bumi putra can’t affort 700k condo la, some more only 1000sf. they can build their own bangalow on government given land for free, at mainland kampung area. so, all non-bumi to be the water fish to buy this condo, government earn the tax, while developer earn money, that enough profit margin for them to build highway for free to government. IJM suck all these money from the rich, then do it for social responsibility. so, those rich man and women, go buy IJM properties.

we need more developer like IJM, can grab money from rich man, then build more facility to the public. at least, those poor live at LMC can still use the facility from IJM like the coastal highway.

The Penang World Convention Centre will be built in front of it. Not sure it is good or bad to Vertiq.

  39. aaaa
    July 8th, 2013 at 07:21 | #39

you can check from the light master plan. the convention center will actually makesure that vertiq still have seaview. the building only a few storeys high.

  40. aaaa
    July 8th, 2013 at 07:29 | #40

another thing is that, since the convention center is low, vertiq residents can view iconic building a floating cultural theatre. You will have another view which is similar to city view.

  41. Househunter
    July 9th, 2013 at 21:27 | #41

Like viewing Sdyney Opera house! Besides the convention centre, there will be 4 blocks of medium high office buildings as well but won’t the seaview since Vertiq located on higher ground.

  42. aaaa
    July 9th, 2013 at 23:31 | #42

yup, medium floor vertiq is equivalent to high floor for bayswater due to the higher ground.. level 22 for vertiq already higher than bayswater ‘s rooftop..

most of the units for vertiq will have seaview, pool view, bridge view and the light phase2 view… and the light phase 2 area will be very nice if u look at its masterplan

    July 10th, 2013 at 07:34 | #43

How abt Pearl Regency View? Won’t it block part of the view since? Pearl Regency would have nicer sea view i guess.

  44. Solaris
    July 10th, 2013 at 10:13 | #44

This is one of the worst IJM project. Left side blocked by Pearl Regency & Menara IJM, right side blocked by Platino & Bayswater. Front will be blocked by 2 office blocks. The design is ugly like bird cage with dull colour. Location & traffic is sucked with so many high density high rises around that small plot of land.

  45. Buyer
    July 10th, 2013 at 10:59 | #45

    @Solaris

The Spring not the worst? Just next to rubbish dump..

  46. aaaa
    July 10th, 2013 at 14:20 | #46

yes, vertiq will not have 180 deg angle seaview… ijm already showed this in their presentation… but vertiq will have certain angle of seaview even after the light phase 2 completed…

@solaris, i think the design is ok, it will be diff from pearl regency design… agree with u on the colour. on the location i think everybody agree that area is a prime location and access is excellent… later ijm plan to build flyover from the light to caltex… and the light phase 2 is really nice development…. shopping mall will be better than gurney plaza and queensbay

  47. CK
    July 15th, 2013 at 18:42 | #47

for vertiq above 22 floor will not block by either bayswater or the light project. current selling price is around 800/sqft. anyone interested pls let me know.

I was wonder Vertiq is selling with 850k at 1080sqf condo. This condo is block by pearl regency..platino..bayswater. So high the price… and the density at that area is rather high. So many condo surrounding and traffic must be jam after that. Everyday 6pm started.Jam at greenlane to tenku kudin….

  49. aaaa
    July 15th, 2013 at 22:23 | #49

how do you know the selling price is 800/sft… i dont think it is that high at the moment… bayswater still selling less than 700/sft

  50. aaaa
    July 15th, 2013 at 22:45 | #50

    @Kenny
adding another 506 units (vertiq+ pearl regency) should be ok in my opinion… current traffic from ftz still manageable around that area… as for the view, if u are expecting full 180 deg seaview, then it will be blocked by the other condos.. but if u ok with certain angle of seaview then the mentioned condos will not block vertiq view… and if ur unit higher than level 22 u already higher than bayswater…

  51. Househunter
    July 17th, 2013 at 22:23 | #51

Do you think that PWC which selling min rm750/sqft w no seaview, on reclaimed land yet sold out is any better than Vertiq? For Vertiq, the potential is there, with the upcoming commercial lots from Pearl Regency n Light project (when fully fulfilled in 10yrs ;)).

  52. ttl
    July 18th, 2013 at 09:45 | #52

heard that coffee bean confirmed will occupy Pearl Regency commercial lot.

The light commercial project will be a big push factor for Vertiq. Convention center expected to be completed by 2017. Heard also shopping mall and hotel will be announced next year. Vertiq VP is mid 2015, so I think upon VP, we should see some activities on the convention center, shopping mall and hotel already.

heard that they will build connecting bridge from pearl regency to tesco. nice! so we have connecting bridge from vertiq to pearl regency and pearl regency to tesco

What I heard is different ?
I heard they will built a fly over from Vertiq straight to Penang Bridge, easy for those working in mainland to commute.

