The Golden Triangle

Relau, Sungai Ara/ 11 March 2011 Leave a comment

The Golden Triangle is strategically positioned in the middle of three essential locations – Sungai Ara, a bustling residential hub, Relau,  which is a natural green lung and Bayan Lepas, Penang’s vibrant international free-trade zone. Another distinctive advantage that the Golden Triangle enjoys is the vastness of green surroundings as it is located directly opposite 1.9 acres of open space.

It also enjoys the coveted position of being in a new growth area that gives residents a place to call home where they can retreat to while the commercial owners have the luxury of a ready catchment of potential customers. The Golden Triangle’s integrated two-in -one commercial/residential concept and social viability make it the perfect place to hangout not only for young adults but also for families as a whole.

No wonder they say all the FTZ people are katak dibawah tempurung. You expect rm600k apartment to be classified as high cost? Or medium-high cost? Then what about apartment in kelawei road and gurney should be classified? About about those in straits quay etc? You guys pay peanuts and expect to be look high class, really OMG.

maybe it was the price of the shoplots appreciated too high (good for investors) thus making the rental high? have to go there call the numbers on the banners……FYI, As of yesterday,…many banners pasted on the roller shutters of “almost” all the shoplots facing the afternoon sun location.

Now Penang everywhere is dense, if you are looking for places not dense, perhaps rural and undeveloped land only.
Dense is good, building a township, people tense because unforeseen the certainty. But be confirmed, Penang property market price will not go down so easily, at least all big developers will not allow to. So, buy now or regret later.
Property investment is looking at long term profits, you need to be able to hold the property. If you are looking only for short-term flip/ speculate, you will need to be more hardworking before O.C to look for subsale. We cant blame anyone when things doesn’t goes smooth as what we expected. We can only do our best to get what we want or deserve for it.

This sub sale only around 500k only, y spend more 100k go for phase 2? weird

TG Phase 2 after rebates/discount, price starts from ~450psf, but the advantage over TG1 is, very little downpayment required, and free SPA/Loan legal etc.

Also TG1 building plan is under medium cost, while TG2 building plan is under condominium class, building material like tiles, windows, balcony will be better compared to TG1. Even the contractor will be different than TG1 contractor which received lots of complaints on TG1 workmanship quality.

So investment wise, TG2 will be better, for own stay and don’t want to wait, TG1 is more suitable.

Unfortunately it won’t happen. It’s sad to say that if u buy a condo near industrial area, this will happen sooner or later……….especially during current over supply situation.

Seems like this is also happening to other condos around Relau/Sungai Ara area such as Sierra Residence and One Imperial, too many people buying to sell and rent out now find themselves in hot soup to due to soft market and intense competition. So they have no choice but to rent to any Tom, Dick & Harry

    GT Tenant :
I saw 5 bangladesh/nepalist in the lift with me last weekend. It seems that they are not contractor. Sad to see that the unit owner are desperate to rent out their unit and doesnt care who they rent to. Hopelly no more foreigner to move in in these days.

what to do, the market so bad now, I have been serving the interest for past 1 year without any single inquiry for my unit. I am really desperate to rent out to any bangla or indo or Middle east or parriah nigger as long I have rental collection to cover my payment.

What is the reason Golden Triangle cannot rent to bangla and nepalist? You guys think everyone buying for ownstay? Personally i know many people are buying to invest and I am one of them. Frankly speaking, i got plan to move in after completed(oc) however for the first few weeks i stayed in, already feel regretted and i have to enjoy the traffic condition. Now i moved out and let my agent handle it and he rented to bangla with 1 year contract. For those talked so much, can you help me to pay monthly installment? Or you hope that i left it empty there and paying installment for shadow to live in? If you cant afford to buy house, just dont buy, dont expect everyone are genuine buyer. The unit belongs to us, we are the decision maker, we can decide who to give or who dont. I did published my unit for sale at low price and none can close sale. So what can i do? Still keep it and paying installment blindly? Its up to us(owner) want to sell or rent unless you assist to pay. This is the worst condo i ever bought nearby bayan lepas area and sungai ara, relau really a shitty area. Should have do research previously before i purchased, want to rent to bangla also need your permission, what a lousy neighbours.

I am agree to have multi races to stay in a place. Not a good one if only one race monopolise and of course it’s not a healthy community. It is better to have international race. The good point is this place will be prospered. Everyone mixed together to make it happening places. To attract more and more people’s coming. Prosperity. Sure very ONG! Many people’s are hanging around. Business are doing very good. This place will come a live.

move out from GT if you feel loosing $ and paying interest. Nobody force you to buy and invest at GT.
Hope these kind of selfish investor (not own stay but just aim for high return) keep on losing losing losing losing…..not only at GT…..but all your investment.
