    PJD will offer 7% return for this kind of service apartment. if not mistaken, last project wellesley residence have same offer for 1st 2 year.
    Owner can relax for next 2 year if purchase this BUT, is a kind of gamble on after 5 years ( 3 years contruct + 2 years run by PJD) market derseve this kind of price/rental or not.

    Do note that this is a commercial titled project. Hopefullly they keep building, over-supply over demand time we buyers will have better bargaining power…haha :)

    Used to rent out Sea View for 1.5k monthly for 1300 sqft. Sold last yr with decent profit RMXXXK. Of course last time the unit <RM200k. 400 – 450 psf is last 1-2 yrs southeast penang island price. What i could say renting there is good. Lot's of foreigner and college students.

    Unsure of that. But seems studio are more for college students. As PJD already scrap the college plan within Harbour Place, else it will be good for future rental. Reasons why Harbour Place is a better rental place within the mainland than in BM, SP, Mak Mandin, etc.

    1. Security concern. Condos quite limited in mainland and Harbour Place stand out most of them in terms of facility and security. Those undergrad prefer condos than landed.
    2. Easy access to Raja Uda. Food, Kopitiam, Restaurants, Saloon, etc.. within 5km.
    3. Close to ferry. Weekends can go Georgetown for shopping. Close to Penang Bridge. 10mins drive. 5mins if you don’t mind pay 50c toll.
    4. Close to Sunway Carnival…Shopping + GSC cinema. Prai Megamall for cheap cloths.
    5. Near Ferry easy access to banks… All local banks, Standard Chartered, HSBC.
    6. Potential development there… Penang Sentral…Future Fast Train…
    7. PJD top 30 Dev in Malaysia. Quality and finishing not bad not top like SP Setia, Mah Sing, IJM but definitely better than Tambun Indah, etc..
    8. I like the most there… near Ah Khoon Loh Mee.. Hahaha

    Just my 2 cents :)

    base on your 8 good points, i suggest PJD should sell the unit at RM500 psf, higher the selling price to avoid ‘property goreng’.

    Hi islander_ori,

    This is PJD’s usual trick (they have been using this trick since their 1st condo project in that area). They will guarantee rental for first couple of years (of which the cost has been factored into the selling price, something like DIBS). So, PJD could be renting out the units at rentals far below the 7%, but it doens’t matter coz the buyer pays for the 7% anyway…:)

    So you should look beyond the rental guarantee period. But for those who have missed out the property price boom boat in the last few years, and thinking that the trend would continue, they would normally come to the conclusion that even they get extremely lousy rental after the 7% guarantee period, the property would have appreciated another 100-200k by then (based on PAST TREND), so more gain than lost….!!…:)….Well, think again.

    just drop by to PJD sales office yesterday . Sales staff eventually informed that price is starting from RM240,000 onwards only. Just wonder whether this project is good for investment as i am first time buyer. Need further advise.

    tambun indah not a good reputation company, the quality & management also not up to standard, therefore the selling price cannot set same as PJD, IJM etc. However Tambun Indah still set high price for the project such as Straight Garden condo at Jelutong, almost 1 year plus still not finished selling the units.

    Fuyooh, tambun indah supporter here. Carry on your dream that Tambun Indah will one day will be a reputable developer. For tambun Indah, u will regret in buying their property with such a high price. The are using almost the low cost spec for all their project and will have no subsale value. People will jus run away, a very good example Juru Heights, seriously a failed project and failed devloper. Please dont compare apple with watermelon.

    PJD never sell partial or full furnished condo units, maybe new project will give surprise. Last 2 projects the studio size is 650sf, now become smaller to 550sf, after Woodsbury, i think for the future new project, the studio size will further reduce to 500 or 450sf.

    This is a golden opportunity to buy before the price going up again! Why? The Penang Sentral is coming, and will have transportation hub, shopping mall, hotels, residential all together, and certainly will bring up the value of the property at that location, mainly for Butterworth area. The undersea tunnel is coming too, and Penang Governor is supporting it.

    Well, Penang Island condominium is now at average RM500psf now, for 1000sf is well above RM500k; this has move a lot of buyers to well established town in mainland like Butterworth and Bukit Mertajam.

    state govt cakap pandai saja, Penang Sentral project almost propose 10 yrs plus, still not start construction; for sea tunnel project, wait for another 15 yrs lah. Property in Butterworth easily to hit RM500psf if reputation companies such as IJM, Mah Sing, PJD continue to launch new projects.

