    I suggest you to buy The Cube in perak lane.
    That’s one of best affordable house in Penang now & price will appreciate highly. Even surrounding project 80k shoot up to 370k now. Some owner who stay in Gurney but still keen to buy in Perak lane as prime location.
    Twin is not good because extremely jam.
    Smell fishy as nearby wet market.

    Twinstar too high density. Price is not worth for what it is offering. if you look at the specs and price. You understand this is ripping off buyers. They use false gimmicks saying it is low density, but it is just divided by 2 towers. If you calculate the density, and the sqft, this price is way way too high. Almost impossible to appreciate in future because compare with other apartment/condo, this one has nothing to offer. simple math. But often time, people don’t want to spend effort to look into the numbers

    As for Twinstar vs The Cube debate.

    Twinstar

    Pro:
    1) Twinstar is more strategically located with multiple entry point. The accessibility will be vastly improved with the new connecting road. Enabling purchaser to access Jalan free school, thus avoiding the ever-congested Jln Perak and Van Pragh.

    2) The open unit and affordable unit price discrepancy is more acceptable ( Open Unit 538k – 550k vs affordable 448k – 488k), As the affordable unit is either placed at lowest 2 floors, low floor unit facing Desa Green directly or open land which is earmark for future development.

    3) Practical layout with no wastage in usable space like central resident huge balcony or Alton large foyer

    4) Mid density development

    Cons
    1) No proper guard house entry that most apartment at this price (500k or circa 600 persqft) had. Just a drop off point / lobby .

    2) Unremarkable previous track of record. Their previous project; The H20 and the Sun, the common corridor is lines with the cheaper 30cm x 30 cm tiles that makes it looks dated. And the toilet pipes are exposed like LMC houses, whereas Ideal property affordable for example, the piping is boxed up. The celling height of the car park is also very low, rudimentary facilities and unknown lift brand (The Sun is using China Brand called Lincoln =p). Hopefully for Twinstar, they could improve on this as this is common contact area.

    3) The pasar Malam site is a traffic choke point on every Friday night.

    As for Twinstar vs The Cube debate.

    The cube

    Pro:
    1) This project is more popular among buyers among the 2 new RM400-500k new launches. The PR of the company is way better than Twinstar. The developer staff in the office is very welcoming and patient to explain their project. In contrast, Twinstar is very short staff, and there are more of admin rather than salesperson. The agent they engage is lukewarm at best.

    2) Price wise Cube wins hands down. 540k for 1000 sqft ( RM540 persqft) vs Twinstar 550k for 900sqft ( 610per sqft). Cube is generally 10 to 15% cheaper for comparable configurations.

    3) Better perceived quality. Glass panel balcony, large 60cm x 60cm tiles in the house, properly boxed up piping and generally better finishing of their previous product which builds a lot of confident in them to deliver.

    4) Very close to government clinic and primary / secondary school

    Cons

    1) 5 stories of commercial is a major concern. If they perform badly, the placed will look like deserted area. But if it is doing too well, going to cause a parking nightmare for resident. Something like 2 stories commercial will be more pleasant and give more residential feel. Just personal preference.

    2) The immediate surrounding is still full of squatters and warehouses. A bit unsafe feeling at night.

    3) For the superstitious folks, the land is facing a T junction.

    The cons for the cube is major either you accept it or leave it.
    You couldn’t change anything since this is Fengshui. Surrounding environment is a main factor to degraded this project.
    Glass panel is not an advantage for this project as well.

    If one prefer Air Itam area, The Mandarin would be a good option. But at 500k, one have similar options in subsales market like All Season and Boulevard Condo. In Jelutong, the newer development is already hitting 700k like Central Residence. So it make sense for those who prefer Jelutong to look at Twinstar and The Cube. Subsales for newer unit in Jelutong Like Urban Suites, Artis 3, Grace Residence and Aspen already hitting 600k and above for comparable size.

    I believe Urban Suites shouldn’t be consideration since it’s more an Airbnb product. 700k is a normal market price now for new project. But speaking of Central residence still not sold out despite CCC & low dense.

    I feel something wrong with this project, developer overvalued the project. And buyers are not stupid.

    The cube, has never open to agent to sell for commission, no discount given. But almost sold out. Something is fishy…

    The 475k prices (After 13k discount) was meant for first time house buyer. Plus the unit is all at lowest floor or low floor unit facing the flat (below 20 floors). These are more difficult to sell units which is earmarked at lower price for 1st time house buyer. Likewise, The cube first time house buyer also buying it much lower than free market unit. This cross subsidizing happens in all affordable home projects now.

    Frankly, the houses in Jelutong, either Twinstar or The Cube is a bit overvalued due to limited supply in this area. For the same price, one could get better surrounding in Bayan Baru or Sg Ara area. Bt I guess Jelutong has its appeal as a centrally located area.

    Only lowest 3 floors in Tower selling with 1 CP @ 438k. The rest in block B is selling with 2 cp at 488k (U to level 18) and 499k (level 19 upwards). Thus mainly is selling near half a million mark. Bt the developer do not even provide a proper lobby for drop off point in block B. Only Block A have drop off point. Really stingy family owned developer

    @WC_ong: You mentioned that this project is overpriced. Personally, I don’t quite agree. Most affordable apartments are priced similarly, with only a small difference of a few thousand ringgit. For example, Twinstar is priced around RM550 to RM600 per square foot, which I believe is quite standard across Penang island.

    Developer Twin star is good in marketing & willing to invest.
    It’s really good to see at least developer put in some budget in here & definitely will give good quality home to purchaser.
    You can imagine if developer from The cube is reluctant even to put some effort in marketing what do you expect of finishing later? You can comment again after 3 years from now.

    @Hee Chan Quite unlikely, it is almost 4% of the sales price already. I truly believe the excellent agent should be properly compensated. However, 4% is not industry norm, especially new project in center of Penang. The norm is 1 to 2%, which I felt quite a fair rate for the hardworking agent. Quite frankly, there isn’t a lot of freehold new house in TL area below 600k. The cube, Foreshore and Twinstar sales well by itself as long as the past project isn’t too shabby.

    More like the developer is in panic mode losing to The Cube, and is willing to give part of their profit to agents to help sell low standard property. Ultimately, the money come from innocent buyers who aren’t aware of it

    Location of Twin is very strategy with all amelities available within walking distance. This is definitely a better location project than Perak lane. I live at apartment in behind of The Cube project. I choose move to perak road from perak lane.