Residents from nearby Platino, Pearl Regency, Bayswater will be given special access pass to enter Vertiq, to use the fly over. Sounds weird? Well, I think not bad actually 😀

  71. aaaa
    September 13th, 2013 at 00:30 | #71

    @Hikato
never heard about that and it does sounds weird. i only heard that there will be a flyover from the light area to caltex just before e-gate. ijm already apply for this but can not get the approval yet as the traffic from the light area not enough to support the application at the moment.

the connecting bridge that i am talking about is from building to building. u can walk from pearl regency building to tesco. just like the one from vertiq to pearl regency. the idea is to make pearl regency commercial lots as part of tesco. current setup for pearl regency commercial lots look isolated. so i think that is a good idea.

my personal opinion shud be ~700psf… bayswater 1174 sft unit asking price >830K (~700 psf).. take note that this is asking price. since vertiq is a new condo with better specs than bayswater, i think ~700 psf is reasonable for vertiq at the moment..

  86. passby
    October 22nd, 2013 at 11:45 | #86

I like your comment @acro, vertiq/pearl regency should be ~750-780 psf now and as usual case will increase a bit with OC, and in the future, potentially can go to 900-1000psf no prob with the light development and link road.

  87. acro

    October 22nd, 2013 at 14:16 | #88

Taking a furnished unit with a new unit to compare, is like comparing apple to orange. Why not compare platino original unit with vertiq price?

@passby, just because you are a vertiq buyer, of course you like all the positive comments. Plain captain obvious.

  89. acro
    October 22nd, 2013 at 14:30 | #89

    @JT

furnish can be offset with better facilities and new building for vertiq.

the smallest unit for platino (1076 sft) is asking close to 1 mil already. But shud not compare with platino because platino is in diff class (higher). And, could not compare psf price against platino because platino units are much bigger (2x), therefore psf price will be lower.

  90. passby
    October 22nd, 2013 at 14:39 | #90

seems like quite hard for me to understand what do you want actually. I thought your concern is “area congested”. As I mentioned before, the other factors like freehold, superb access, conveniences, the light waterfront commercial, etc is more important (at least for me) than too many buildings. These factors enough for me to choose this project. Plus, personally I don’t feel that the area around tesco is too congested.

Why shock comparing with The Uban ? Why can’t compare ? Is it because not

  139. acro
    November 10th, 2013 at 22:27 | #139

what I mean is that, in general bigger unit will have lower psf price compare to smaller unit. This is standard.

Secondly is the absolute price… e.g
for 2000 sft unit selling at 500 psf= rm1 mil
    for 1000 sft unit selling at 750 psf= rm750k
not many people can afford 1 mil even though psf is lower

After the Ayer Itam bypass Gurney-Weld Quey bypass and 3rd phase of Jelutong Express completed, ti will be even better. All condos will be affected after completion in that small area of Tesco. Gone
are the days where this area could be considered for own stay. Only hope
those with bad eye-sights and no knowledge on the effects of the TNB’s
    station will buy.

50% bought for own stay translates to 50% occupancy rate within a year, not too bad.

Why are my comments on EMF and TNB station deleted ? Is it to hide the truth
from the public ? Give the owners the chance of defending which researchs have
shown that the effects of prolong exposure to EMF is very real.

The problem is, no body wants to rent lah. Most tenant in that area after staying one year only (some 6 months) already looking for somewhere else to move to. Too noisy, dusty and some already developing brain migraine.

Copied from http://www.public.health.wa.gov.au/cproot/1372/2/Powerlines_Electromagnetic_Fields_and_Health.pdf-“Each power line runs along a corridor of land called an easement. The width of the easement is determined by a number of factors, including the electrical load on the line. The widest easements, naturally, are given to the lines with the highest loads e.g. an easement width of 60 metres is typical for 330kV lines.
Public access to an easement is permitted, but building and long-term occupation are not. At the edge of an easement, the EMFs are appreciably lower than they are in the centre. The WHO limits are not exceeded anywhere within easements; the EMFs outside easements are consequently well below these limits.”

So 60 m should be the safe distance.

“Why should anybody consider buying in this area and what do you get
living in this congested location ?” @ Truth

Now that the people are aware of the EMF ( Electromagnetic fields )by TNB
station pose a threat to human health and congested with buildings, this
area is not considered a good location and will depreciate in value.

tnb was there when bayswater completed… and people already diacussed about it… again, are u sure emf is a threat? we are talking about power station with 400 megawatt using natural gas… not a high voltage transmission line…

everytime i drive around that area, i dont see any jam… adding another 500 units shud not hv much diff

Yup, wonder what is the reason TNB related comments got deleted.
No matter what the reason is, the truth will be the truth and deleting comments will not hinder the truth from getting out to others. We have our network of acquintance and this truth will spread..

i read a journal and articles regarding electromagnetic field around power plant.. there is no firm conclusion this emf affecting health… just google and read it… btw do not confuse power plant with transmission line

Please accept my apologies for deleting some of the comments. Comments deleted are related to long debate among few individuals on electromagnetic, EMF emission and TNB. It’s ok to discuss about it but let’s not flood the comments with the same topic as I believe others may have opinion on this project from a different aspect.