    Yes, you got the point, if those giant developer to continue launching new projects with RM550psf (like Relau Setia Sky Vista), or RM700psf till 1000psf at Southbay; then, B.W condo will sooner reach RM500psf. Now subsale price on Condo in good area like Putra Place Leasehold condo already at RM550psf; Bukit Jambul Indah Alpine Tower Condo already at RM500psf, also leasehold; very high density freehold condo like D-Piazza, and Idaman Iris also at RM500psf, what you expect for? Old apartment like N-Park and U-Garden also at RM500psf now!

    Conclusion:- by end of this year, a typical condo in Penang Island will at well above RM500psf; while new launch will well above RM550psf. So in mainland, averagely will be at RM400psf for location like B.W. (go and ask the BM City Mall price :))

    Cukai Tanah/ Pintu/ Water Bill/Electricity/ Telephone Bill will be higher then normal residential title.

    Advantages: U can convert become hotel that rental daily. No one will kacau u.
    Disadvantages: As stated above, sometime u may meet up some “Chicken” stay next door with u.

    Personal feeling the design very “Chin Chai”. Out look like low cost house standing front of Mega Mall, Pacific.
    Hope PJD will do something better looking of design since building outlook very important.
    Flat Flat design look like lady without better Body Shape, hard to sell.

    Better look for residential title project if u want to buy and stay.
    take the lesson from BM City Mall, I saiD: Is a fail project which i can see Now; even not yet build to 1st Floor.

    don’t worry, PJD is expert developer, they know how to promote & marketing the project, i trust their management, look at Sea view & Park view condos, the building maintenance still look great & new although more than 5 years, management is very important when buying condo/apt. Many condo projects look ugly & old after 3 years because of poor quality of paint, poor management etc.

    If have no activities as shopping mall or other development carry on nearby. It will be very high investment risk to buy service apartment on the location.
    Swiss Garden Hotel been talk more then 5 year and shopping mall also the same.
    Hopefully PJD staff will saw this forum and get some feed back to management.
    Want to share some idea= Straits Garden By Tambun Indah in Penang service apartment; wont be success even been sold all, let see after occupied OC for 5 years.

    from the PJD illustrated picture, there are 2 blocks of condo or office will be built on the site of Econsave in future, therefore i think Econsave will be ”gone” one day. Staff informed that a shop lots build in front or beneath condo, not shopping mall, no plan to buy Woodsbury, if wanna stay Harbour Place, i prefer Wellesley Residence or Sea View.

    this area will be the next Penang Sentral. However, it all depends on PJD. I think PJD is a big developer, so should be no problem to develop as per their master plan.

    I do agree if to buy this Woodsbury, might as well buy Wellesley Residences.

    As i know the Econsave is under short term rental renewal agreement with PJD.. heard Econsave thinks the rental is getting higher and might not renew their contract if the rental get too high for them to retain profit… If Econsave really is gone, hope they will get a more high class Anchor tenant to occupy as a Mall there….

    Econsave will be ‘gone’ one day, the land belongs to PJD will build condo in future. Just went to check the condo price launching today, the most expensive price psf in Butterworth, i,e, from RM410-RM430psf. For eg: 550sf (10th floor) is RM248k, 750sf (20th floor) is RM354k, 918sf (34th floor) is RM428k & 1250sf (11th floor) is RM538k. All the price before rebate of 8% + 3%, and 1 carpark. Additional carpark is RM18k.

    i went to launching event this morning, surprise the selling price hit new record of RM420-RM435psf in Butterworth, very nice buffet food provided, just ate the food & walked away, not worth to buy, prefer landed property in mainland.

    although behind woodsbury is not belong to PJD, but nobody knows who will develop in the future, currently is squatter houses. Don’t buy 550sf because the living room has no window, it is very dark & air cannot circulate.. (only bedroom got window).

    if u really like the location, only 918sf suitable to stay, but very expensive, RM400k plus. 750sf is good for stay & investment. However, i do not buy because i think the price of RM400++psf is high, developer selling future price.

