New flyover opens at The Light Waterfront Penang
Getting to The Light Waterfront Penang just got easier. IJM Land Berhad, the developer behind the iconic waterfront development, has officially opened a new flyover that improves access and helps ease traffic heading towards George Town.
The one-way flyover gives motorists direct entry into The Light Waterfront, reducing congestion and improving traffic flow along one of Penang’s busiest stretches. Built under IJM Land’s broader plan to enhance infrastructure around the area, the project highlights the developer’s ongoing effort to support smoother mobility and connectivity across the city.
The existing bicycle lane in the area remains open, encouraging safer and greener ways to get around. Drivers are advised to follow speed limits and road signs during the adjustment period, while cyclists are reminded to stay alert and dismount at intersections for safety.
This new link follows the opening of another elevated road in July, connecting Jalan Tunku Kudin (Bayan Lepas-bound) directly to The Light Waterfront — a move that has already made travel from Green Lane more seamless.
Seri Delima assemblyman Connie Tan Hooi Peng praised the initiative, saying it has made the drive from Bayan Lepas smoother and helped ease congestion on one of Penang’s main routes.
“With each new connection, The Light Waterfront Penang is becoming a vibrant destination that continues to shape Penang’s evolving urban landscape,” she said.

So, my Mezzo definitely will shoot up to sky high & higher than PICC & Queens.
will be very noisy
@Minion
Where got noisy. Most of unit in The light facing Seaview million million. How noisy?
I got it already… You said PICC & Queens res noisy. Fully agreed because of congested traffic & racing at night.
Very noisy and impacted light and mezzo. zen is much more peaceful
true
@LL
Still prefer Queens waterfront seafront condo than Mezzo.
@Henneican
Mezzo will be the most happening place in island in very near future.
@millionaire
Yes!!! Better than Queens waterfront. Good for investment & own stay.
@millionaire
Agree The light city is a very happening place with all condo amenities infrastructure up in near future.
A very happening place doesn’t guarantee a good location for own stay. But off course good for investment.
I feel tire when start to think of need to use a U-turn near The Zen. Not sure how many round I need to drive if in & out daily. THE traffic is horrendous once farlim air itam by pass in on.
Anyway, it’s good for short stay Airbnb that’s why exism stepping in.
@Henneican
in a way, safe to say Zen is much better placed and much better than Mezzo.
@millionaire
I don’t know if most happening place or not.
But I guarantee is most congested & highest traffic flow bottleneck in Penang is The light city.
Everyone pay 1M to absorb more dust here? Everyday require to go for big U turn. Sorry. I better choose to stay & jam in Gurney. You are right very happening here. I saw a bayan lepas company just having company dinner here with all bus kilang fetching operator here taking photo.
@Hemsley
Is it neutral enough to say there will always be companies holding annual dinner very often?
@millionaire
Is it a neutral enough to say there willl always be going to Zen U turn very often?
Don’t get over excited to promote here. It’s not too late. You can promote after 10 years again after waiting all basic infrastructure is done & mature. Let the egg to grow turning into golden. If you spin too early, all will turn into rubbish. Example your expectations is a pavilion but would it turn into Prangim mall actually after 10 years? You wait for the mall to grow first because it take at least another 5 years to ensure the mall is mature enough to operate & stay competitive all time. So, be patient. Millionaire is all the road now & pretty common.
Just taking keys from Mezzo office, 5k deposit on renovation work.
All access doors using face recognition.
@Hemsley
You have your point. Conclusion is don’t Hau Lian!! Those people who same as me always need go to town for work & fetch kid definitely a disaster. I don’t care on The light happening or not.
If plan for own stay, we should prioritise the infrastructure that benefit to residents. Everyday need to use the Zen U turn sounds a bit silly to me. That’s one of main reason if withdraw my purchase from The light city project.
They keep on dragging to get it done indeed.
@millionaire
Great. It’s a normal trending & common now.
Even some old affordable house changed to face recognition already.
This is for better privacy & prevent Airbnb activities.
@Hemsley
Ready? Quite interesting. Can just name any one old affordable house using face recognition.
debate for what whether it worth 10 millions or 10 thousand, we all still will live the most 75 years in the world. why make life so difficult to debate non stop.
@Asas
Because some naive(or crazy to a certain point) ppl actually believe that whatever they say here will actually affect property buyers’ decision making!!:)))))))) It’s really super funny looking at these ppl.
@chuah
Yup. Some people really make life difficult. No buyers will affect by debating in here.
But be prepare to use the Zen u turn everyday if to go town. That’s fact whether you like it or not.
5 to 6km to drive out from the light to lotus in fact just need 500m.
Congratulations a very wise millionaire project solution.
Taman Bukit Erskine
@HenQi
You mean to say that in spite of all the flyovers flying here there in almost every direction, residents there still have to go all the way to Zen to make that U turn if going downtown? So brainless!
@chuah
You get the point now. That is happening since The light linear built until now still same. Another question on the farlim by pass as well all the way to The light city. Initially the plan was to flyover or at least a under tunnel to direct crossing to the opposite road on going 1st bridge or FTZ. But now it seems not happening. So, the traffic flow need to turn into udini square and u turn? I hope I’m wrong here.
I know some people will jump out and defend telling that the property price still appreciated. Who cares!
