E&O can always top-up to avoid building low-cost apartment within Andaman Island, they can also buy land and build apartments at Teluk Kumbar also same like iconic group

This is not E&O’s style and there is no need to do that anyway. Look at Seri Tanjung Pinang, Super high-end landed, super condos, affordable condos, low cost flats, everything together, yet, I can say that this is the most sought after address by expats and the affluent.
The floor plans all look quite impressive. However the location within the centre of the island is questionable. What is it going to be facing? Chances of sea view being obscured is very high.

depends on unit facing. those facing stp will have unobstructed view (not seaview). some units facing phase 2 will have blocked view down the line.

The layout is actually very bad whereby you have to walk through a narrow hallway first before reaching the living room. And also the hallways leading to the bedrooms are oddly located near the main entrance. That definitely won’t give you a feeling of spaciousness. Nevertheless, I am sure there will be buyers, who get sucked in by their own imagination of how nice the place will be, but only to regret after OC.

Lume is good design of privacy layout as stated in Feng Shui.
Quaywest is more chapalang design. It’s giving a spacious feeling but is not good according to Feng Shui perspective.
That’s why developer gave private lift to cater cover this. Queens waterfront layout is like a low cost house even BMW also hardly to park stated by residence.
The cove & 1 Tanjung has the best layout.

This is actually a high class layout. There is an arrival area or foyer for guests / family members who can then quietly access the bedroom or the living room areas with privacy.

Actually not “high class” at all, in interior design & layout concepts, having unblocked straight line of sight to the bedrooms as your guests walk towards the living room is considered a big flaw, a low level mistake by the architect, or something that’s done only to maximize the number of units that can be squeezed onto one floor. A high class layout would look something like The Anton (Pulau Tikus). All rooms pushed to one side, accessible by hidden hallways out of sight from your guests. Host & guests are greeted by generous living and dining space the moment they walk in to the unit adding to the feel of spaciousness & luxury. I am not comparing Lume (RM2 mil onwards) to Anton (RM4 mil onwards) as they belong to different markets, but just illustrating what’s high & mid class (with a bad unit internal layout).

Quaywest is best in their landscaping design with spacious unit open concept kitchen.