    Went to see showhouse unit today, impress with the ID! The downside is the surrounding, full of atap house, but stay high level should be ok. The artist impression picture show greeny everywhere, when u go there u will disappointed, may be better when full develop by PJD.

    guys, please compare the actual floor plan & the show house plan you see it, their showhouse actually change alot of the plan (*so now you see it although only 500sqt but looks like 700sqt), pls confirm in future that u can change your plan that same with their showhouse internal plan. So, bravo to the ID team! Just my advice. :)

Respond of Tower B so so only, for those who buy 550sf & 750sf, treat it as hotel room because kitchen area no window, for 550sf, living room no window, owner need to turn on the light even daytime. Average price of Tower B is RM435psf, forn 550sf, the selling price is RM268k (after rebate), meanwhile for 750sf, about RM331k.

    Not too bad… the studio size with renovation show room look ok. Without window, owner can leave the main door open and the room door open, so adequate sunlight can reach the living room. If u stay high enough, so be ok to get more sunlight. Overall with the modern facility, the price tag is still ok for the studio type. Those who purchase earlier already gain some saving compare to tower B. Look good.

    Im not worried with container truck, my unit is high floor. Anyway Woodsbury is not immediate at the road side, there is a row of shops, inside road infront before the residential block. Worry me is those 550sf studio sales r poor, due to no window at the living room. How pjd is going to dispose those units in future. Worst off, they turn into office or hotel units then the residential subsale in future will be compromised due to privacy lost. Hope there is no people stupid enuf buy for invest

    The Hotel if not mistaken will be Swiss Garden by PJD together with the mix development of offices, Shopping Complexes and maybe some residential units. 550 studios sales might not be strong but I doubt they will change it back to commercial units.

    Ohh…Penang Sentral, the one they have been talking about for donkey years but still cannot realize mah. It will be the bus hub, like Pudu Bus Central mah!!…:))….You know Pudu Bus station in KL right??…..Hahahaha…..got a lot of bus jam and bus exhaust one leh! Again, jam and exhaust aside, you should know by now how much priority they put on this. It “started” before the 2nd link started, and still “starting” after the longest cross-sea bridge in SEA is completed!

    I heard they are awarding this project to their “best sub contractors”, “best” from bottom lah that is!…..Hahahahaha….

    Friend, wake up lah, this area is doomed. But PJD has no choice, because they already bought the land. So they just have to keep on “bullshitting” their way through, keep launching shitty stuff until they pass all the rotten eggs to water fish like you loh…..:)

    If this is your first property purchase, just treat it as a lesson loh. You still have many years to go (my guess), examine what you have done wrong, learn from it, you will do better next time. But if you refuse to face your mistake, you will then never learn, then same mistake will be made again.

    it may take some times to build penang sentral, but definitely it is not simple as pudu bus station. bus, ferry, railway train n future high speed rail will cross at this point. Currently there is ongoing project, high speed rail connecting sg to kl. look forward to phase 2 extend to butterworth and bangkok. This is one of my reason to buy WS bcoz I had a condo at KL just beside LRT. In future both my houses are connected to each other by train. May consider buy another house in JB or Bangkok in future xD

Just hop on the “amphibian supersonic ferry” at Penang ferry terminal, the ferry will take you from penang to butterworth, after which the amphibianic function would kick in, whereby the ferry will get on the train track, going at supersonic speed from penang to KL, switch track, then send you all the way to your KL doorsteps in 15 mins…..:)

    I dint mean lrt is direct to butterworth. Can always take lrt to kuala lumpur ktm train station. I dont like current ktm train. Just hope that high speed train sg-kl will extend to butterworth, it will be extra bonus. Im not investor. Even everything tak jadi, no HSR, penang sentral, i will be happy riding bicycle using old ferry, enjoy the breeze, riding at future island coast bicycle lane. It is a great pleasure to me =)

    To those still denying the fact that good projects or development by reputable developer is a good investment, I don’t know what to say. Look at Ocean View, launched 2009 @ RM250k for 1000 sq ft, now pricing at RM440k. RM360k is auction price, can just do propertyguru search, I’m not bluffing.

    Some might said bad about Penang Sentral, yes it is true Pudu is worse construction and KL Sentral is not that grand. But PakHaiLang, did you own any condo near that place?? You know how much is the price psf now?? Keep complaining about the stupid construction and live on with your dream. Only owners of good building keep making money.

    I am not promoting this project just because I am marketing for it. Even those who want to buy it thro the sales person there can go ahead. I just want to make a clear picture of what this project means and its potential in future. The rental of all the PJD condos are high. Don’t mark my words, just search the web and see.

    Yah, if you have tons of money can just invest in island anytime, but for those who is not so wealthy, can start it from here.

