    actually quite a lot..
    lots youngster nowadays prefer to stay outside rather stay at own house. they are willing to share room , 5 to 6 person rent a unit with colleague and have a happy freedom life out there.
    that is why in my previous comment i say 1.2 k for kosong and 2k will be difficult if many other units rent out too.

    Actually something can be done, but not easy lah. Example, Gurney Park. It went all the way to court, and an out-of-court settlement had to be made.

    Then again, given a choice, why choose to go through such hassle? Just choose a apartment without foreign labour lor. Easy right?

    Actually agents nowadays prefer to rent landed for those foreign workers.. Juru heights, Siara 88… for 2 thousands can get more rooms and won’t kacau by committee..

    accodingly to bankers, the unit value is in the range of 550k to 650k depends on your layout and size. seem like dont worry for loan problem for the buyers. the info is fr Maybank and ocbc…

    Bankers also said Elit Height 1465sf value is at least 700K even before OC, but look at what happen now, 4 months after OC, even 680K also no buyers. Nowadays buyers look for BELOW market value when they have many options. This is buyer market now.

    If foreign workers start moving in, I think TGT value will sure go down. Imagine sharing the swimming pool and facilities with foreign workers….. hm…. The environment will not be nice. Buyers will not spend 550K-600K to choose a condo with full of foreign workers.

    Not really. Some buyer don’t care much one. They just want to rent out. In future only think about selling price matter.

    For current market condition, I do agreed that the RM500psf is reasonable.
    I do not think that we can get a unit at RM400psf.

    Somemore the unit is ready to view and sale.

    YOu can wait for the completion of SPicE. The price sure will up……if you have holding power.

    There are still many vacant units at surrounding area such as Idaman Iris etc… And I saw there are many low cost apartments around, like the idaman lavender2 etc… for foreigner labours, they are more likely to stay at those area, in stead of place like Golden Triangle

    Listed in property website….wait, serious buyer, ask for rebate during sub-sales. a 7% to 8% is fine. GT shld be selling at 480k for 1300 sqft….so, stay tuned, it might further rebated.

    400 per sft will be in the range of rumah mampu milik. You get a better location, do not need to register, and do not have to hold for 10 years.

    Oh yes please. Go ahead and rent to banglas! It’s been like that for many years in this area, all banglas, not surprising. I am sure the banglas will be very happy to enjoy the gym and pool. Oh maybe not the gym as they have been working out all the long during work lifting bricks. The pool would be nice, no need to shower, just jump straight into the pool after work! Wow! Bangla heaven!

    For your info, there will not be floor premium for gov affordable homes, and 1 car park comes with the unit FOC. And the best thing is, no risk of bangla invasion, because units cannot be rented out.

    There is a difference between low cost flats vs mampumilik homes. Mampumilik homes are priced above RM300k but below RM400k for ~70% of the units, while the rest are more than RM200k. This group of buyers are mostly young professionals, probably similar financial profile to D’Piazza buyers. So in terms of maintenance fees and collection, should not be a challenge. And the big plus is, no banglas or annoying student hostels.

    Indeed true…strong supply of foreign labour is coming in next year for many MNC. These foreigners needs a place to stay near those MNCs. TGT is definitely one good option. I cannot imagine those people utilizing those facilities in bulk… surely interesting.

    ABC :Why material cost keep rising? Cause there are demand, if there is no demand, no price will rise.

    First, you must see the CPI. Why increase? If the demand more than supply –> the price will increase. Too many people “chasing” for a same asset. Definely that asset will be expensive. Unless it is contolled by Government. Same as share speculation as well.

    Second, your basic salary increase annually? If yes, this is a cost to the compay. What can company do? –> increase selling price or reduce production cost.

    From my opinion, you should focus on how much you can earn or higher ROI instead of cost of investment. if the ROI is attractive, you should go for it.

    For average 1200sgft at Golden Triangle is selling at below 550K? While One Imperial and Gardens Ville at just 1100sgft is selling at above 630K?

    Is is because the purchase price during launch is cheaper or the Quality & Design are totally different?

    Or simply because Golden Triangle is different class & segment compared to other condos around that area?
