to top up RM18K for 1 additonal CP becomes RM448K, and these units were indicated with green sticker. However, this package (with additonal front-back CP) were introduced only in Mar/Apr this yr till present. But now left only few units with green stickers only.

    Pls clarify with Ideal.

But from time to time, they will release units that they claim previous buyer can’t obtain bank loan. What wonder me is how come so long for bank to reject loan? Please share with me if any of you know how long will it takes to know if our loan is approve or reject? Thanks.

    Yup, agreed with you. I felt also weird that the units are released gradually…Somemore, good units gradually releasing now…

    My banker is super efficient, so my loan took only 3 working days to approve. Typical approval will take about 1-2 weeks, and could be longer subject to “complexity” of the docs needed.

    As you may aware from the booking form, the max duration given for each purchaser to apply loan is 30 days. So, we may foresee the release of units each month. However, based on Ideal, they will not release immediately, they will accumulate and release once at the time.

    In fact, Block B still remain >20 units unsold. Maybe this is reason why the agents still advertise. I felt that Block B is not worth, all units (yellow stickers) remained with RM460K with only 2 CP, and it’s located in between Block A and C…

    According to expert, for Tower B, unit 1, 2, 3 RM460K high floor will have good view. Not sure actual view later will be like what the expert predicted.

    Kamolan Kia, pls don’t simply listen to people who claim to be experts but actually which hole to poke also not sure. Tower B unit 1,2,3 are aligned to units 4,5,6 in Tower A. Low floor at least got swimming pool view, high floor anything also cannot see, view fully blocked by Tower A, swimming pool somemore too far. You tell me, pls use your common sense.

    Based on agent, the 3 blocks will not aligned 90 degree, it will be tilted a bit, about 45 degree. So, engineers ard measured that Block B units 1 & 2 will likely to have gurney view, while units 17-18 will have tanjung tokong seaview. But I guess must be high enough…

    You may observe from the colors they highlighted, if not mistaken yellow (those corner units). These units claimed to be having good view.

    Thanks chauzhibigh. This so called expert said potential can have partial seaview. That might be one of the reasons why Ideal tagged them the highest price. It is up to individual whether to believe or not.

    You may obtain lawyer contact from Ideal or even obtain from your banker, and call them directly to follow up on snp collection, even for any property matters whenever the bank/developer letters received. I have been liasing with the lawyer all this while. As there’re large number of units in this project, according to lawyer, there’re a few lawyer firms handling the execution.

    Unit 8,9 are fine, but better not 10, although it’s corner unit, as it’s wall is facing WEST. My experience told me not to select any unit facing west direction, super hot!!!

    As far as I know, no developer willing to convert the leasehold to freehold status once they start selling the project.

    Long time ago, IJM promise to convert for The Spring condo… but nothing happen after that.

    Leasehold to freehold, very unlikely, summore this is not luxury condo IDEAL wont spend the time n money to convert.

    Btw u can pray hard they so kind to extend the leasehold back to 99 yrs once OC, currently i think left 85 yrs.

    Summerton condo developer (GSD) did extend the lease period.

    Should be 850sq ft. Should not include the yard at the kitchen area as it is an air-con yard. It is not a usable yard. There is no door to the yard.

    The National Land Code (NLC(A) 2016) introduces the procedure for an application to extend leasehold periods. Under the new section 90A of the NLC, a landowner is allowed to make an application to the state authority for the term to be extended at any time before the expiry.

    That’s why it has been proposed in addition to current law that a sum be set aside every month from maintenance fees (currently monthly payment only consist of maintenance + sinking), so it will be maintenance fee + sinking fund + lease renewal fee. As we see more and more leasehold properties moving forward, introducing more measures will make overall market more stable and transparent. Of course, it might take another 5-10 years for the law to be official, but at least discussions are underway by the authorities.

    Expat stay there bcos straights Quay rental is dead cheap for the price of the unit cost. Imagined you pay million of ringgit buying the properties from E&O but renting for a peanut cost. How do you think Santorini with 2,000++ unit will be competing with quay side, tamarind, jazz and Marinox for rental??? For own stay and with freehold title Tri pinnacle is definitely better. also from the developer background I think aspen will be much better than ideal. Note: Tri pinnacle also offer better value and packages compare with other affordable condo @Rofl

    Dear cheap or not it is still higher than mt erskine. The peak for example is rented out as low as rm1.2k per month. If the peak is asking that price, tripinnacle can probably ask for rm1k and rented out to multiple foreign workers. You got to know your market and target group. Location is everything.     A project with 2k (density), how long you going to wait for the lift if you stay at 45-50 floors. Imagine so many new projects around that area (Jazz Residence, The Tamarind, few blocks of low-medium / low cost built by E&O), existing project and landed property there), the traffic flow there going to be “amazing” and we all know low cost flat have limited car park (you come The Peak area, you will see many vehicles park outside of their blocks). 2k people how to ensure each and every owner pay their maintenance fee on time (More people = more problem)? Good luck.

