Biggest mall in north to be built in Prai

GEORGE TOWN: PENANG-BASED developer Belleview Group is planning to build the largest shopping mall in the northern region in Prai on the mainland.

Its managing director, Datuk Sonny Ho, said the plans were still on the drawing board but construction work is expected to begin year end on a 6ha plot in Jalan Baru.

Without revealing the project’s gross development value (GDV), he said the proposed mall would be even larger than Mid Valley Megamall in Kuala Lumpur.

While Mid Valley measured 1.6 million sq ft (149,000 sq m) in nett space, the new mall in Prai would be some 100,000 sq ft larger, he said.

“This mall will have the biggest cinema complex in the country, offering 20 screens. The cinema operator has already confirmed the number of screens with us.

“The mall will also have the biggest departmental store and hypermarket.

“We are also going to build an ice-skating rink in the building,” he said, at a press conference here recently.

Also present were Belleview sales and marketing general manager Foo Yeok Heong and Belleview group retail and commercial division senior manager Lee Beng Beng.

Belleview is the developer behind the 1st Avenue Mall here and the ongoing Aman Central mall project in Alor Star, which is set to be the largest shopping complex in Kedah’s capital when the RM1 billion GDV project wraps up by Christmas next year.

Aman Central, an eight-storey mid-market mall in Lebuhraya  Darulaman, near the Alor Star Tower, will have 300 retail, food and beverage and family entertainment outlets covering over 760,000 sq ft (70,606 sq m) of space.

Ho said the Parkson Retail Group, Golden Screen Cinemas, Cosmic Bowl, WOW Karaoke Box, Brewball Sports Amusement Cafe and Holiday Planet were among the tenants who had committed to occupy the mall.

Belleview, he said, was also planning to build a new mall in Sungai Petani, Kedah, which would also be the largest shopping complex in the town.

The three  malls in Penang and Kedah are expected to be completed in the next 36 months.

Belleview also held several Chinese New Year launches for its Kulim Techno-City (KTC) Phase 4A2 and Phase 2A that featured semi-detached homes, bungalows and terrace houses; and the 27-storey Moulmein Rise luxury suite and retail gallery project in Pulau Tikus, Penang.

The company also opened its RM5 million branch office and sales gallery in Alor Star.

The sales gallery is exhibiting two show units of its RM200 million Amansuri Residences project, the first luxury condominium in Alor Star, with a floor size starting from 1,248 sq ft (115 sq m) per unit.

Belleview, Ho said, would also launch its RM70 million W Residence bungalow project in the middle of this year and complete its RM600 million All Seasons Park project in Bandar Baru Air Itam (Farlim) by year end.

    Another mall in perai???….. wonder what will happen to Megamall perai!!!! What is the need for another mall in prai area. Better build houses there since perai and seberang jaya area not much housing residential is coming up.

    Hi KC,

    I think this is a very good idea. We have plenty of land in mainland, we should have more development to make the place better to live in. Megamall is a different market. It’s like Komtar vs Gurney, each catering to a different market. After the mall, you would surely have more houses coming up, so don’t worry. Island property is becoming too expensive for the average people. You can’t neglect this group of people. They deserve something better other than megamall. I’d give a thumbs-up for this project!

    Where is the exactly location for the largest shopping mall? Their ONLY state plot in Jalan Baru. Did you know how long the Jalan Baru? Please share if anybody know it.

    Condomana, what are you talking about. Komtar vs Gurney? Are you from mainland??? Megamall and new mall from Belleview is both located at Jalan Baru which is only 1km separated each other. Please do not mislead others with your false information..

    Where is New Bob Tower? As I know, NB Tower is at Jalan Bagan Luar, Butterworth.
    Any New Bob Tower along Jalan Baru? Or are you saying they are going to relocate the New Bob Tower here?
    Is there even enough land in front of Megamall to build a long shape mall?

    It is definitely a brilliant idea to have one spectacular and outstanding mall on Penang mainland, to attract more subsequent development at it’s peripheral, rather than travelling to Penang Island to shop or entertainment in the mall like Gurney Plaza/Paragon and Queensbay. In fact, Penang Island also has Megamall quality like Komtar, Midlands One Stop, Bukit Jambul Mall……

    this is good news… so that people dunnit to rush to island to shopping… but how to maintain its quality is one thing to consider. hopefully dun end up like megamall… like sunway carnival is doing great now…

    Are u sure this is the actual site? It looks small for a mall with larger than Mid Valley size… furthermore that area is restricted by power lines around.

    There might be two possibility, one as mentioned by 100 and another one will be located next to the UDA project which called Frontier. There is only left 2 large piece of land which front to the main road of Jalan Baru.

    You can refer EMF to radiation.(A complex investigation about high tension
    power lines was published in the ASEA-ATOM Engineering Journal POWER
    (November 1987). However, the whole investigation was centered on
    electromagnetic radiation.)

    All electric current will produce electromagnetic wave (radiation), but it’s not proven harmful to human health.

    anyway, what i know is that i have been living near this high tension cables long ago. the condo that i am staying in now in island, there is a HT cable laying under the road side. dunno 100+ kV. seems like no way to avoid this in our urban life…

    to High-tension power lines, nobody is going to stop you.
    Energy that is emitted from high tension power lines is way above that of

    Whether radiation or not, if you have a choice, why choose to live under these cable structures….:) It’s all about risk and reward. It is risky to take a flight, but the joy(reward) of visiting a foreign land outweighs the risks. It is risky to invest in stocks, but the potential returns (reward) outweighs the risks. It is risky to stay under the HT cables, and the reward is……….??????

    I think you mean that underground cables do emit electric field but it’s easily shielded by stones/concrete above it, right?

    For its magnetic field, surely there are ways to reduce it, but does our country do this?