    Ha ha ….interesting !! Pros and Cons. The future is quite uncertain but the future look bright for those with holding power. Butterworth is my hometown and I happened to own my business right at that Jalan New Ferry. I have been there for more than 10 years. I seen it from good to bed. For many residents move away because of new developments than people started to move back into the new condo.
    One good thing is luckily PJD is a big company who have money to build and sustain a slow start but I see the future look bright in this area. It is a strategic location which is close proximity to all the areas. You want to get on the bridge or ferry is very convenient. You want to go to Raja Uda, Prai and Chai Leng park is also very close by. When the commercial phase is ready this place will be one of the prime area in Butterworth.
    With the current trend it seem like everyone invest in the property 3 years ago almost make a good profit for it is getting more and more expensive to own any kind of property. Butterworth will do good because of the higher property prices in Penang’s island and with the second link. The most important that will help Butterworth is the under sea tunnel for
    it will bring Butterworth to a new high. Imagine people come and go from Butterworth to Penang or the other way around like nothing. More people will move to Butterworth and that is good for economy and good for property value in Butterworth.

    this piece of harbor place development is a failure by PJD, PG sentral not coming up due to political issue, u want to wait for sea tunnel, ok u have to wait till 2025 (IF the tunnel really build)

    There is still some units un-sold by PJD (Parkview, seaview, ocean view) but these projects had been OC for many years….. from there u should smell something vy wrong when there is still un-sold units by developer after many yrs….

    Studio in this area?? come on….!! don’t put KL’s mindset in PG here…….This is Penang!!

    Current PJD condo is overpriced and small studio unit not suitable for investment. They never learn from previous mistake. Unsold unit always present nowadays due to investor or greedy developer. Some investor dont know subsale has limited market in butterworth area, but room can be easily rent out but wont get possitive gain. Dont underestimate future project plan, look at batu kawan 2nd bridge, in planning stage, property price there already raised, when the bridge complete, and ikea coming in, property price tag become crazy. Dont wait until 2nd link, penang sentral project confirm d only start to look for property at this area, will make u drop jaw in future seeing the new record price tag. By the way batu kawan current project price tag is unrealistic, expecting middle income and high income people to live there? Dont know whats going wrong with investor mind.

    Batu Kawan is basically developed by DNP Land. Yay, RM750k for semi D, and currently launched BM Mahkota services suites (wah, name so kampong) also RM3xxk and RM4xxk.

    Can jam everyday no matter where you drive from which area of island or BM, and can shop Jusco everyday with highly congested traffic. So nice because can waste the petrol money a lot since Alma people are rich.

    Yah coming also have Ikea, Turf club, stadium etc. Isn’t it nice can drive from Batu Kawan to island also via new bridge and jam at the Bayan Baru til the Georgetown if just happen you want to go to Gurney.

    Oh also like PakHaiLang said, so many trucks drives in drives out also. Plsssss, as though there is no trucks on the island (Bayan Baru especially) or Alma or Bukit Minyak.

    918 sft is 2 rooms and only comes with 1 car park. PJD is taking maximum profit from buyers, not a nice developer

    yea….poor layout with high price 450/sft juz becoz of upcoming penang central and undersea tunnel. felt like its more like hotel suites than a residential.

    Haha…forget about this lah. Might as well get a landed in Batu Kawan, the chances of getting Ikano/modern mall/Ikea/KDU/country club etc is significantly higher (in fact it’s already a certainty) compared to tunnel. And some more Penang Central for what? You want to live next to a big bus station is it? That’s what Penang Central is!!

    You can almost go no wrong with Batu Kawan….:)

    Well, I don’t know what island price you are talking about. Mostly well maintain condo on island is from RM650psf up. Summer Place (RM650psf), Bayswater (RM680psf). Even newly launched project you can see from the above.

    Yah you can get some cheap “condo” with “cheap” price and “cheap” environment. I strongly recommend the Relau Indah like the link above or Pinang Court. Just don’t compare apple with orange. Don’t give wrong impression to people that a >12 units per floor with 2 lifts condo is comparable to 8 units per floor with 4 lifts services suites.

    Please give some example what do you mean by “I buy Relau area new condo with similar size also same price nia….” I want to buy also, Please, any projects can recommend?

    Could you recommend some properties in island for me? I am a serious buyer. RM500k about 1,000sq ft. Well maintained condo, less than 5 year-old.
