    Last time we always rush to the market as next project going to be more expensive. But now seems trend turn the other way.

    It is a great sign of bubble and developer are doing their job indirectly trying to cool down the property price, force the market price to come down. If burst, you die, they die, everybody die.

    A great news for those who is waiting for the price to come down. It is time to enter. But of course, you can’t expect the quality to be the same.

    Don’t get convinced too early by all these “affordable homes” hype. The developers might be making even more money by selling all these “affordable” homes. Why? Because (1) exemptions from building low cost homes (2) super high plot ratio for their development land, meaning building more units. (3) In the name of “affordable”, they can compromise on quality.

    Are these affordable homes built based on a given quality specifications given by the state?

    Are we going to loose in the end anyway because of congestion and pollution? because we need to build more roads to cater to the congestion?

    And Penangites will finally have to pay for all these infrastructure building by way of higher assessment rates and higher property prices (as developers always claim that high property prices in Penang is partly due to high gov compliance cost)?

    So in other words, everyone is chipping in to enrich the developers and those who enable the developers to build lots and lots of homes. :)

    But how do you know that quality won’t be the same ? Currently , houses are built using sand/cement bricks only …

    Brochures don’t mention the standard of PVC piping or electrical wiring

    They also don’t mention the tiles type or roof type

    They can charge 50% more of “quality” houses but pay 10% more for raw materials …. and you only find out after 10 years when problems come out … by then , too late liao

    Penang people is the most pathetic people among Malaysian. No affordable house, complain. Got affordable house also complain. Build in mainland “ulu” place complain. Build in Penang prime area also complain.

    Too high density. affordable house will spoilt tg bungah, as the traffic will be very congested. Tg Bungah only got 2 access from town. The traffic will be like sucks later, and the jalan lembah permai is not main road, and shouldn’t allowed for heavy traffic! Landslide occurred before when there is heavy rain and wind.
    Infra issue must be settle first before construction of the huge development including other affordable house in Tg Bungah and Tg Tokong.

    We see more often the affordable house/LMC build in Relau/Sg Ara area……

    Do not worry people. The developers are only announcing the affordable projects now, it will take years before they can deliver the homes (at least 10 years). They rush to announce due to marketing reasons.

    There will be more roads being built in the stretch from gurney to tanjung bunga to cater for all these anticipated additional traffic. You have to brace yourself for a lot of inconveniences during the road construction, and when the new roads are finally completed, you would have probably lost a big chunk of that elegant rustic feel that is so appealing to foreigners all these years within this coastal enclave.

    Good? Bad? You don’t have a choice anyway! Haha…your only choice would be at the next coming polls!

    BSG was having plans to build high-end condos but because of the slow sentiments in property market, they quickly changed their plans to build affordable housing. Did you see it’s 53 storeys? High density flats selling at a premium price!

    At 53 stories high, everyone going to work & school at the sometime = wait for 1 hr at top flr for the lift. This is affordable homes with many units per flr. Not luxury condo with 2, 4 or 6 units per flr n high rise!

    Try to take lift at Desa Green at only 17th stories high and experience the long waiting time and frustrating ride down or up.

    Lift stop at almost every flr during peak hours.

    I’m a businessman. Traffic congestion mean good business for me. But however, I never saw this scene at kelawai & pulau tikus anymore few years ago. Our Penang Government build divided at raja Uda n smoothen the traffic. According to “Feng Shui”, the road must contain “Ying” & “Yang” only it will Prosper. The divided have block the “Ying” n “Yang”, let’s see for few more years and I can 100% guaranteed u that u can easily find shop lot for rent at Raja Uda. I’m a PKR supporter as well.

    Pros & Cons:
    i-Santorini has a better location from one point of view, it is surrounded by Tesco, Strait Quay, Vantage Point, high class neighborhood… it has cooler design, more facilities, nearer to Gurney Drive and the sea, easy in-out (nearer to the main road), but it’s leasehold.
    Granito, on the other hand, it is better in the sense that the location is more quiet, not so happening, but it is KMs away from the main road. Especially during the rush hour you have to go through extra jam.

    Only one project I believe. Not sure if you can select which one, but from what I heard some developers are helping buyer to submit application to Komtar if you indicate your interests with them. Try call respective developers to ask.

    BSG do not use ballot system on this affordable house project 1st come 1st get basis i believe. But they also did sold out all the 30% open public units which some ideal units already selected.

    Hi,

    I got the offer letter too. The offer letter show maximum price is 300k but how come when I called to sales gallery,they said minimum price is 398k… 300k is just an indicative price and dont hv the package…

    398k looks likely same price with public units. Then What is the purpose for the affordable unit while affordable units still need to hold at least 5 years?

    Anyone can help me clarify? Thanks….

    in KOMTAR’s offer letter mention 300k. But when I call they (BSG) said no such thing 300k, minimum 398k (inclusive ‘upgrade’ package, 2 carparks, aircond, grill, some minor stuff, etc).

    Is that Granito really don’t have 300k basic package (for affordable housing) ?

    How much they selling for those 30% open-to-public quota? If they selling almost same price with affordable house quota, then what for we want to buy affordable house quota (tied to more stringent rules) ??

