Rehda speaks out against higher conveyancing legal fees

The recent hike in conveyancing legal fees will lead to an overall rise in the cost of purchasing a house, according to the Real Estate and Housing Developers’ Association Malaysia (Rehda).

Rehda president Datuk NK Tong said the higher fees will result in buyers having to bear the increased cost of purchasing a house, which has already been affected by other issues such as rising construction materials prices and high development costs.

“The average citizens, who are still grappling with the aftermath of Covid-19, will undoubtedly feel the impact of the increase in legal fees. At this time, industry players should strive to find ways to reduce the cost of purchasing a house in order to fulfill the housing agenda proposed by the government.

“Rehda will continue its duty to provide quality and affordable homes within the appropriate timeframe for the progress of the country and its people,” he told Berita Harian.

The Malaysia Competition Commission (MyCC) previously opposed the increase in convenyancing legal fees involving property transfers while the people were still struggling with the rising cost of living.

MyCC chairman Datuk Seri Mohd Hishamudin Yunus said the action by the Bar Council contradicts competition principles, even though Section 13 of the Competition Act 2010 exempts amendment orders from using the said act.

“This increase is not the first as the Bar Council previously raised legal fees for property transfers through the Solicitors’ Remuneration Order (Amendment) 2017. MyCC has also taken proactive measures to address issues related to fixed fees through professional bodies since 2013,” he said.

The action by the Bar Council is also seen as contradictory to the government’s efforts to assist the people in owning their own homes.

Government initiatives such as the Memorandum of Transfer and stamp duty exemptions or discounts, Real Property Gains Tax exemptions, and the Housing Loan Guarantee Scheme aim to reduce the impact of rising living costs on target groups, in addition to promoting the housing industry.

Granito @ Permai is now 80 percent complete

The construction of the Granito @ Permai affordable housing project, which comprises 980 residential units, located near Lorong Lembah Permai 3, Tanjung Bunga, has now reached 80 percent completion.

Jagdeep Singh Deo, the Caretaker State Housing, Local Government, Town, and Country Planning Committee chairman, made this announcement during his visit to the construction site yesterday.

In an interview with reporters, Jagdeep emphasized the State Government’s commitment to providing high-quality affordable housing. He shared his goal of supplying a total of 220,000 affordable units in the state by the year 2030.

At present, there are 152,263 affordable housing units of various categories at different stages of development, priced between RM150,000 to RM300,000 each.

Taman Sri Bunga Sdn. Bhd. (BSG Property) is the developer responsible for this project. The development features a 50-storey apartment building, consisting of 34 floors dedicated to residential units, 11 floors for parking, three floors for shared facilities, and two floors for utility facilities.

Transport Minister: Govt could approve Penang Island-Mainland LRT

The unity government could greenlight an LRT project that would connect Penang island with mainland Seberang Perai, says transport minister Loke Siew Fook.

Loke, who is also the DAP secretary-general, said Putrajaya had previously approved an LRT project on the island connecting Bayan Lepas to Komtar in George Town.

“But Datuk Seri Anwar Ibrahim told me we can’t only have LRT on the island. We need to connect the island and Seberang Perai,” he told a huge crowd at the “Ceramah Madani” at the Seberang Jaya expo ground last night.

“With the backing of the prime minister, who is also the finance minister, we are confident we can carry out an LRT project that would connect the island and Seberang Perai

“This would ease Penangites to cross over (to Seberang Perai), and this (the project) would definitely spur the economy (of Penang).”

In January, chief minister Chow Kon Yeow was reported to have said that the state government was waiting to discuss the proposed George Town-Butterworth LRT link with both Anwar and Loke.

He said the proposed project would be an extension to the island’s LRT project, and connect the KTMB railway line from Butterworth to Bayan Lepas, state-owned Buletin Mutiara reported.