    @Ivory, many of the Ivory projects have water leaking issue (i.e. The View, The Peak, Times Square), poor workmanship and low quality.

    This area is set to boom further with the infrastructure connecting the islands with gurney drive. Location is everything. New York has more than 2000 units per project as well. Prices are crazy over there.

    I am just giving an example of density developments in prime locations doesn’t mean it is a bad thing. This area is growing and it is the most prime location in Penang and it still has 760 acres of reclaimed islands to grow further making it an integrated satellite township.

Santorini will have almost a perfect score when it comes to “walk score”. 2 major banks & Pos Malaysia have already reserved the shoplots on ground floor for rental. Almost all amenities will be within walking distance.

    Of course, our council also has to play its role if they want to encourage more walking & less traffic by building properly shaded walk paths for pedestrains. Seri Tanjung Pinang is not a big place, if public amenities are built properly connecting the whole STP, many residents will prefer to walk. So it’s all up to the council, whether they want to put more man power to give parking fines, or build a better community living. Hohoho.

    As I said before, it is the developer’s marketing strategy. They wanted you to wait and wait. To show you how difficult to get a unit. Then once it is available, you will appreciate it. Be patient. But if the unit is not what you want for example facing evening sun, do not make quick decision to buy it. You will regret later. Make decision based on the unit you want, not whatever available.

    There’re many units released lately (some with nice seaview) as heard from my agent and publications by various agents in fb. You may try to grab it.

    By the way, just fyi, different agents may have different units (some with nice view etc) released as they’ll have the closest info with customers whether the loan is likely approved or rejected.

    Hence, you may try to approach different agents in order to get the unit you want, this is my personal experience. Some agents seem very helpful in providing you the first hand news about any potential units available, some not keen. So, just choose those fit your needs.

    They may keep for their own desired customers first, and will only be released after 1-2 weeks time if not taken up…depends on how their relationship with Ideal.

    In short, the chart on occupancy may not be 100% true. Some units may be reopend for sale after sometime due to loan rejected etc. So, if you’re really keen, you may liase with few agents, and I guess they will try to help you to find your desired units if any.

    Professional agents will not demand undertable fees from you.

    Yes, it will be built on the piece of land next to tamarind. Santorini Block C will be affected, although not much as the car park is already 9 storey high, and condos only start from 10th floor upwards. Whereas Block A & B will be blocked by C, and also quite a distance away.

    Tamarind is not so fortunate, as it’s Tower B sits right beside the substation, and the condo units start from 2nd floor upwards.

    Fyi, Tamarind Tower B some stacks starts from 3rd floor, but majority starts from 5th floor. Facility is at 4th floor. No stack start from 2nd floor.

    That’s why people with this attitude let the developer go off the hook. Recently, I read that Tanjung Court residents protested that their apartment lease will be about 70 years old. So why not us? It is customary that a developer will renew leasehold period to 99 years right? How much does it cost? Doesn’t ideal make money from this development too? If enough buyers make noise perhaps to chief minister or jardeep singh, I believe positive outcome will result especially now it is near election. NO?

    Tanjung Court’s lease is actually a private lease by Farlim, so they will definitely loose their homes once the lease expires, bcos a private entity has no obligation to renew/extend the lease (unlike the state gov) . Whereas Santorini,Brezza,Marinox are sitting on state lease land, so no issue at all.

    In fact, if you want to fight for 99 years renewal now, you might as well fight for conversion to freehold. That’s what the new state admin said they would do after they took office in 2008. But as usual lah I think, talk only lah.

    Another way is to start a petition by gathering names of purchasers and appeal to developer or chief minister. I think there is a FB of purchasers up. A good way to start.

    Renewal of leases is allowed under the law. You just have to pay the premium for the extension for another 99 years. The application can be made to the Land Administrator. There is no need to appeal to the Chief Minister.
