Starting from RM1.588m. 20×80, 3k+ sqft I think.
This price makes sense at least by comparison, as Ardmore residence and Airmas Vista jambul which are not as well located are already asking for >1.3mil. However this price is deem crazy for a teres standard.
There will be a high rise LMC at Jln Permai, close to this project and Raffles Tower of 260 units. This place may be quite crowded in the future.
How’s the sales for this project? Will be surprised if it still sells like hot cakes given the high price… Heard that the semi-d nearby sold out in a day @ 2M.
when i checked with BSG during their roadshow at QBM in Nov, this project was sold almost 90% when they launched.
This is the last few remaining land in the area build as landed property. Land price in the area is too expensive to build any landed properties. That’s why some may want to grab it before it is too late. Having said that, it was also developer’s marketing tactic to be perceived as hot selling. BSG did a soft launch a month back before QBM road show. Calling those who had registered earlier. And only open 20+ unit for sale for now. Those 20+ are closer to the semi d units. I doubt later units especially those near the Raffles Towers can sell that well.
Any discounts for the early birds?
I m interested to buy landed property in Penang,selling price for Raffles Residence is starting from RM1.588m. 20×80,terrace house,but the setia greens is Semi-D. land area 32 x 78, but selling price almost same,which is rm1.51m, which one is better?

RR is closer to town, bridge and to Bayan Lepas.

Actually I’m happy with my purchase, I went to boon Siew, they told me Rm 1.72m, only 3 units to choose from, the leftover, not very good units. They also have the Malay religion school behind, so gonna b a lot of prayer the whole day. Also, it’s next to the boundary, so a lot of rock blasting, noisy & dusty. I also heard from my friend that sometimes when it rains, there’s a little flooding..
At least with admore, no such issues. I also think it’s more convenient, everything is outside. The price may b high cost of land scarcity, but really, pg island not a lot of landed projects, so I think this is a good buy. Also it’s consider Jelutong area, so when resell, the value is there. Rr is consider miden heights area, so it’s resell value is different.