    At least IDEAL’s affordable housing they still offer 300k basic package…..this BSG really….

    For your information, minimum package for Granito is at RM 398,000.

    Even the minimum package comes with upgrade, like 2×2 tiles, Bathroom tiles, air-con, water heater…and it comes with 2 carparks.

    There is an optional package, which comes with 3 carparks, and of course you need to pay a high premium for that extra.

    Indeed, the affordable units will tied up for 5 years after O.C. Those units that open for public are not tied to this term, but it is much pricier compare to affordable unit. Heard that the price is around RM500k.

    Both tower have 49 floors. Level 1 to 11 are carpark, level 12 to 14 are facilities, level 15 to 49 are residential units.

    Block A consist of 17 units per floor with 6 lifts.

    Both tower have 49 floors. Level 1 to 11 are carpark, level 12 to 14 are facilities, level 15 to 48 are residential units, and level 49 are roof gardens.

    According to plan, there are three (3) entrances to the carpark, one is at the 1st floor, the other two will be at the middle floor. To ease the residents from go round and round in the carpark.

    I just got the update from the sales representative last week, they will add 1 more lift for Block A, and 2 more for Block B.

    I bought a unit as well, under affordable housing. 398k, 2 carparks, high floor, south facing, with stove, 2 water heater, 1 air-cond.

    398k is the lowest price according to them. corner units or seaview will cost another 20-30k more.

    i believe there are still a lot south/west facing units with 398k. Of course the seaview unit are all sapu by people because there are sell in the 30% public units. (with additional 30k premium).

    with this price tag they label it as affordable house therefore it really dont meant for poor or lower income people.

    If you buy affordable house don’t complain much, many people paying more than 500k at Relau or other place, for normal condominium around that area about 700k. You pay for what you deserved!

    In today’s market, you can get better value condos in Relau for sure. You have affordable homes being built in Relau as well. The main purpose of these affordable homes by the state (price higher than 300k) is really to “counter” the rising price of properties. The quality of these affordable condos are suppose to be as good as any normal condos, if not better. But then again, it wasn’t clear a few years back whether the state would go ahead with such policy.

    You will get as low as 4.45% p.a. at the banks below:
    1. Affin Bank
    2. UOB
    3. RHB
    4. Public Bank

    But it’s also subject to the risks underwriting. Bear in mind, different bank has different policy of underwriting. You may submit your application to all the banks above at the same time.

    CCRIS is a bank negara report , which include all your loan facility with whole malaysia bank ..
    all your loan will appear in the report. as told by the bank officer . i checked my CCRIS in BNM.

    I don’t think there is any bank that is able to accept the arrears. But you can restructure your study loan with PTPTN, and your CCRIS record will be cleared.

    Pengesahan Pemaju is from the developer.

    This is what I remember, when I was visiting the showroom months ago, the sales representative presented the packages to me this way. After your case, I think we really need to triple confirm with the developer before we sign the S&P agreement.

    By the way Samuel, are you a public buyer or a state-offered buyer?

    I have confirm with the developer, they have two (2) types of inventory list, as below:-

    1) Units facing mountain (facing South & facing West):
    – Wet kitchen cabinet with gas hob
    – 2 water heaters
    – 1 air-con
    – Grille door
    – 2×2 floor tiles
    – Toilets with full height wall tiles
    – Aluminium windows frame
    – 2 carparks / 3 carparks

    2) Units facing TAR College & facing the sea:
    – Wet kitchen cabinet with gas hob
    – 2 water heaters
    – 4 air-con
    – Grille door
    – 2×2 floor tiles
    – Toilets with full height wall tiles

    Yes, according to the list the developer office gave.
    – 1 air-con VS 4 air-con, and also,
    – Mountain view VS wider view (Seaview or TAR College view)

    Related to carparks some come with 2 tandem lots, some come with 2 side-by-side lots. And for 3 carparks unit, all come with 2 tandem lots with 1 extra beside.

    It’s best to visit the developer to confirm your inventory list before you sign the Sales & Purchase Agreement with the lawyer.

    You have to call the law firm to make an appointment with them. I believe you can find the contact number on the letter or the envelop itself. You are require to go to their office to sign the SPA.

    You are knocking on the door of my curiosity. Let’s find out…

    As we know, Level 12 to 14 (12B) are facility floors. We have a picture of 14 floor, consist of a triangular pool, along with a walking path, and a gym with full length glasses beside the pool. But this is not a detail site plan.

    And how about 12 floor and 13 (12A) floor? I have no idea… And let’s not forget about the roof garden, 49 floor. And also the structure model displayed at the showroom, there is a garden / landscape with jogging track located behind the building, sitting beside the mountain.

    Let’s ask, let’s find out, when will they come out with the facility site plan. Or will they not.

    Ya, that’s just all we have from them, when I request about the inventory list they also said no we can only inform verbally but you will have it when you sign snp. Why is that so? I’m kinda worried that they could simply change the plan in the future because t&c developer have the right. Did you guys know about recently Tri-pinnacle just changed their level 13 swimming pool to level 45 rooftop pool?
